Boman. R. Irani
President, CREDAI - MCHI
On behalf of CREDAI-MCHI, I declare our full commitment to the Youth Wing. I wish Naman Shah the very
best as he leads his team to its true destiny with renewed vigour.
Our vision for the youth wing is to transform and grow the young generation and explore ways of continuous

challenges first hand and to learn to prosper. The power of youth is an untamed epicentre which needs to
be harnessed and channelized for a better tomorrow. I am proud to state that the youth wing has time and
again out performed and has become an integral part of CREDAI-MCHI.
I look forward to the day where these young leaders step into the focal point of businesses and we also look
forward to them as future leaders, taking over the reigns. I urge every youth wing member to participate
with full gusto, enthusiasm and dedicated support to Naman, Shraddha, Aditya, Ricardo, Samyag & Rushi to
achieve your complete potential whether it is through RED talks, organising study tours or any other events.

RED
What started out as a simple concept of Real Estate Dialogue with the market leaders of our Industry
took on a whole new dimension as we realized that leaders have this innate ability to inspire. They say
nothing inspires the youth more than success. RED is our flagship program wherein we strive to bring
the leaders, achievers and successful people from all walks of life to have a tete a tete with our young
members and share their life’s experiences, journey through the various highs and lows of their careers
and the mantra to their success. The sheer power of their personalities, the aura that they tend to exude
and the sharing of experiences goes a long way in ensuring that the take aways for the young members
from each 1-2 hour RED session is more than any information
that multitude of books or research could provide.
Some of the famous personalities who we have got for our RED sessions for CREDAI MCHI Youth wing
are Shri. Aaditya Thackeray, Hon. Minister for Tourism & Environment, Ajoy Mehta - Chief Secretary,
Maharashtra, Gautam Chatterjee – MahaRera, Khushru Jijina - Piramal Capital, Vipul Roongta – HDFC,
Darshan Mehta President & CEO, Reliance Brands Ltd., lrfan Razack - Prestige, Jitu Virvani - Embassy,
Abhishek Lodha- Lodha, Gitambar Anand (ATS) Group to name a few.
We shall endeavor to hold a series of RED sessions every quarter by bringing out the big guns, the heavy
hitters of the Industry and beyond to inspire our young members to be the best version of themselves.

SITE VISITS & STUDY TOURS
Our Industry is fortunate to have Visionaries and go-getters who have created unique and landmark
projects which may have become famous for many reasons, be it the use of new technology, cost
effectiveness, its elevation, super luxury offerings, timely project completion to name a few. There are
also office processes and structures created by our Industry leaders which form a case study in itself.
An individual member may not be able to access such information but CREDAI MCHI Youth wing
through its regular site visits and study tours ensures that our members are able to visit and learn from
real world completed projects and best processes.
Over time we have realized that learnings can be garnered from even projects or ancillary industries
like Infrastructure, warehousing, IT Services etc. and hence we aim to provide an opportunity to learn
from a spectrum of Industries which can then transcend into our business environment.
The study tours to Bangalore and Delhi were planned to understand construction technologies and
different market behavior or local site visits to the JIO Drive Mall and the exclusive 2,00,000 sq.ft. Bay
Club or the MMRDA Underground Metro visit to Cuffe Parade were all aimed towards furthering the
knowledge of our Youth through real world examples. Whenever we come across something unique
in our Industry or otherwise, we will try and use the good offices of CREDAI MCHI to schedule a site
visit or study tour to the same for the benefit of our members and their growth.
We intend to visit the likes of Hyderabad, Pune for study tours to understand IT Hubs, Data centres,
Commercials complexes etc. Mumbai Trans Harbour Link, an uber luxuy project in south Mumbai that
the entire country is seeking to visit, affordable housing projects etc.
Gaursons at Noida which included visitto their Study Tour held at Jio World Centre, BKC,

BEST PRACTICES
DISCUSSION CLUB
Real estate is a complicated business which requires effective coordination between various functions.
It has also become an Industry of specialization so every company tries to find a differentiator in one
or more aspects of the business which can set them apart from its competitors. Companies invest a
lot of time, money and resources to achieve perfection in their differentiators. But what if we could
give our members an insight into all the best practices from the market leaders in that field? This will
enable our members to learn from the experience and the expertise of the very people who do it the
best.
Best Practices Discussions club will be series of discussion events wherein heavy weights and leaders
of our industry will be brought together on stage to share their experiences and provide us with an
insight into their processes and practices which makes them so successful.
The best practise discussion club hosted their first event on the concept of Sales & Marketing in the
Real Estate industry. We had CMOs & CSOs come from across some of the major players of the industry
like Lodha, Shahpoorji, K Raheja & Mahindra. This event gave us an in depth aspect of how some of the
strategies are implemented thereby leading to a grand turnaround which has boasted the industry
especially after Covid. Some of the secret sauce of their success was also shared during the event.
The upcoming events will be more focused towards financial investing strategies, construction
technologies, green building technics, home loans and interest rates, term loans etc.

PROPTECH & NEW AGE TECHNOLOGY
Technology is all pervasive and use of the right technology in various aspects of our business like sales,
design, finance, after sales, cost control etc. can provide cost effectiveness, save time, make processes
efficient, lead to standardization and various other advantages. Embracing the technology early in its life
cycle can provide organizations with an edge over its competitors. The Real Estate Industry had until two
decades been largely driven by players from within the industry itself. The evolution of IoT (internet of
things) has ensured that real estate is no longer its own bubble but an ever evolving vertical supporting
various parallel industries horizontally. Proptech is the latest buzzword on everybody’s lip today. Often
called the new disruption power and innovation driver, it is also said to be the modern remedy for real
estate specialists suffering from piles of paperwork and loads of disassembled records across multiple
spreadsheets.
The PropTech & New Age Technology vertical shall entail learnings around latest cutting edge technology
and its integration into our businesses wherein focus is on making our businesses future ready by
incorporating tomorrow's technology, today.
As our first knowledge session we were proud to have Mr. Ashish Anand (CEO) of BRU.finance & WHRRL,
whose applications were a runner up in Binance (the world’s largest crypto currency exchange) ‘Build for
Bharat’ competition. The talk laid down a framework as to how De-Centralised Finance and Distributed
ledger technology would allow Real-Estate sales could be decentralised and thereby allow easier financing
from the end user and funding for the developers, eliminating all the bureaucracy that goes with usual
approvals for such process.

and topics.

01
Fractional Ownership/Tokenization of Real Estate
02
Online market places for Real Estate Construction - Supply chains
03

04

LIAISONING &
POLICY FORMATION GROUP
We are working in an environment wherein rules, regulations, policies and
established operating procedures are changing every day and it's one thing to
stay updated with them and a completely different thing to stay ahead of them
and actually be a part of this policy formulation. CREDAI MCHI prides itself on
being a body with a long heritage of involvement in policy formation and easing
business processes through constant liaising with the government and relevant
agencies. Liaising is an art which is mastered through experience and requires a
lot of tact, patience and in-depth understanding of the issues at hand. We at the
Youth wing shall aim to integrate the young members in this specialized and
technical field by adding them to the shadow committee of the respective verti-
cals to gain experience from the seniors and be a part of the entire exercise, to
enable them to eventually master and take the reins of the same. We intend on
having sub-committees with youth wing members under Task Owners, leading
& taking our chambers proposals to UD, Environment, MCGM, MHADA etc.
YOUTHCON & INSPIRING
YOUTH AWARDS
Taking an inspiration from the National CREDAI conclave, the Youth wing shall hold
an outstation one or two day conclave for the young members across the state. The
best bonds and networking happens when the members are not in their office
environment and free of their pressing business needs. This event will obviously
include learning programs, conferences, break up mini discussions, team building
exercises and RED speakers but the emphasis would be on increasing camaraderie
amongst the Young Real estate community.
The Second Generation entrepreneurs and even the young first generation Real
estate developers are driven by their want of recognition of their talents and their
abilities. Public appreciation and reward is the biggest driver for the youth of today
which spurs them on towards a pursuit of perfection in their field. At the CREDAI
MCHI Youth wing we recognize this aspect and at every turn and opportunity, we
shall stand and applaud the achievements of our members as well, felicitate them
publicly to encourage not only the Young Achiever but put a fire under the others to
reach great heights worthy of recognition.
SOCIAL EVENTS,
NETWORKING & CSR
Any Youth community cannot be all about work. With the aim to connect the young
developers of MMR it is important for bonds and friendships to build over relaxed
settings where informal conversations can lead to ideas and casual acquaintances
can turn into partnerships and if nothing else the young brigade can leave their
stress behind and just paint the town red. CREDAI Youth wing shall curate such
social and networking events, sometimes standalone or sometimes interspersed
with other events providing a perfect end to an evening full of learning.
We had started the first event via an informal networking session over cocktails &
dinner, which was attended by over 100 members and was a grand success.
In addition, we intend to use the social networking events to further our CSR initiatives
by using the time, resources and contacts of our Youth Members. Upgradation of our
cityscapes, opening up and development of open spaces, improving cleanliness of our
city in line with the “Swachh Bharat” Initiative of our Honourable Prime Minister, are all
issues which we will be within our ambit of CSR activities.
KNOWLEDGE SHARING
Our external environment is constantly changing and staying updated with the
latest news, burning issues, circulars, notifications, news articles, market surveys
and sentiments is an absolute need of the hour. Information is power and we aim
to empower our members with a steady flow of information regarding latest
events and happenings in our Industry through mobile based applications like
Whatsapp, Twitter, Instagram, Linkedn etc. This will also be used as a medium for
information/experience sharing amongst members.
THE BEST LEARNINGS
FROM OUR LEADERS...
‘’I feel very proud about how well the industry has worked and how well the government has
supported it because it's a two way dialogue. Both of us have heard and understood each
other, facing the opportunities and hurdles. We all are dependent on each other for our daily
lifestyle, water & electricity to our homes, and of course getting better homes, footpaths,
illuminating our streets and upgrading our areas’’
- Shri. Aaditya Thackeray,
Hon. Minister for Tourism & Environment, Maharashtra
‘’Business success depends on two important things one is your traditional knowledge and
second it should be combined with your passion.’’
- Shri Ajoy Mehta (IAS), Chief Secretary, Government of Maharashtra
‘’Whatever we say has to be truthful. If something is coming in our way as an obstacle, we will
have to be upfront on that and face it. There is always a need for professionalism, whenever
we take up a project, it will have to be thought on every parameter such as the unforeseen
risks, what can go wrong with it, and have allocated time to every risk to be mitigated.’’
- Shri Gautam Chatterjee, Chairman - MahaRERA
‘’When people say things are tough, one needs to be a little perspective to check if actually,
things are really bad as our mind wants us to believe or one can think things are challenging
but not as bad or gloomy as it is being portrayed.’’
- Mr. Abhishek Lodha - CEO Lodha Group
‘’Are you working only for the money, are you working only to create something or are you
working for the passion of what we are doing... Passion is something that we should create,
money can be the bi pproduct of the work that we do. We may always go overboard with the
budget and spend a little extra, but we should never compromise on the quality of the product.’’
- Irfan Razack CMD, Prestige Group
‘’Transparency always pays us more, We need to change the time and be more transparent
and you will notice that people will rely on you more. Especially in today's world, people go
outside, people do invest, we will be happy if our atmosphere is transparent.’’
- Jitu Virwani CMD, Embassy Group
THE BEST LEARNINGS
FROM OUR LEADERS...
‘’We should keep showing enthusiasm, and keep asserting in a positive manner within our
businesses since we are more connected to the current existing environment. We should
make a bold call to do the right things and not be af raid of it, as we are being assessed,
subjecting to multiple authorities such as RERA, GST, Taxes, Project approvals and so on.’’
- J C Sharma Vice Chairman & Managing Director SOBHA Ltd
“You make most of these opportunities which you have with you and we did not have as youngsters.
Criticism is the only thing from which you learn and the customer is your number one priority.
Customers are always right. They are the only ones who are giving you the actual picture. They
are not complaining. Realize the power of the network, you are part of the network which is
already there and established. Use this to the fullest, give as much as you get.”
- Boman Irani, CMD, Keystone Realtors
“You may build all the steel and concrete structures that you want but if you don’t provide a
soul to those structures with the right people with the right attitude and with the right value
system who are all driving in the same direction, your structures shall forever be hollow”
