Dear New Residents of Del Webb Lake Providence,
On behalf of the Board of Directors and the residents of Del Webb, I have the
distinct pleasure of officially welcoming you to our community. We are very
pleased you decided to purchase a home in this outstanding community. As
you settle in to your home and meet new neighbors and friends, you will
find them to be caring, friendly, vibrant, with many interests, and enjoying
the Del Webb Lake Providence Life Style.
As you probably know, we are a self-governed community with many
opportunities to serve. Perhaps it may be too soon for you to consider
volunteering. However, I want you to know all of our committee meetings
are open to residents. Please feel free to attend a committee meeting to
observe its work or just to ask questions about a matter that concerns you.

It is the first and largest Del Webb community in Tennessee, a state
that’s a premier destination for business, travel, and retirement.
It has 350 beautifully-landscaped acres that include 4,500 trees and
18,000 shrubs plus15 miles of sidewalks and paved walking trails.
It has a fully-staffed and well-maintained 24,000 square foot
Clubhouse with indoor and outdoor swimming pools, state-of-the-
art fitness facilities, sports courts, social areas, and meeting
facilities.
It has paddle boats and kayaks and fishing on a 16-acre well-
stocked lake.
It offers an award-winning lifestyle program with multiple options for
daily activities plus 60 special interest clubs.

The Community Association (CA) is the non-profit corporation
registered with the State and managed by your duly elected Board of
Directors.
The purpose of the Community Association is
to maintain all common areas and to govern the
community in accordance with the provisions of four legal
documents which are: (1) Articles of Incorporation,
(2) CC&Rs, (3) Bylaws, and (4) Board Resolutions.
The Community Association is financially
supported by all residents through payment
of monthly dues. Membership in the
Community Association is both automatic and
mandatory.
The four Governing Documents for the Del Webb Lake Providence
(DWLP) Community Association include:
The Articles of Incorporation (also referred to as the Certificate of
Incorporation or the Corporate Charter) – These are the primary rules
governing the management of a corporation in the United States
and Canada, and are filed with a state or other regulatory agency.
The Covenants, Conditions, and Restrictions
(CC&Rs) – These are the governing legal documents
that provide guidelines for the operation of the
community as a nonprofit corporation. The CC&Rs
were recorded in the county in which the property is
located (Wilson County) and are included in the title to your
property.
The Bylaws – These are the guidelines for the operation of the
nonprofit corporation. The Bylaws define:
the duties of the various offices of the Board of Directors,
the terms of the Directors,
the membership's voting rights,
required meetings and notices of those meetings, and,
the location of the principal office of the Association, as well as
other items that are necessary to run the Association as a
business.
The Community Resolutions are authorized in the
CC&R’s and Bylaws of the Community Association and
are approved by the Board of Directors. They include:

Rules and Regulations of the Community Association
Committee Charters, Policies and Procedures
The governing legal documents for the Community
Association (CA) may be viewed online at any time in
the CA website (www.dwlphoa.com). These
documents are located within the Resource Center in
the “Association Governing Documents and
Resolutions” folder.
The governing legal documents for the Community
Association and the entire Book of Resolutions can be
viewed by appointment in the Management Office of
the Clubhouse during office hours.
All homeowners receive a Resident Handbook containing the
Design Guidelines of the community. This Handbook should
be left with the home when it is sold. The Handbook is
updated periodically.

As part of the Community Association dues:
● Lake Providence’s 350 acres, including your home’s yard and bushes, are maintained
with regular mowing, edging, spraying, fertilizing, hedge trimming and pruning, and
mulch replacement. Additionally, yards are aerated and over-seeded. Drainage issues
are remediated.
● The 24,000 square foot Clubhouse is maintained and refurbished as needed; the
fitness equipment is maintained and upgraded.
● The indoor and outdoor pools and spas, tennis courts, and other courts are maintained
and upgraded, as necessary. Walking trails are maintained.
● The 16 acre lake is stocked and the overall health of the lake is maintained. Lake
equipment is maintained and refurbished, as needed.
● A six person management team and Front Desk/Front Gate personnel are employed to
ensure the community is well-managed, attractive, and safe.
● Weekly garbage pickup is provided.
To address community issues efficiently, the Board of Directors
(BOD) follows this Decision Flowchart:
Neighborhood issues for consideration by the Board of
Directors (BOD) are first presented to and discussed by the
appropriate Business Committee.
If approved by the Business Committee, the issue is
presented to the BOD via a Board Resolution Summary (BRS)
for discussion and for consideration for approval at a
monthly BOD Meeting.
All community members are welcome to
attend BOD meetings, held once a month in
the Clubhouse Flex Room. The agenda, time
and date are listed in the Community
Calendar posted on the community website.

Monthly BOD detailed meeting minutes and summaries of decisions

The mission of the Board is to administer the Association's affairs and
perform all responsibilities in an open and transparent manner.
The Board is responsible for ensuring that residents' property values
are preserved, for maintaining and enhancing the DWLP lifestyle, and
for providing appropriate and sensible expense management. The
BOD represents the entire community in good faith and makes
decisions that are in the best interest of the community.
Members of the Board of Directors are volunteers in service to the
Community Association because they care about the community
and its members.
There are 12 Business Committees. These committees serve at the
pleasure of the Board of Directors in an advisory capacity to assist and
inform the Board regarding specific areas and issues in the community.

FirstService Residential was chosen for their targeted active adult
training and experience, strong dedication to service excellence,
and special interest and compassion for 55+ residents.
The duties and responsibilities of the FSR staff are
defined and directed by the Board of Directors.

Participation in the three Lake Providence lifestyle areas helps
residents stay ACTIVE, SHARP, and YOUNG-AT-HEART
MIND - includes LP Academy, educational seminars, guest
speakers, Lunch and Learns, trips to local galleries and
theaters, and so forth.
☼BODY – includes all of the fitness classes, personal
trainers, and opportunities to participate in keeping
ourselves as healthy as possible.
♥SOUL – the largest category of our lifestyle motto,

presentations, lectures, workshops, or panel
discussions by Lake Providence residents offered

are sponsored by local businesses that have joined
our Lifestyle Trade Partner program.
Special events such as trips to the symphony,
art galleries, and the theater, and guest

official community publications are the online
biweekly newsletter, Lake Views and News, and the
monthly magazine, Around the Lake.
• Attend the ARM (All Resident Meetings) - An
informational community meeting is typically held on the third
Wednesday every other month in the Clubhouse Ballroom. There are
two sessions of this meeting, one at 2 PM and one at 7 PM. The
agenda includes Board meeting updates and Committee presentations
on topics affecting the community.

• Join a club - Participation and attendance in social clubs like the Men’s
Club or Women’s Club are ways to stay informed while getting to know
your neighbors. These clubs often have speakers and discussions about
issues that affect the entire community. In addition to social events, clubs
and other community groups often provide charitable volunteer
opportunities beyond the gates of the Lake Providence community.
• Do things that interest you – Work out in the gym. Walk around the lake.
Go fishing. Ride your bike. Play ping pong or bridge. Share in the
community garden. Go swimming. Look for ways to meet your neighbors.
• Join a Business Committee or Subcommittee - Attend meetings of
the Business Committees that interest you and observe what happens.
Attending a meeting is a great way to determine what piques your
interests. An annual Committee Fair in October gives you the
opportunity to learn about each committee and to ask questions of
Committee Members.
• Run for a seat on the Board of Directors - Board Members are
elected annually in accordance with the Governing Documents of
the Association.
● Request a Welcome Ambassador - Complete and submit a Contact a
Welcome Ambassador form in the Community Website. This form
can be found under Resident Services, “Online Forms”.
You will be assigned an ambassador who is a volunteer member of
the community and lives in your neighborhood. The Ambassador
will:
● contact you personally,
● welcome you to the community,
● answer any questions you may have, and
● remain a valued contact for questions you may have in the
future.
● Visit the Clubhouse Front Desk – The persons working behind the
front desk are there to help you and make your introduction to the
Lake Providence Community as easy as possible. At the Front Desk,
you will (among other things):
● order a name tag and register your vehicle(s),
● discover the hours of operation for the clubhouse and pool,
● learn about rules for the use of the clubhouse and pool,
● sign up for social and other events, using the sign-up books,
● pay for events that have a fee, and
● submit Modification Committee requests.
● Visit the Fitness Center – Check out the equipment and look
through books on the front table which provide information
about fitness trainers and classes, including dates, times,
level, and cost. If signing up for fitness activities or using
the equipment seems confusing, ask the Front Desk for
help.
