NC High Country Real Estate Results

After last year's record-breaking volume, our NC Mountain market remains strong
with a 9.3% volume gain, driven by modest price increases.

GROWTH AREAS:

Blowing Rock continues to be the standout town in this area, with a 36%
increase in homes sold and an even larger increase in volume from sales at
higher price points.
The luxury market (homes $750K and above) is off to a stronger start in the
first half of the year and is a driver of market growth. There continues to
be a huge inventory in the luxury segment, making this area attractive for
high end buyers.
There has been a surprising uptick in Condo sales in 2017, with the number

of condos sold increasing by 34.5%. Currently there is very little inventory
of student condos around the Appalachian State University area.

INVENTORY: As a primarily second home/resort area without large industry, we
are not facing the chronic inventory shortages seen throughout most US
markets. This gives buyers a little 'breathing room' in making plans to visit
homes. However, homes in key desirable segments (e.g. mountain homes with
big views under $450K) are moving quickly, sometimes with multiple offers.

From a seller's standpoint, pricing right from the beginning is key to having your
home considered by increasingly savvy buyers. Because there is a larger
inventory, having a compelling listing with excellent photography showing off all
attributes of the home is very important. The biggest complaint I continue to
hear is that the photography either prevented them from seriously considering
the home or that it did not adequately 'describe' the home.

High Gravity Adventures

High Gravity Adventures is an aerial adventure park with a high ropes course, a Three-
Person Giant Swing, and in summer 2017 a zip line canopy tour with a 70 ft free-fall.
The aerial courses (one geared towards younger children and one geared towards adults
and young adults) have over 75 aerial elements that guests will climb, balance, and
swing through from heights of 15 to 50 feet.

Linville Caverns

NC's only show caverns, just down the road from the famous Linville Falls. Entertaining
and informative guided tours take visitors along a level walk to see "inside" Humpback
Mountain. Affordable family fun that features amazing mineral color, unique formations,
an underground stream with native trout, the "Bottomless Pool" and a peek into total
darkness.

Tweetsie Railroad Even in today's high-tech world, there's still a
place for old-fashioned fun. As the Carolinas'
Mountains. original family theme park, Tweetsie Railroad is
a unique attraction that allows children and
families to explore their imaginations and a
whole lot more. Tweetsie has amusement rides
for all ages and live entertainment throughout
the park. Hop aboard our historic steam
locomotive for a fun-filled 3-mile Wild West
journey through the scenic Blue Ridge

The Blowing Rock

The Blowing Rock is an immense cliff 4,000 feet above sea level, overhanging Johns
River Gorge 3,000 feet below. The phenomenon is so called because the rocky walls of
the gorge form a flume through which the northwest wind sweeps with such force that it
returns light objects cast over the void.

Singing on the Mountain, Linville - June 26
The "Singing" is a day-long gathering held outdoors in MacRae Meadows at the base
of Grandfather Mountain. Music begins at 8:30 a.m. and continues throughout the
day, with a break around 1 p.m. for the sermon. Many families bring lawn chairs
and picnics and make a day of seeing old friends and enjoying performances by
top Southern gospel groups.

Grandfather Mountain Highland Games, Linville - July 6-9
The 62nd Annual Grandfather Mountain Highland Games and gathering of the
Scottish clans feature Scottish athletes, dances, bagpipe parades, Celtic music
and food and craft vendors. The games are held at the base of Grandfather
Mountain in Linville, North Carolina.

Appalachian Summer Festival, Boone - Month of July
Presented by Appalachian State University's Office of Arts & Cultural Programs,
this renowned annual celebration of the performing and visual arts is held every
July in venues across the university campus, and features a diverse mix of music,
dance, theatre, visual arts and film programming.

Christmas in July, West Jefferson- July 1
The festival features many Christmas crafts, a tree baling competition...and a
chance to visit with Santa Claus. Some people say it is never too early to start
your Christmas shopping! This festival truly has something for everyone. There
is plenty to entertain kids, including street performers, a giant puppet parade and
children's activities.

Symphony by the Lake, Blowing Rock - July 28

Experience a moving performance by the
Symphony of the Mountains, at what many
consider to be the 'event of the year'.
Take your seat on the grass by Chetola
Lake, under the evening sky. Bring a
picnic to enjoy with friends and family, or
purchase meals from caterers at the
event. The performance ends with a
spectacular fireworks show.
