SWThRaAtTiAs TITLE? STRATA TITLE

Strata Title is generally for properties in a
multi-storey building and the land usually
belongs to the owners of the property (i.e.
developers). Strata Titles are basically
separate Individual Titles issued to units of
houses, apartments or offices within a
development that shares common facilities
such as gated & guarded communities,
security, car parks and facilities governed by
a common owner. Under the Strata Title Act
1985, developers are required to apply for
the Strata Titles on behalf of the purchasers.
A deed of assignment is required to purchase
a property or to provide security for loan, for
example, if the deal is a sub-sale, or to give
security for a loan. This will transfer the
rights, interests and title to the owner's
financier. When the Strata Title is issued, the
person who owns the property is able to use
the property like how it is used for an
Individual Title.

WHEN SHOULD THE STRATA
TITLE BE ISSUED?

Under the Strata Titles (Amendment) Act
2013, strata titles are to be issued upon
vacant possession (VP) of the property. This
means that homeowners can expect to
receive their strata titles the moment that
they are informed that vacant possession can
be obtained from the developer and along
with their keys and other ownership
documents can be collected the moment that
they are informed that vacant possession can
be taken from the developer.

WHAT HAPPENS AFTER THE
STRATA TITLE IS ISSUED?

Upon issuance of strata titles by the land
authority, the developer shall transfer the
titles to the purchasers within 30 days of the
date of issuance. This is an important step
neglected by many homeowners. If the titles
are not transferred over to homeowners, this
puts them in a situation where they are not
the legal owners of the parcels but rather
beneficial owners. Furthermore, they would
need to obtain the consent of the developer if
they wish to sell their houses.

TRAFFIC IMPACT ASSESSMENT?

Traffic Impact Assessment (TIA) is an assessment of the traffic and safety
impacts caused by a development. The aim of the development is to determine

adjacent roads and transport networks. It contains the standardized step-by-
step procedure to determine traffic and transport related impacts. Also, to assist
decision makers in reviewing the impacts and improves communication between
the different stakeholders involved. This assessment together with the support
of environmental impact assessment, development planning and management,
land-use policy and resource consent will provide the vital information and
knowledge during making decision for the development applications. The TIA
report convey the findings in the assessment clearly and concisely to provide the
decision makers the needed information. It provides information on the
projected traffic expected from a proposed development and evaluates the
impact of proposed development on the roadways in the immediate proximity of
the proposed development. Moreover, it identifies potential traffic operational
problems or concerns, recommend appropriate actions to reduce impact and
promotes safety including vulnerable road users.
Understanding the demands placed on the road network by infrastructure
developments is an important dimension of assessing the overall impact of
development. All infrastructure development generates traffic, and it may
generate enough traffic to create congestion that may lead to a need for
improvements to the existing infrastructure. As a result, traffic impact
assessment is a powerful tool for engineers and transport planners to determine
the possible effects of development on the transportation and traffic system and
to mitigate any negative impacts.

I am working with. Besides involve in Development Control, Site Planning, Layout Preparation, Special Studies/
Report Preparation (LCP, EIA, SIA, TIA), Project Management & Feasibility Studies, I also gaining knowledge on
ADMINISTRATION WORK.
For example:-
1. Marketing material for launching.

• Work with Sales & Marketing Department to generate all the required marketing material for
launching; i.e.: APDL application , model, brochure, Sales & Purchase drawing & price.

2. Appointment of Consultants.
• Involve in consultant selection.
• Consultant Pre-Q: Evaluating new consultants & updating the list of approved consultants.
• Determine & confirming consultant fee with management.
• Preparing LOA/MOA to all consultants & updating the checklist and E-Contract.

3. Sales & Marketing.
• Work with Sales & Marketing team to sell & giving info to the customer regarding our product
development.

4. Public Relation.
• Communicate, negotiate and built relationship with authorities.
