choosing to call The Waters home.

WELCOME TO THE WATERS
A wink of sun through the trees. The far off song of a heron. This is life at The Waters, a
forever kind of place where beauty is your next-door neighbor and the lake a close friend.
And where everybody waves at everybody else – just because. Yet, you are in the heart of
modern Alabama. The anchor community for the fastest growing municipality in Alabama.
A place where business and industry are expanding and growing all around you. A place
where the state’s first true community school in decades is a reality.
The Waters is a special sort of project in the heart of all this activity. It’s where real estate in
Pike Road, Alabama, and the Montgomery area are defined by beautifully crafted homes. And
where the outdoors surround you with the most up-to-date amenities and latest features. Life
at The Waters is where the porches are deep, where children can be children and dogs can be
dogs. It’s where family dreams and new homes take on a unique character, charm and quality
of life. It’s where you need to visit and buy, and discover a better way of life.
The Waters is a community that creates a sense of place with extensive amenities and a
rewarding lifestyle filled with family and friends, recreation and relaxation, comfort and con-
venience. With the natural beauty of lakes, parks and hundreds of acres of green space, you
forget you are at the center of Alabama’s fastest growing community.
Simply, the Waters offers the best of all worlds setting a new standard for living in
central Alabama.
3
THE HISTORY
The Waters began with a grand vision and today has become a
beautiful reality for hundreds of families that call the community home.
The 500 acre community is built around the 200 acre manmade Lake
Cameron, the largest lake in Montgomery County.
Work on The Waters began in the mid-2000s in an area of
Montgomery County that was, at the time, considered rural. From
a place making perspective, The Waters gets everything right. It saves
a large percentage of its total acreage for public use and boasts an
impressive list of amenities. Growth was strong in the first few years of
the development, but like many real estate projects The Waters was hit
hard during the financial housing downturn around 2008. At that time,
the original development team withdrew their interest in the property
ARK Real Estate Strategies, LLC (ARK) purchased The Waters in the
Spring of 2010. The Waters is now one of the top selling new home
communities in the region. The Waters is currently experiencing
unprecedented growth and was recently named
The Best New Home Community in the River Region.
4
THE TEAM
The ARK team is made up of some of the country’s leading real estate,
development and investment professionals including Tommy Brigham,
current founder of ARC Realty and co-founder and former Chairman
and CEO RealtySouth, a HomeServices of America, Inc., a Berkshire
Hathaway affiliate, Garrett McNeil, former President of The Sterling
Companies, where he oversaw the development of over $1.5 billion
in real estate assets and Jennifer Atkins, Vice President of Marketing
and Operations, a veteran with extensive experience in real estate
developent and management.
The Waters on-site management team is comprised of a group of
seasoned real-estate professionals with more than 100 years of
combined experience.

THE HOMES
The Waters homes are a mix of traditional architectural styles that
promote front porch living. The master plan of the community allows
for numerous lot sizes and home options. For some, a Waters home
is a quaint, small cottage. For others, it’s a large estate home set on a
lake-front lot. And still for others it’s a loft-like space set above a shop
or office. Whatever the size, shape and style, a Waters home is built
just for you – whether you rely on a pre-designed plan or custom
designed blueprint, your Waters home is your dream home.
All of our homes are crafted from the highest quality materials to the
highest specifications by one of our five preferred builders. So whether
you choose an existing home or select a lot and custom build, you can
rest assured that you will find your ideal home at The Waters.
