Unit 1202 - Water leak stains: No active leak, maintenance painted ceiling. Unit 5503 - Toilet leak: This affected Unit 5305's 2nd floor ceiling. Necessary repairs completed.

The largest variance being residents who were less than 30 days delinquent. For this category, there was a decrease of 90% from $40,793 to $4,209. Balances over 30 and 60 days continue to be attributed to the special assessments. D. The management office contacted a total of 42 unit owners in October. DELINQUENCY REPORT

BEACH & BAR GRILL REPORT 10/1/2025-10/31/2025 Overall, the restaurant experienced low business levels in all areas throughout the entire month due to the bad weather that occurred for most of the month. This month the restaurant continued to provide the special menu on a weekly basis for the residents to enjoy. Mid-way through the month the special menu added on a complimentary wine for every special and the addition of the wines have received great feedback from the residents. This month the restaurant hosted one event which was on October 22nd for a special Brunch for the residents. The brunch was from 10am to 2pm and the menu accompanied the regular and special menu until the end of the event. F&B OPERATIONAL UPDATE
Service Providers The Front Desk Team is keeping track of failures or issues within our elevators, security access control, and fire panel error codes using 3 Shared Excel Files. Furthermore, new Excel Spreadsheets have been created by the Operations Manager to ensure better communication and tracking system.
