Kettle Point

East Providence, Rhode Island

DiPrete Engineering is currently working with Churchill
& Banks, Union Studio Architects, Sage Environmental,
and John C. Carter & Company to redevelop a former
petroleum shipping terminal into a mixed-use
development including a traditional New England-style
residential waterfront community and a medical office
building.

Kettle Point, located in the City of East Providence
along the Providence River, will include 215 multi-
family units and 62 single-family duplexes. Kettle Point
is also home to University Orthopedics, a 90,000
square foot, medical building and surgery center.

Kettle Point’s design emphasizes public access
and open spaces. The development will include a
community center with amenities and direct access to
the East Bay Bike Path. A network of paths, parks, and
a public parking area for the East Bay Bike Path will be
provided.

DiPrete Engineering’s scope of work includes
engineering design and permitting through the City
of East Providence, the Rhode Island Department
of Environmental Management, the Rhode Island
Department of Transportation, and the Coastal
Resources Management Council.

111 Cypress Street at Brookline Hills

Brookline, Massachusetts

Cypress Street Realty Trust is teaming with DiPrete
Engineering and HDS Architecture to design and
permit a new 98-unit 40B apartment complex in
Brookline, MA. The project is known as 111 Cypress
Street and consists of one-, two-, and three-bedroom
units with structured parking for 68 stalls.

The project is currently in the permitting process.
Aside from permitting the project as a 40B through
MA Housing and the Town of Brookline Zoning Board
of Appeals, the planning for the site involves some
complex issues. The project is located directly along
the Green Line at the Brookline Hills stop and requires
design coordination and considerations with the
MBTA. There are also several easements running
through the site for access, town drainage, and town
sewer that will require relocation or consideration in
the proposed design.

DiPrete Engineering’s scope of work includes boundary
and topographic survey, site engineering, MA Housing
40B Application, and Zoning Board of Appeals

Harborfront

East Providence, Rhode Island

DiPrete Engineering is currently working with
the developer of Harborfront, Chevron Land and
Development, The Architectural Team, and ARCADIS to
redevelop a former light products terminal into a vibrant
multi-use residential waterfront community.

The site is located on Veterans Memorial Parkway in
East Providence and includes over 25 acres along the
Providence River. From 1909 to 1984, Gulf Oil operated
a terminal on site that included the receipt, storage, and
distribution of refined petroleum products. The storage
tanks were removed in the late 1980’s to early 1990’s.

The proposed development will be modeled on a
traditional New England-style waterfront village. Current
plans call for over 600 condominium units, a town
square with a restaurant, fitness center, clubhouse, and
first floor retail space. In addition to the condominiums,
a 250-unit apartment complex is being proposed within
two buildings on the northern section of the site. The
project will provide public access along the waterfront,
including bike paths and a marina.

DiPrete Engineering’s scope includes engineering design Rendering Provided by The Architectural Team
and regulatory permitting through the city and state
agencies.

Harbor Village at the Commons

South Kingstown, Rhode Island

Harbor Village at the Commons is a 234-unit
luxury apartment community at the Village of
South County Commons in South Kingstown,
Rhode Island. Harbor Village offers one and two
bedroom apartments, balconies and patios, a
fitness center, and outdoor pool.
The developer of the property teamed with
DiPrete Engineering to lead the surveying,
planning, site/civil engineering, land use
approvals, and construction administration for
the project.
The planning for the community included siting
12 apartment buildings, nine private garages,
and a club house with a pool. The site/civil
engineering component of the project included
stormwater design for all new impervious areas,
design of utilities, roadways, parking areas, and
ADA accessibility.

125 Midway at Garden City

Former St. Mark’s School Cranston, Rhode Island

Vacant since 2009, the Cranston-Johnston Catholic Regional
School building (formerly known as St. Mark’s School) has
been identified by the City of Cranston as a key site for
redevelopment. The proximity of the site to the historic Garden
City Shopping Center provides a unique anchor for the infill of
residential development.

Development partners D+P Real Estate and Truth Box Inc.
integrated 52-units of market-rate housing on the 1.9-acre
campus while preserving the buffers that separate the project
from the single-family neighborhood. The project called for
the restoration of the existing 24,000 square foot school
building (20-units) and construction of a new 3-story building
(32-units). Structured parking is provided beneath the footprint
of the new building and surface parking has been preserved
along the main road while improving its aesthetic appeal with

The Ledges

Johnston, Rhode Island

The Dolben Company teamed with DiPrete
Engineering to develop a 300-unit luxury apartment
community in Johnston, RI. The Ledges at Johnston
offers one, two, and three bedroom luxury apartment
units, balconies and patios, a fitness center, outdoor
pool, and billiards.
The planning for the community included siting 25
apartment buildings, a club house with pool, and
a maintenance building. The site/civil engineering
component included stormwater design for all
new impervious areas, utilities, 3,600 linear feet of
roadway, 600 parking spaces, and ADA accessibility.
The project required a Comprehensive Permit from
the Town of Johnston, local and state utility permits,
and state permitting for wetlands. DiPrete Engineering
provided surveying, planning, permitting, and
construction oversight.

Greenwich Place

West Warwick, Rhode Island
Meridian Real Estate and The Dolben Company
teamed with DiPrete Engineering to develop a 160-
unit luxury apartment community in West Warwick,
RI. Greenwich Place offers one, two, and three
bedroom luxury apartment units with balconies, a
dog park, a fitness center, and an outdoor pool.
The planning for the community included siting
8 apartment buildings, a club house with pool,
and 310 parking spaces. The site/civil engineering
component included design of utilities, roadways,
ADA accessibility, and stormwater design for all new
impervious areas.
The project required Town of West Warwick
planning approvals, local and state utility permits,

River Bend Apartments

Woonsocket, Rhode Island
DiPrete Engineering provided engineering design
services for the 252-unit apartment complex located
along the Peters River. This is a 10-acre brownfield
redevelopment project with the site previously
occupied by mill buildings. The site’s mill use dated
back to 1822 and was in use until the late 1980’s and
plagued by fires in 1990. The property became vacant
in 1994 and another fire decimated the site in 2000.
The remaining buildings were razed in 2001.
Due to the long history of the development and the
industrial use, the area along the Peters River had
been heavily developed with buildings, paving, and
disturbance associated with industrial uses. With
respect to stormwater management and water
quality, the predevelopment conditions did not have
a provision for stormwater management or water
quality best management practices. The industrial use
also resulted in a high potential for the introduction of
pollutants into the Peters River.
DiPrete Engineering prepared a stormwater
management plan that would dramatically improve
the water quality on site. This included hydrodynamic
separation chamber products to remove sediments,
floatables, oil, and grease and the re-vegetation of 1
acre of land located along the riverbank.

Wampanoag Meadows

East Providence, Rhode Island

DiPrete Engineering is working with Driscoll
Development and Birchwood Design Group to develop
a former gravel pit into an apartment complex.
Wampanoag Meadows is located off of Wampanoag
Trail in East Providence, Rhode Island and consists of a
50-acre gravel pit that was active until recent years.
The proposed development will contain 308
apartment-style, residential units and will include
a community center and other amenities. The
development will include an extensive stormwater
control system due to the lack of an emergency
overflow to neighboring waters. This will result in all
stormwater being infiltrated on site.
DiPrete Engineering’s scope of work includes the
planning and engineering design of the site as well
as permitting through the City of East Providence,
the Rhode Island Department of Environmental
Management and the Rhode Island Department of
Transportation.

Lofts at Anthony Mill

Coventry, Rhode Island

Brady Sullivan Properties teamed with DiPrete
Engineering to revitalize an underutilized mill
on Washington Street in Coventry, RI. The
redevelopment contained 122 luxury apartment
units, a roof-top deck, fitness center, indoor
basketball court, theatre room, community room, on-
site storage, and parking.
Built between 1872-1874, the Anthony Mill in
Coventry is one of the most architecturally elaborate
mills in the state of Rhode Island. Situated on the
banks of the Pawtuxet River, the loft community has
easy access to the East Coast Greenway canoe launch
and walking, biking, and jogging trails.
As part of the redevelopment, DiPrete Engineering
completed an existing conditions and boundary
survey, wetland delineation, stormwater and grading
design, sewer pump station design, water service
design/oversight, and regulatory permitting.
The site design included breaking up the large swaths
of impervious area on the site with new pedestrian
walkways, attractive landscape features, and site
lighting.

Pin Oaks

Norfolk, Massachusetts

Pin Oaks is 43-unit condominium development located
on 12 acres in Norfolk, MA. DiPrete Engineering
teamed with Oxbow Development and other
consultants to design and permit the project.
The design included a boulevard entrance, large park
areas, loop roads, and enhanced landscape buffers
to neighboring properties. Condo units overlook
community green space with walkways, park benches,
and a gazebo. On site wastewater treatment and
underground infiltration systems are located beneath
green space throughout the site. Decorative site
lighting, stone walls, picket fences, and a mix of surface
textures including pavers and granite make this an
inviting place to live!
DiPrete Engineering completed boundary and
topographic survey, soil evaluations, percolations and
infiltration testing, site engineering (roadway, utility,
stormwater management, and sewage disposal system
design), and regulatory permitting. Upon receiving
permits, construction phase services were completed
including survey layout services, site observation and
inspections, as-builts, and condominium documents.

Rosedale Landing

Cranston, Rhode Island

Rosedale Landing, located on Narragansett Boulevard in
the Edgewood section of Cranston, was built in 1939. This
unique 3-story U-shaped structure is in the Streamline
Moderne architectural style. This style was a late branch
of the Art Deco design style, emphasizing curving forms,
long horizontal lines, and in some examples nautical
elements. With incomparable views of Narragansett Bay,
this stunning building is listed on the National Register of
Historic Places.
Belvoir Properties, a multifaceted commercial and
residential developer, preserved and restored Rosedale
Landing true to its original art deco-era architecture,
while adding modern day technology and conveniences.
DiPrete Engineering assisted Belvoir Properties with
the restoration of the property. This included a new
parking area with decorative surface textures, sheet pile
bulkhead, boardwalk, dock, and landscape improvements.
This scope of work included surveying, site design,
and construction administration. DiPrete Engineering
obtained the following permits:
