Member Shri Chandresh Mehta. CREDAI-MCHI President Shri Boman Irani and Hon’ble Secretary Shri

Fellowship Meet-Up for All Builders & Developers

On May 13, 2022, the CREDAI-MCHI Bhiwandi Unit hosted the first fellowship meet-up. The pur-
pose of the meeting was to inform Bhiwandi City Builders about the CREDAI-MCHI body and meet
Bhiwandi Committee Members to set the city’s vision and mission and introduce the CREDAI-MCHI
platforms for builders and their grievances.

The highlights of the 3-day event included delegate visits to Magpie Living’s showroom for a glimpse
of our luxury kitchens and wardrobes, Jaquar Group’s world-class manufacturing facility for their
bathroom and lighting segments and Dorset’s showroom for its door hardware products. There was
also the much-awaited meet-and-greet session with Jaguar Group’s MD & Director, Shri Rajesh Mehra,
at Jaquar Headquarters.
The event concluded on a special vote of thanks by Shri Nimish Ajmera, Convener, CREDAI-MCHI
Procurement Wing and Shri TD Joseph, Business Head- CREDAI-MCHI. Comedian Shri Amit Tandon provided
entertainment with his hilarious performance and brought the curtains with a round of hearty laughter.

A Special Screening of ‘83’

On December 28, 2021, the CREDAI-MCHI MPL team organised a special screening of the film 83 at
PVR Jio World Drive. This exclusive event was organised for MPL stakeholders. The 1983-World Cup
victory at Lord’s is Indian cricket’s history’s most memorable and decisive moment, which the sports-
enthusiast developer fraternity re-lived at the special screening that day.

 Under the aegis of CSR activity – CREDAI – MCHI donates Rs. 2,01,000/- to NGO Mobile Crèche.

Police Gymkhana, Marine Drive witnessed some heavy-duty Cricket over the weekend with MCHI
Premier League was held from February 25 to 27, 2022. After a pause in the unstoppable successful
journey of 7 years due to pandemic, the MCHI Premier league has bounced back bringing in the Eighth
Edition of the M CHI Premier League.

The Eighth Edition of the unique Cricketing event, MPL – 8 (MCHI Premier League) ended on a highly
exciting note with Kandhari Kings (B-Kandhari Team) winning the coveted MPL-8 trophy.

The first Semi-final was played between Kandhari Kings v/s Sethia Strikers. Kandhari Kings won with a
comfortable margin. On the contrary, the second semi-final was truly exciting. It was played between
2n Semi-final Ajmera Cricket Champs v/s Mighty Rustomites ending in a nail-biting finish with the
victory of Rustomites. The CSR tournament, being an important part of MPL - 8 was played by children
of construction workers from our Mobile Creche, our NGO partners on a concluding day. The kids, at
their joyful best, excitedly played the match besides indulging in some impromptu dance moves. Also,
Children had enjoyed a day with magicians, tattoo artists, etc. These children were given sports kits
and medals.

Other exciting matches were played between CREDAI - MCHI Managing Committee v/s Times of India,
official media partners of MPL - 8. Exciting Match between CREDAI-MCHI Youth Wing v/s NAREDCO
NEXTGEN was won by CREDAI-MCHI Youth Wing.

A grand Prelaunch ceremony of MPL 8 took place at MCA Club, BKC on 23rd February 2022. The event
was graced with the presence of Guests of honor - Shri.Russell Fernandes, Associate Vice President &
National real estate head, Times Group, Dr Hemant Deshmukh, Dean, KEM hospital, Dr Balkrishna Adsul,
Dean, Seven Hills hospital, Dr Smita Chavan, Additional Dean, Seven Hills Hospital Celebrity Guest
- Ms.Nehal Chudasama, Miss Diva, Shri Boman Irani, President, Shri. Dhaval Ajmera, Secretary, Shri

Study Tours

CREDAI-MChI Youth Wing organised a study tour and RED dialogue at Jio World Drive on 25th November
2021� The members of the youth wing visited this world-class mixed-use development in bKC, where
they saw the World Drive Mall and the mammoth 1,20,000-square-foot bay Club� This study tour was
then followed by a Real Estate Dialogue (RED) session with Shri Darshan Mehta, CEO & president of
Reliance brands Limited�

CREDAI-MChI Youth Wing
Members participated in a series
of study tours, beginning with
Mumbai’s Coastal Road project
on 24th March 2022� They saw
all four packages of the MCGM
Coastal Road, from Marine Drive
to Worli, gaining exposure to
various insights into how it was
conceptualised, and executed,
overcame challenges and its
current status�
Likewise, a three-day study tour to
hyderabad was organised from 7th
to 9th April 2022� It commenced
with a visit to Vessella Meadows,
a perfect blend of sustainable

development and modern amenities in the heart of the city, followed by CERA Style Studio, Madhapur,
My Home Bhooja and T-Hub in Madhapur. The tour came to an end with a visit to the warehousing
facilities of Amazon, Flipkart, and Reliance Warehousing facilities in India.

CREDAI-MCHI conducted a study
tour of the CIDCO project in Kharko-
per, Navi Mumbai, in collaboration
with L&T Construction on August 12,
2022. The 12-story, 96-unit building
was completed in 96 days. Members
had the opportunity to speak with
the L&T construction team, who ex-
plained the entire planning and exe-
cution process. The following were
the projects’ major highlights: 1) 96
flats completed in 96 days, includ-
ing terrace and OHT, as well as the
entire building finishing, including stilts 2)Constructed with the Precast Large Concrete Panel System,
3) Unprecedented 3-Day Floor Cycle, 4)Superstructure completed in 36 Days, 5) Total Precast OHT in
7 Days, 6) End-to-End finishing in 86 Days.

Impact Of GST On Residential Projects Under JDA,
Redevelopment & Other Models

On 10th February 2022, CREDAI-MCHI Youth Wing organised an online knowledge session on ‘Impact
Of GST On Residential Projects Under JDA, Redevelopment, and Other Models’. The partners at
Economic Laws Practice (ELP), Shri. Rohit Jain, Shri. Harsh Shah, and Shri. Gourav Sogani gave an in-
depth presentation on all aspects of GST in a Redevelopment Scheme right from the title document of
plot, flats given to tenants/slum dwellers, to the sale of flat to eventual customers and everything in
between.

RED Sessions with Industry Leaders

CREDAI-MCHI Youth Wing organized a
series of Real Estate Dialogues (RED)
with industry leaders, beginning with
an amazing conversation with Shri
Bhavit Sheth, COO & Co-Founder
of Dream 11 & Dream Sports, on
31st May 2022. It was refreshing to
hear an industry heavyweight like
Shri Sheth talk of pursuing growth
and profitability rather than unicorn
status in a valuation-driven world.

On 30th June 2022, CREDAI-MCHI Youth Wing hosted an exclusive session with Shri Vishal Muraka
from Banka BioLoo and Shri Anish Pimpalkhute from Solar Scapes on June 30, 2022. Shri Muraka
informed that they have technologies in sanitation and have installed over 10,000 toilets in rural schools
over the last eight years, which has led to a rise in attendance by 6%, while Shri Pimpalkhute revealed
that they have unique technology to power up the buildings while preserving their beauty.

CREDAI-MCHI Youth Wing was proud to kickstart two new initiatives, namely PropTech and Best
Practices Club. These events were initiated and held on 11th November 2021 at Rustomjee Crown
with Shri Ashish Anand- CEO of Bru Finance on Blockchain Funding in Real Estate, as part of the
Proptech Series. Speakers of the event were Viral Oza, Chief Marketing Officer, Mahindra Lifespace,
Parikshit Pawar, Sr Vice President, Shapoorji Pallonji Group, Ashish Dhami, Sr Vice President &
National Head Sales & Marketing, K Raheja Corp and Prashant Bindal, Chief Sales Officer, Lodha
Group. Similarly, on April 27th, 2022, a Best Practices Discussion Club session on ‘Future Of
Alternate Real Estate Assets’ was held at JLL’s Mumbai office with Shri Karan Singh Sodi, Regional

CSR ACTIVITIES

Blood Donation Camp
& Felicitation of Mumbai College Volunteers

CREDAI-MCHI organised blood donation camps on
the 15th and 16th of February 2022 as a tribute to the
late legendary singer Smt. Lata Mangeshkar. These
camps were conducted on five railway stations:
CST, Ghatkopar, Dadar, Bandra, and Andheri.
In two days, 1007 blood counts were collected.
The camp was inaugurated at CST station by Dr
Gautam Bansal of Bombay Hospital, Shri. Boman
Irani, President of CREDAI-MCHI, and Shri. Sukhraj
Nahar, Vice President of CREDAI-MCHI. While Shri
Rajnikant Ajmera, Past President, CREDAI-MCHI,
and Shri Pritam Chivukula, Treasurer, CREDAI-
MCHI, inaugurated the blood camp at Dadar station,
Shri Nayan Shah, Past President, CREDAI-MCHI,
inaugurated the blood camp at Andheri station; Shri
Shilpin Tater, Member, CREDAI-MCHI, inaugurated
the blood camp at Ghatkopar station and Dr Adv.
Harshul Savla, Special Project, CREDAI-MCHI,
inaugurated the camp at Bandra station. On 25th
March 2022, a ceremony was held to felicitate the
volunteers from Mumbai colleges who participated
in blood donation camps. Shri. Sudhir Puranik, the
Registrar of Mumbai University and Director of NSS,
presented the trophies to the following colleges- G.
N. Khalsa College (Autonomous) Matunga, Bhavan’s
College Andheri (Autonomous), Piva Sathaye
College (Autonomous), and R. A. Podar College
of Commerce and Economics (Autonomous). Shri
Satish Kumar, Head-Secretariat, represented
CREDAI-MCHI at the Felicitation Ceremony held
at the NSS Department, Mumbai University,
Churchgate.

Inauguration of Nirmal Nagar Police Station

The Nirmal Nagar Police Station in BKC Mumbai was inaugurated on 23rd March 2022. The entire
police station was renovated as part of CREDAI-MCHI’s corporate social responsibility (CSR) initiative.
The inaugural function was attended by Chief Guest Shri Sanjay Pandey, Former Commissioner of

Har Ghar Tiranga to celebrate Azadi Ka Amrit Mahotsav

CREDAI-MCHI is honoured to be a part of the Har Ghar Tiranga campaign to commemorate 75 years
of glorious independence. We would like to take this opportunity to thank the BMC for their efforts in
organising a nationwide campaign to reach out to every Mumbaikar, including those living in slums
so that every Mumbaikar can participate in Har Ghar Tiranga. CREDAI-MCHI has reached out to its
members to thank them for their contributions to this noble initiative. CREDAI-MCHI and its members
have collectively donated Rs. 1,06,25,000 to the cause.

CREDAI-MChI Women’s Wing organised various health camps for construction workers in collaboration
with the Vasantha Memorial Trust, with the goal of raising awareness among construction workers about
the importance of living a healthy and tobacco-free lifestyle� A series of cancer health camps were held
at various construction sites of Kalpataru, these took place on 19th October 2021, 22nd February, 26th
April and 14th June 2022� Ms Mona Ajmera, hon’ble Chairperson, CREDAI-MChI Women’s Wing, who
attended the camp, recognised and appreciated Dr Jayalaxmi and Dr Gunjan Thaker’s team from The
Dental Studio�

Awareness health Camp, in association with
Maharashtra Labour Welfare board and Vasantha
Memorial Trust, on 5th August 2022, at AJMERA

CREDAI-MCHI Women’s Wing held zoom
interviews on 8th October and 11th, 2021,
for students pursuing architecture and civil
engineering for the academic year 2021-22 at
Anjuman-i-Islam Kalsekar Technical Campus,
Baliram Hiray College, CTES College,
M.H. Saboo Siddik College of Engineering,
and Thakur College of Engineering and

Technology. 25 students received education
scholarships for the academic year 2021-22.

Likewise, on 12th July, 21st July and 6th
August, they conducted student interviews
for the academic year 2022-23, where 28
students were shortlisted from Thakur College
of Engineering and Technology, A. P. Shah
Institute of Technology, Datta Meghe College
of Engineering and Anjuman-i-Islam’s Kalsekar
Technical Campus among others.

Unlocking Potential an Interactive Session with Students

On 15th February 2022, the Women’s Wing also hosted an interactive session with students who have
been awarded scholarships at the CREDAI-MCHI office. Shri Kaizad Hateria of Rustomjee Developers
took the stage, connected and interacted with the students and members. His talks kept the students
actively engrossed while he shared the recipe for success with them. Students and Members walked
on broken glass and proved that nothing is impossible.

Ujjwal - Brighter Tomorrow - Site tour for students

CREDAI-MCHI Women’s Wing has taken another step forward with their new initiative, ‘Ujjwal -
Brighter Tomorrow’, for students who receive scholarships each year. Students from Civil Engineering

and Architecture were given a tour of Hubtown-25 South in Prabhadevi on 19th March 2022. Likewise,
students of Civil Engineering and Architecture from CTES College and Thakur College were taken on a
site tour at Marathon Group and Adani Realty site at Monte South at Byculla on 7th May 2022.

Labour Registration

On 5th April 2022, the CREDAI-MCHI Women’s Wing and the Maharashtra Building and Other
Construction Workers Welfare Board (MBOCWWB), Mumbai, distributed 32 registration cards to
construction workers at Ajmera i-Land. The first of its kind initiative by the Women’s Wing, the event
witnessed Shri C. Srirangam, Former Secretary and Chief Executive Officer of the MBOCWWB, as the
chief guest, while the Guests of Honour were Smt Nilambari Bhosale, Deputy Commissioner of Labor,
and Smt Rajashri Patil, Assistant Labor Commissioner (City).

On 24th June, the Women’s Wing and MBOCWWB distributed 152 registration cards to construction
workers at the Rustomjee Crown in Prabhadevi. While Smt Shirin Lokhande, MBOCWWB’s Additional
Commissioner of Labour, Mumbai Suburban, was the chief guest at the event, Shri Satish Totawar, Shri
Mahesh Patil, Shri P. B. Kawale, Assistant Commissioner of Labour Sub Mumbai, Smt Prerna Mohane,
Government Labor Officer, Shri Boman Irani, President CREDAI-MCHI, and Shri Dhaval Ajmera,
Secretary CREDAI-MCHI were the guests of honour.

On 11th August 2022, the Women’s Wing and MBOCWWB distributed 66 registration cards to
construction workers at the Ajmera Arham site in Malad. The session concluded with the national
anthem song to commemorate 75 years of independence.

Workshops & Seminars

The Women’s Wing hosted a virtual workshop for all members on
28th June, 2022. Titled ‘Discover the Stories Your Shadow Holds’,
it featured Ms Ruma Biswas, a coach who leads an Asia-wide
team of coaches that work with top business leaders. There were
21 people who participated in this workshop.

On 26th July 2022, CREDAI-MCHI Women’s Wing conducted a
seminar on cardiopulmonary resuscitation under the auspices
of the Jamsetji Tata Ambulance College run by the Bombay City
Ambulance Corps on 26th July 2022 at the CREDAI-MCHI office.

The session was conducted by Shri Ramesh Lad, an Honorary Officer Commanding at the Bombay City
Ambulance Corps.

The CREDAI-MCHI Women’s Wing also takes the
time out to celebrate special days like they did on
8th March 2022, which is celebrated as International
Women’s Day. Members of the Women’s Wing
extended a warm welcome to the ladies staff of
CREDAI-MCHI, which was followed by a session of
antakshari, lunch and a surprise gift. The CREDAI-
MCHI staff, in turn, also thanked the entire Women’s
Wing led by Ms Mona Ajmera-Chairperson, Ms Sejal

Goradia-Vice Chairperson, Ms Alka Doshi-Treasurer,
Ms Jesal Shah-Secretary, Ms Falguni Shah, Anuradha

On 22nd April 2022, the Women’s Wing hosted an
interactive session at The Club Mumbai with Ms
Swaroop Sampat Rawal, actress and former Miss India
winner who represented the country at Miss Universe.

LEGAL UPDATES

CREDAI-MCHI in its efforts to continue providing its members, proper information & guidance by taking
up the issues faced by them and mitigating before the authorities in Hon’ble High Court & Hon’ble
Supreme Court, always is on the upper hand. No stone is left unturned in achieving the task taken by
CREDAI-MCHI. As legal matters are concerned, they need vigorous follow-up at all levels for desired
results. You will appreciate that in order to do regular follow-up and our personal efforts on various
cases that are pending in Courts and the result is positive with constant follow-up. It is believed that
constant efforts would be in vain if there is no strong support from our members, the strength of
CREDAI-MCHI lies in its members’ participation & contribution. It is to apprise and assure all members
that the amount collected under the Legal fund are ring-fenced in the Legal Fund Account.

1) Sanjay Gandhi National Park (SGNP) ESZ MATTER:

a. The Interim Application is being filed by CREDAI-MCHI before the Hon’ble Supreme Court seeking
clarification of the order dated 03.06.2022 passed by the Hon’ble Supreme Court.


Supreme Court in W.P. (C) No.202 of 1995 insofar as it relates to the declaration of an Eco Sensitive

Zone around the Sanjay Gandhi National Park, Maharashtra of a minimum 1 KM.

On 1 September 2022, the matter was mentioned along with the IA of MCHI before CJI Mr. Lalit. The

CJI accordingly has passed an order on the administrative side constituting the green bench to list
the matter.

Accordingly, Green bench was constituted comprising Justice B R Gavai, Surya Kant and Pardiwala
and post the matter for hearing on 23rd September 2022.

2) READY RECKONER MATTER:

CREDAI-MCHI filed the Writ Petition 8691 of 2021 in the Hon’ble High Court. We have filed the present
Petition under Article 226 of the Constitution of India to challenge the land rates as contained in the
Annual Statement of Rates (i.e. ASR) (Land Rates) commonly known as Ready Reckoner Rates (i.e. RR
Rates) which purport to depict the fair value of land in the Mumbai region for the period of September
12, 2020, to March 31, 2021 (RR Rates for 20-21) as they have been arrived at in such a manner and
contrary to and/or ultra vires the law, arbitrary, illegal, vague, unreasonable, unfair and against the
public interest.

On 22nd June 2021, the matter was listed before the Hon’ble High Court. Mr. Girish Godbole alongwith
DSK Legal appeared for the Petitioner.

The Respondent (State) filed a reply on 22nd June 2021. Our Counsel Mr. Girish Godbole has asked time
to file the rejoinder in the matter.

The rejoinder was filed in the Hon’ble High Court on 27th September 2021.

The matter was listed on 26th April 2022 and it was adjourned for 21 June 2022.

The matter got listed again on 2 Aug 2022, and the State had sought time to file their reply to the MCHI
amendment.
The matter was placed on 13th September 2022 when State filed their detailed affidavit in reply, and
MCHI was requested to file a rejoinder. Next date for the hearing is listed on 21 Nov 2022.

3) L.U.C. MATTER:

CMDWA had filed Writ Petition No.2375 of 2016 in Mumbai High Court inter alia challenging the factors
and categories of users of buildings or land, fixation of Capital Value Rules 2010 as well as factors and
categories of users of buildings or land and Fixation of Capital Value Rules 2015 viz. Rules 20, 21, and
22 related to fixing the capital value of open lands and lands under construction.
By the impugned Order dated 24th April 2019, the Hon’ble Bombay High Court upheld the constitutional
validity of the amendments and the CVR 2015, except Rules 20, 21, and 22 of CVR 2010 and CVR
2015, which were held to be ultra vires. The MCGM has challenged the Impugned Order by way of SLP
NO.17009 of 2019 inter alia to the extent that Rules 20, 21, and 22 of CVR 2010 and CVR 2015 were
held to be ultra vires and unconstitutional.
CMDWA has filed an Intervention/Implement Application IA No.157014 of 2019 supporting the findings
of the Hon’ble Bombay High Court striking down Rules 20, 21, and 22 of CVR 2010 and CVR 2015 as
being ultra vires and unconstitutional.
CREDAI MCHI has supported Central Developers Welfare Association (CDWA) in their final hearing by
appointing the best Counsel Mr Darius Khhambara, Mr Kunal Vajani and Mr Chirag Shroff, in order to
get the desired results.
Senior Counsel Mr Darius Khambata argued on behalf of CMDWA in the Hon’ble Supreme Court. Senior
Counsel Mr Darius Khambata also filed a revised and consolidated final submission on 12th August
2021 in the Hon’ble Supreme Court. The matter is now reserved for an Order.

(1) SIGNIFICANT ACCOUNTING POLICIES

(a) Method of Accounting:
Accounts are maintained on cash basis in respect of Membership and Event
activities. In respect of Interest on fixed deposits, transactions are recorded on
accrual basis.

(b) Fixed Assets and Depreciation:
(a) Fixed Assets are stated at Written Down Value as per the provisions of the
Income Tax Act, 1961.
(b) Depreciation is provided on fixed assets on written down value method as per
the rate prescribed in Income Tax Rules, 1962.

(c) Investments:
Investments in Fixed Deposits are stated at principal value of fixed deposits.

(2) Membership Fees, Surplus from Event activities & Interest income (on Fixed Deposit &
Income Tax Refund ) are credited to Income & Expenditure Account.

(3) Amount collected towards contribution to legal expenses are credited to Earmarked Fund
under the head ‘MCHI Legal Fund A/c’.

CREATING A SUSTAINABLE MUMBAI

The aftermath of Covid-19 pandemic has brought to the fore the urgency of a holistic and balanced living environment for every Mumbaikar. With the
Mumbai Metropolitan Region (MMR) encompassing 6328 square kilometers and sustaining a population of over 27 million, this buzzing island city
urgently needs to employ innovative and sustainable techniques to meet its development goals through renewable energy sources and a circular
activity cycle to minimize the environmental degradation.

The need for sustainable development is reflected in the BMC budget for 2022-23 which has focused on new projects aiming towards Net Zero
(zero emission of greenhouse gas), proposed setting up 128 sensor based systems to check air quality within 4 sq kms, installing EV charging stations
specifically in 30 of its public parking lots, developing an city-level solid waste management plan to decentralize activity at ward level, proposed
running cemeteries on piped natural gas and using eco-friendly wood for cremation, target of planting of 4 lakh Miyawaki trees for urban greenery,
allocation of 5 crore rupees for renewable energy initiatives, expectation of getting 100 MW clean energy from hydro and solar power plants at Middle
Vaitarna dam; among others was enthused over by the environmentalists as well! Furthermore, in 2021 BMC launched the first ever Mumbai Climate
Action Plan (MCAP) to strategize the challenges of climate change. A climate cell within the BMC and use of its existing IT infrastructure for data
collection and analyses has been proposed to promote coordination with various departments to implement the MCAP. Other initiatives undertaken by
the BMC to reduce the city’s carbon footprint include converting 50% of the BEST vehicles to electric by 2023 and 100% by 2028, installing multiple EV
charging stations, developing a city-level solid waste management plan to decentralize the activity at ward level, instituting a biodiversity management
committee to promote green cover in vulnerable areas and a one-of-a-kind interactive biodiversity map (which highlights the native flora and fauna
native to Mumbai!), encouraging rainwater harvesting to curtail runoff and revive groundwater harvesting through its Majhi Vasundhara campaign,
proposing underground water holding tanks in five major flood prone spots to mitigate water logging, installing trash-booms to avoid floating garbage
from carrying into the sea, the Mithi river clean-up project, proposed desalination plant to supplement the increasing water demands of the city, and
over 5000 rainwater harvesting pits in the city.

These goals are in perfect consonance with the PM Gati Shakti plan, which aims to create a massive integrated multi modal transportation
infrastructure for sustainable development and create employment opportunities and economic growth.

Listed below are some green measures to meet development goals for the city while minimizing environmental degradation, which can be
considered for incorporating within the Development Plan (DP) 2034 blueprint.
1. Equitable Resource Management: An egalitarian solution involves equitable access to natural resources for all strata of population. While

the Dharavi model brought to fore the innovative and indefatigable spirit of Mumbaikars, it also highlighted the need for access to healthcare,
education, sanitation, potable water, and hygienic living conditions to the most economically disadvantaged strata. With an astounding 60 percent
of the city’s population inhabiting slums only a bottom up approach will give resounding economic benefits to the entire population.
2. Defusing high-density populated areas of MMR by opening up the largely underdeveloped and sparsely populated inland areas through multimodal
transport corridors to create opportunities for redevelopment and bring sustainable and equitable urban growth to the entire region.
3. Renewable Energy: Micro Wind Turbines can be installed atop residential and commercial complexes to generate a few hundred watts of energy
each. A collective installation and storing of such energy can result in large energy banks. Solar Energy can be similarly harnessed at rooftops of
individual building complexes through a modular battery system to create energy banks to power common facilities of each complex. Novel energy
sources where heat is recovered from gas emissions in production facilities that can be converted into electrical energy through a combined use
of moving bed heat exchange technology (MBHE) and organic Rankine cycle (ORC) process can be examined.
4. Water Management: Extensive rainwater harvesting practices to revive groundwater levels, creating catchment areas, regular maintenance of
water supply pipes to avoid leakages, effective wastewater management techniques to recycle reused water for landscaping and flushing, are
some measures to conserve water.
5. Self-sustaining Neighborhoods: Self-sustaining local communities which require less mobility to access food, healthcare, education, recreational,
and commercial facilities will provide a healthier lifestyle, sustain local businesses, offer employment opportunities for local population and
reduce the carbon footprint associated with transportation. Involving local residents in the development of their neighborhood will also foster a
strong sense of community and civic responsibilities.
6. Green Spaces: Explore the options for creating contiguous green spaces by utilizing existing parks, gardens and open spaces to create landscaped
walkways, bicycle tracks, and open spaces for local residents. This will encourage local flora fauna to thrive in the shared space. Green spaces will
further provide acoustic and visual barriers for residential and school areas from polluting highways and industrial areas.
7. Transportation: Effectively connecting the existing public transport infrastructure including the metro rail project and the ambitious sea link with
cabs, auto rickshaws, and private vehicles to ensure last mile connectivity for the residents. Providing and maintaining crosswalks, pedestrian
bridges, and sidewalks by ridding them of illegal encroachments and hawkers along with regular police patrol for safety of resident pedestrians.
Allocating dedicated bicycle lanes will increase bicycle usage and further reduce vehicle emissions.
8. Green Roof and Vertical Landscapes: Can provide aesthetic improvement, increased property value, energy efficiency due to natural temperature
control, urban agriculture, access to leisure and hobby area, noise level reduction, improved air quality, increase in biodiversity, physiological
benefits to residents among others.
9. Waste Treatment: Implementing pneumatic garbage collection, which is a vacuum garbage collection method which transports waste through
underground pneumatic tubes to a collection station. This will help in efficient waste management, eliminate the need for huge sanitation trucks
and thus reduce the associated gas emissions. The garbage collectors working in extremely unhygienic conditions can be trained to operate the
pneumatic systems from a controlled environment.
10. Supertrees: We can look to the smallest city-state of Singapore, which uniquely chose to go vertical in pursuit of green cover in a restricted land
mass by developed solar powered manmade structures which act as vertical gardens sustained by generating power through solar photovoltaic
systems, rainwater collection, and air venting ducts for conservatories. Such structures provide shade from the UV rays, encourage diverse local
flora, and provide public recreational spaces for the citizens.
11. Green Construction Practices: Several green construction practices like repurposing old structures, using regionally or locally sourced building
materials, using fly-ash and slag, green cement and green bricks, treatment of organic waste through vermin composting for landscaping, using
prefabricated structural components, using HVAC systems and equipment, maximizing use of natural light and ventilation to minimize artificial
temperature controls, optimal use of glass façade, innovative use of waste plastic in roadways and construction elements, using existing railways
and waterways for transporting construction materials, among others will reduce carbon footprints of construction projects.
12. Providing engagement platforms for local residents through discussion forums at ward levels to encourage integration of natural and built
environments for a sustainable ecology.
