Situation

Normanton is a small village and civil parish on the eastern shore of Rutland Water. Normanton
Hall, no longer standing, was a seat of the Earls of Ancaster and an important centre of their
estates. Normanton itself lies between two ever popular villages, being Edith Weston and
Empingham, which offer a variety of local amenities. Both these villages comprise a mixture of
houses and cottages many of which are listed for architectural or historic reasons. Amenities in
Edith Weston include a public house, shop, primary school, and church whilst Empingham also
has a medical centre in addition.

Rutland Water is an internationally famous nature reserve managed in partnership with Anglian
Water and the Leicestershire & Rutland Wildlife Trust. This lifestyle location offers a superb range
of recreational facilities including nature walks, sailing, fishing, cycle routes and activity centres.

Across the Water from Normanton, the Barnsdale Country Club offers further leisure facilities,
including swimming pool, gym and tennis club, whilst there are also several golf courses nearby,
including at Manton and Luffenham Heath, Burghley and Greetham Valley.

The nearby market towns of Oakham, Uppingham and Stamford offer
weekly street markets together with a good range of shopping and
recreational facilities and each has a highly regarded public school as well
as a variety of other state educational options for children of all ages. The
A1 is easily accessible; situated some 6 miles to the East. Peterborough, 20
miles to the south east, offers a high speed rail link to London King’s Cross
with a publicised journey time of approximately 50 minutes.

Description

Normanton Park House sits within the walls of the once kitchen gardens to
Normanton Hall with the stable block to the Hall, now forming the adjacent
but unobtrusive, hotel. The house is not easily seen from outside its
protective boundaries and as such, quite what a special property is
available, is only seen once through the double gates at the drive.
Normanton Park House was designed and created by the current owners
to incorporate some original buildings dating back to the 18th century as
well as a significant element of new build completed approximately
15years ago. On approach, the driveway sits tight to the southern
boundary, finishing at the side of the house at an area of ample parking,
with turning circle.

On entering the property through the front door, it is difficult not to glimpse
the stunning vista of Rutland Water available from many of the windows
in the house. The Reception Hall leads freely on into the expansive modern
Kitchen Dining Room which enjoys floor to ceiling glass windows and doors

bettered from the west facing terrace accessed from this very private space.





OUTSIDE

The beautiful grounds and gardens at Normanton Park House, are mainly
lawned with mature trees, hedges and shrubs perfectly describing
individual spaces within the whole. The driveway is neatly located to the
side of the plot and on approach, the expansive parking area to the side
of the house, affords a first glimpse of the water beyond. The Garden walls
are of sufficient height to afford considerable privacy and security and are
adorned with various fruit trees which offer colour and interest throughout
the year. The property enjoys a slightly elevated position on the south
easterly side of Rutland Water which ensures the setting sun bathes the
gardens and grounds for most of the day. There is a useful array of
outbuildings forming a garden store which could equally be a single
garage, a further two stores and a workshop.

Mains water, electricity and drainage are connected. Central heating via
ground source heat exchange with solar panels in addition. None of the
services have been tested by the agents.

approximately 5 miles and before Empingham Village, turn left signed for
Edith Weston. After Approximately one mile turn right at the Normanton
Park Hotel and after approximately 75yards, the entrance to Normanton
Park House is on your right-hand side, behind a wooden gate. From
Empingham, please head towards Stamford on the A606 and on leaving
the village at the top of the hill, turn right signed for Edith Weston and
follow the directions above.
