Citizens Bank Corporate Campus
Johnston, Rhode Island
The Citizens Bank Corporate Campus project included
425,000 square feet of new building, structured parking,
athletic fields, tennis and basketball courts, and walking
trails. The building itself features collaborative work space,
a call center, executive offices, and dining and fitness
facilities. Throughout the campus there is 60 acres of
preserved space that includes wildlife paths and an
extensive stormwater system for protection of wetlands
and sensitive areas. There are also three large culverts
that span three wetland crossings.
Project Team with Senator Reed
In addition to the campus, this one-of-a-kind project included a new interchange for Interstate 295,
infrastructure improvements along Greenville Ave, extension of utilities to service the site and the surrounding
area, and remediation of an onsite landfill. The most unique and impressive component of this project was
the pace at which it was conceived, designed, and permitted. The fast-tracked schedule for on and offsite
improvements presented the team with the unique challenge of a rolling permitting process through over a
dozen regulatory agencies. Design and regulatory requirements were broken up into segments and sequenced
so construction could commence in phases while the design continued to evolve. Close and continuous
collaboration with state, local, and federal regulators as key in meeting all the regulatory requirements
necessary to keep the project on pace. The process began in March 2016, first permits were issued in April,
and shovels were in the ground in May officially marking the start of construction on the 140-acre campus.
The campus is designed to foster collaboration among colleagues, create an excellent experience for their
customers, and become a special place for the community. The bank’s headquarters remains in downtown
Providence. Citizens has about 5,300 total employees in Rhode Island, including workers at branch locations.

Würth Baer Supply Company
East Providence, Rhode Island
Würth Baer Supply Company is one of the nation’s
leading specialty wholesale distributors to the
woodworking industry, offering an extensive inventory
of decorative and functional hardware and fittings,
tools, shop supplies, surfacing materials, and board
and panel products.
DiPrete Engineering provided engineering design,
surveying, and construction stakeout services for their
new location on the former Fram Factory property on
the East Providence/Pawtucket city line.
The development plan included a 100,000 square foot
distribution building (90,000 warehouse and 10,000
office), associated parking spaces, and loading docks
on a 6.6-acre site. The distribution center will be
served by a new railroad spur that will provide access
to the Providence & Worcester Railroad.

Edesia
North Kingstown, Rhode Island
Edesia is a non-profit company that produces ready-to-
use therapeutic foods, partnering with organizations
such as UNICEF, the USDA and the World Food
Programme. In 2014, the company relocated from East
Greenwich into a larger space at the Quonset Business
Park, lured by the Park’s attractive site-readiness
packages.
DiPrete Engineering teamed with RGB Architects to
design and permit Edesia’s new headquarters, which
features 80,000 sf of manufacturing and office space.
DiPrete lead the permitting through the Rhode Island
Department of Environmental Management and the
Quonset Development Corporation. Engineering
tasks included design of sand filters and infiltration
ponds for stormwater management, conceptual
designs to accommodate a future railroad spur, utility
connections, and grease-trap design for laboratory
process waste.

Cadence Science Expansion
Cranston, Rhode Island
Cadence, Inc. is a leading supplier of advanced products,
technologies and services to medical, life science,
automotive, and industrial companies worldwide.
Cadence manufactures the critical elements of the
most complex systems in the world, enabling better
performance and improving outcomes.
Cadence, Inc. teamed with DiPrete Engineering to survey,
design, and permit a new 34,000 square foot expansion
and over 200 parking spaces at their Cranston facility.
Cadence is investing $3.3 million in this expansion to
make way for additional precision machining, laser
processing, and automation equipment. The expansion
will bring the Cranston facility size to 77,000 square feet.
“Our Cranston facility has quickly become one of the
major facilities in the U.S. for precision machining of the
most complex parts that go into surgical devices,” said
Alan Connor, President and CEO of Cadence.
The expansion required permitting through the City of
Cranston, Rhode Island Department of Environmental
Management, and the Rhode Island Department of
Transportation.

Millstone Medical Outsourcing, LLC
Fall River, Massachusetts
Millstone Medical Outsourcing, LLC has been in business
since 2004 and provides the medical device industry with
post-manufacturing services including: validation and
engineering services, advanced mechanical inspection,
ultrasonic cleaning and passivation, clean room packaging,
non-sterile packaging and comprehensive warehousing.
The company is headquartered out of Commerce Park in Fall
River, MA. Increasing demands have resulted in the need for
a new 56,300 square foot freestanding building. The building
will be located on the last vacant parcel in the Park which is
adjacent to the existing facility.
The vision for the site was to create a campus feel by
designing vehicular and pedestrian access between the
existing headquarters and the new building. The site plan
features a 48,000 square feet building footprint with an
8,300 square foot mezzanine, 5 loading docks, 99 parking
spaces, motorcycle parking, bicycle racks, vehicle charging
stations, abundant landscaping, and an outdoor patio area for
employees.
DiPrete Engineering’s scope of work included ALTA/NSPS
Land Title Survey, land planning, site/civil engineering
including stormwater management and utility design, and
obtaining approvals through the Fall River Redevelopment
Authority and Site Plan Review Committee.

China Eternal Copiers Technology
Raynham, Massachusetts
China Eternal Copiers Technology Co., Ltd, (CET) a
Beijing-based manufacturer of over 5,000 types of
copier products, has branches in the USA, Singapore,
Russia, Spain, Brazil and Dubai, and sales outlets in
nearly 20 countries.
The company opened its first overseas market in
2006 in the Raynham Woods Commerce Center in
Raynham, MA. Increasing demands resulted in the
need for a 22,000 square foot warehouse expansion
on the existing 23,180 square foot building and 10
new parking spaces at the facility.
DiPrete Engineering collaborated with the design-
build contractor, New England Construction, and
China Eternal to lead the site development through
the Raynham permitting process.
The project went through the site plan review
process with the Planning Board. Site/civil design
included grading and drainage associated with the
addition, new parking stalls and walkways, and the
design of a new stormwater infiltration pond.

Conneaut Industries, Inc.
West Greenwich, Rhode Island
Conneaut Industries is a leading supplier of specialty
industrial yarns used by an extensive range of
end-users, including automotive, electrical wire
& cable, electronics, aerospace, and composite
materials. Conneaut yarns and fibers are distributed
throughout the world.
The company’s existing facility is located on Hopkins
Hill Road in West Greenwich, RI. Increasing demands
resulted in the need for a 25,000 square foot free-
standing warehouse adjacent to the existing building.
The new building includes two loading docks, a truck
drive-thru, a new septic system, water, electric, and
gas services, extensive grading, and stormwater
management.
DiPrete Engineering collaborated with the design-
build contractor, New England Construction, and
Conneaut to lead the site development through
the Town of West Greenwich permitting process.
The project was reviewed by RIDEM for proximity
to wetlands, septic and stormwater design. It also
required extensive coordination with Kent County
Water for the new water service. The team also
brought the project through the development plan
review process with the Planning Board.

LA Fitness
Providence and Pawtucket, Rhode Island
DiPrete Engineering teamed with The Procaccianti
Group to deliver a pad-ready site for a new 45,000
square foot LA Fitness. The entrance to the two-story
healthclub faces it’s new parking lot, with the rear
of the building facing Ann Mary Street. A wide swath
of windows are seen on the side of the building that
runs along North Main Street and the parking lot is
landscaped with trees and shrubs.
This site was more challenging than others in that
there was a multi-level building on the site. The new
building sits over an old bowling alley that previously
had a parking deck above and the new parking is over
a former Sears building. The site required significant
demolition and abatement. It is also located in
Providence and Pawtucket and required permitting
through both municipalities. Some of the other
challenges included meeting the latest stormwater
requirements, protecting the adjacent streets,
constructing an 17’ x 615’ block retaining wall, and
salvaging old utilities.
DiPrete Engineering also completed the initial
ALTA/ACSM Land Title Survey, worked through the
conceptual planning to achieve the tenant’s request
for parking with the appropriate square footage while
meeting the requirements for landscaping stormwater
management, state and local regulatory permitting,
construction documentation, and construction
administration.

Hope Artiste Village Lofts
Pawtucket, Rhode Island
Hope Artiste Village, a large, modernized mill
property located at 1005 Main Street in Pawtucket
and comprised of office space, artist studios, light
industrial work space, and retail, is home to 149
loft-style housing units at the rear of the property on
Esten Avenue.
Urban Smart Growth, an innovative real estate
development and management company teamed up
with DiPrete Engineering, David Presbrey Architects,
Garcia Galuska DeSousa Inc., Northeast Engineers &
Consultants, Inc., Metric Corporation, and Santander
to design and create the 500 to 1,325 square foot,
open concept-style units.
Parking for the lofts includes 396-spaces at a lot on
Esten Avenue. The project will also include 52 storage
units for tenants in the lower floors of the building.
DiPrete Engineering completed permitting through
the Pawtucket Building Department and received
approvals from Narragansett Bay Commission
Commercial Sewer Connection and Narragansett Bay
Commission Stormwater Connection. The team also
provided construction assistance during sidewalk,
roadway, and parking area alterations.

DiPrete Engineering teamed with Blackstone Valley
Development Corp. on Phase II of Belmont Commons.
The project is for Arc of Blackstone Valley (ABV), a
service organization for adults with intellectual and
developmental disabilities. Keats Garden, a 20-unit
assisted living center, completes the Arc’s “Manton
Street Initiative”.
Keats Garden features entrances with automatic
doors, blinking doorbells for the hearing impaired,
and front-door peepholes at wheelchair height. Phase
II of the project included demolition of the former
ABV headquarters, site design of the new building,
an underground infiltration system for rooftop
runoff, accessible parking, outdoor patios, sidewalks
and gardens. A future expansion area to be located
adjacent to the new building was also designed and
permitted.
DiPrete performed site engineering and permitting
through RIDEM, the City of Pawtucket, Pawtucket
Water, and Narragansett Bay Commission (NBC). The
site was part of a combined sewer system, where
stormwater and sanitary sewer went into the same
location. Working with the City of Pawtucket, DiPrete
was able to remove the stormwater from the NBC
sewer system, providing a higher level treatment of
stormwater as well as sanitary sewer.

DiPrete Engineering teamed with Blackstone Valley
Development Corp. on an exciting project for Arc of
Blackstone Valley (ABV), a service organization for
adults with intellectual and developmental disabilities.
Belmont Commons, a 10-unit assisted living center,
is Phase I of Arc’s “Manton Street Initiative”. The site
features automatic doors, blinking doorbells for the
hearing impaired, front-door peepholes at wheelchair
height, and handicap ramps.
DiPrete worked with the owner and architect for
construction and phasing of the site, which previously
acted as ABV’s headquarters. Belmont is now a
12,750 sf building containing one- and two-bedroom
affordable apartments.
DiPrete performed site engineering and permitting
through RIDEM, the City of Pawtucket, Pawtucket
Water, and Narragansett Bay Commission (NBC). The
stormwater mitigation consisted of an underground
infiltration system for rooftop runoff, a rain garden,
and an above-ground infiltration pond. The site was
part of a combined sewer system, where stormwater
and sanitary sewer went into the same location.
