Situation

Dovecote Farm is located around the corner from Southey Woods on the outskirts of the beautiful hamlet
of Upton. Southey Woods was once part of the Royal Forest of Rockingham, parts of which are described
as “ancient woodland”.

The nearby villages of, Ufford, Wansford and Helpston offer excellent amenities with restaurants, farm
shops and local shops and surgeries all nearby. The Georgian market town of Stamford is a mere 8.5
miles away and just 7.5 miles is the Cathedral City of Peterborough, the latter offering a high-speed rail
link to London, King’s Cross.

The area has excellent state and private schooling in Stamford, Peterborough, Oakham, Uppingham,
Oundle and Witham on the Hill.

Leisure pursuits are well catered for including golf at Burghley Park, Luffenham Heath and Greetham
Valley. Rutland Water with its nature reserve, sailing, water sports, cycling and trout fishing is some 14.5
miles away.

Upton is brilliantly located near to key transport links. The A1 access North and South is 3 miles away
and the A47 is situated just 2 miles south..

The Property

A delightful conversion and extension of a late 1700’s barn, Dovecote Farm occupies a
unique location in the countryside. Set in over 3 acres of attractive grounds, surrounded by
undulating farm fields and with a wonderful backdrop to the north aspect of Southy Woods.
Built in local dressed stone with Collyweston type slate roof, both the impeccable Guest
Cottage and the main house blend sympathetically with the original Grade II listed
Dovecote (1797) - the properties namesake.

GROUND FLOOR

FIRST FLOOR

The staircase leads up to a galleried landing offering far reaching views across the grounds
of the property and beyond.

To the right is a hallway with a large storage cupboard and airing cupboard. From the

bathrooms complete with bath and overhead shower.

Beyond this is the stunning Principal bedroom with vaulted and beamed ceiling and views

The Cottage

OUTSIDE

A long, gravelled driveway, through electric gates, leads to Dovecote Farm with plenty of parking
space and turning areas both to the front and the rear of the property.

The vast gardens are delightfully partitioned into various sections and all securely enclosed with
hedging and fencing. A large proportion of the grounds are laid to lawn with an array of mature
specimen trees and shrubbery.

The lawn sweeps around to the north east corner where there is a picturesque pond complete
with island and bridge. Ancient willow trees surround the peaceful wildlife pond which is fed by
rainwater run-off from the surrounding land.

Towards the Dovecote lies an orchard with many and varied fruit trees, including apple, pear,
greengage, plum and fig. Meandering through the orchard, a well-established allotment can be

charming Victorian Villa greenhouse by Hartley Botanic with automatic roof vents, heated lamps

The Grade II listed Dovecote is a stunning original building dating back to 1797 with the date
plaque above the door and all original alcoves in excellent condition. Entering through a low
doorway, the vaulted ceiling and alcoves make for unique period features. Externally the Dovecote
is softened with climbing roses and wisteria, and between the Dovecote and the main house is a
manicured formal garden comprising of low box hedging, lavender hedging and pathways leading
back to the east lawns and the rose arbour.

The courtyard gardens enveloping the main house and cottage provide several welcoming seating
areas with mature beds bursting with seasonal plants and shrubs, including many roses. Formal
yew hedging lines the perimeter of the paths and leads to a peaceful, secluded dining area by an
ornamental pond with a waterfall feature, bookended by two acers and surrounded by mature
borders and climbing roses.

Progressing around to the front of the property, the Reception Hall and Drawing Room are
beautifully framed by fragrant and abundantly flowering mature wisteria. The Drawing Room
French double doors lead out onto a delightful terrace with views across the lawns.

Nestled in the south west corner of the grounds, is Dovecote Farms very own cosy and quirky
bespoke Bar/Garden Room with a decked seating area overlooking the frontage of the house and
gardens. With running water, electricity, wifi and a WC this is another area ideal for entertaining.
