30 Dennis formed DiPrete Engineering in 1988 after gaining engineering

Forbes Crossing
Foxborough, Massachusetts
DiPrete Engineering is teaming up with the Saletin Real
Estate Group to redevelop and revitalize Foxfield Plaza
into the new Forbes Crossing. The existing plaza will
be transformed into a mixed-use development located
on Central Street in Foxborough, MA. The 19-acre site
is situated at a prime location on the Foxborough/
Mansfield town line.
The project will begin with the demolition of many of
the existing buildings. The new development proposes
46,500 square feet of redeveloped retail space, three
new restaurant pad sites, a new bank/office pad,
and a new 139-unit nationally recognized hotel. The
expansion and redevelopment of the project resulted
in the design of a new roundabout at the intersection
of Forbes Boulevard and Foxborough Boulevard.
The project required permitting through the
Foxborough Planning Board for site plan approvals,
Conservation Commission for clearing of the buffer
zone for site visibility, Zoning Board for parking
variances, and MA DOT for the roundabout. DiPrete
Engineering’s scope of work included land surveying,
site and roundabout engineering, and permitting.

Garden City Center Expansion
Cranston, Rhode Island
Garden City Center, Rhode Island’s premier outdoor
shopping venue, is currently executing a multi-phased
strategy to expand, reconfigure, and redevelop the historic
shopping center.
The first phase of the plan extended Garden City’s
“Village” to the south with the addition of a new 14,000
square foot building in an area formerly utilized for
customer parking. At the same time, the iconic Garden
City gazebo was transformed from the end-cap of the
Village into the new focal point for the center. The next
phase included the demolition of Border’s bookstore and
the construction of a 38,000 square foot LA Fitness. In
addition, the vacant Circuit City and Linen’s N Things were
broken down into smaller spaces, now home to Corner
Bakery Cafe, Sephora, Crate & Barrel, and The Container
Store. The area south of the gazebo also received a facelift.
The parking area’s striping and circulation patterns have
been restored. Landscaped islands, accessible pedestrian
walkways, signage, and site lighting have also been created
to improve the pedestrian scale.
The Wilder Companies of Boston, MA teamed with DiPrete
Engineering to engineer the site, obtain local and state
land use approvals, and perform construction layout and
observation.

Dowling Village
North Smithfield, Rhode Island
Located at the intersection of Eddie Dowling Highway
and Old Louisquisset Pike, DiPrete Engineering is
working with Bucci Development to design, permit,
and construct a mixed-use development with
approximately 600,000 square feet of retail space,
75,000 square feet of office space, several restaurants,
76 condominium units, and over 2,400 parking spaces.
The project has received all permits and is almost
completely built out. DiPrete Engineering is now
assisting the owner with prospective tenants, providing
construction assistance and monitoring as well as final
design plans for specific tenants.
The first phases of construction at Dowling Village
included a new traffic signal on Route 146A for access
at the southern entrance of the site and several
retailers. Currently, CVS Pharmacy, Denny’s, ALDI, Taco
Bell, Walmart, Lowe’s, Firestone, Buffalo Wild Wings,
Texas Roadhouse, and Aspen Dental are open for
business. The remainder of the site is currently under
construction.

Riverfront Business Park
Freetown, Massachusetts
DiPrete Engineering is teaming up with Churchill and Banks to design and permit a new commercial, industrial,
business, and retail complex off Route 24 in Freetown, MA. The project is located south of the Stop and Shop
Distribution facility and north of the South Coast Life Science and Technology Park in Fall River, MA. The total
site area is over 385 acres.
The current design plan calls for over 2,500,000 square feet of mixed-use buildings which includes 2,000,000
square feet dedicated to warehouse and industrial space. The parcel is suitable for users that require upwards
of 1,000,000 square feet of floor space. In addition to the proposed building space, the current plan includes
parking for over 8,500 vehicles and new roadways to service the proposed users.

Citizens Bank Corporate Campus
Johnston, Rhode Island
Citizens Bank recently held a groundbreaking for its new Project Team with Senator Reed
3,200-employee corporate campus. The campus will include
425,000 square feet of new building, structured parking,
athletic fields, tennis and basketball courts, and walking trails.
The building itself will feature collaborative work space, a
call center, executive offices, and dining and fitness facilities.
Throughout the campus there will be 60 acres of preserved
space that includes wildlife paths and an extensive stormwater
system for protection of wetlands and sensitive areas. There
are also three large culverts that span three wetland crossings.
In addition to the campus itself, this one-of-a-kind project includes a new interchange for Interstate 295,
infrastructure improvements along Greenville Ave, extension of utilities to service the site and the surrounding
area, and remediation of an onsite landfill. The most unique and impressive component of this project is
the pace at which it was conceived, designed, and permitted. The fast-tracked schedule for on and offsite
improvements presented the team with the unique challenge of a rolling permitting process through over a
dozen regulatory agencies. Design and regulatory requirements were broken up into segments and sequenced
so construction could commence in phases while the design continued to evolve. Close and continuous
collaboration with state, local, and federal regulators has been key to meeting all the regulatory requirements
necessary to keep the project on pace. The process began in March 2016, first permits were issued in April,
and shovels were in the ground in May officially marking the start of construction on the 140-acre campus.
Citizens Bank is looking forward to their new state-of-the-art facility. The campus is designed to foster

DiPrete Engineering teamed with Kaestle Boos
Associates Architects (KBA), Mitchell Associates, Building
Engineering Resources, McMahon Associates, and
Universal Environmental Consulting to design and permit
a new $24.75-million public safety facility on 10.3 acres
in Sharon, Massachusetts.
The Sharon Police and Fire Departments are being
added to the existing Department of Public Work (DPW)
complex. The new buildings – located on South Main
Street – will house both departments and include a
shared lobby and 911 center. The construction is being
phased to keep the existing police station operational
while the new building is under construction. The DPW
has remained operational throughout construction.
The development plan included three new buildings,
associated parking, loading, and drive aisles, stormwater
management systems consisting of three underground
infiltration systems, new utility services, and design of a
2,000 gallon-per-day septic system.

Pin Oaks
Norfolk, Massachusetts
Pin Oaks is 43-unit condominium development located
on 12 acres in Norfolk, MA. DiPrete Engineering
teamed with Oxbow Development and other
consultants to design and permit the project.
The design included a boulevard entrance, large park
areas, loop roads, and enhanced landscape buffers
to neighboring properties. Condo units overlook
community green space with walkways, park benches,
and a gazebo. On site wastewater treatment and
underground infiltration systems are located beneath
green space throughout the site. Decorative site
lighting, stone walls, picket fences, and a mix of surface
textures including pavers and granite make this an
inviting place to live!
DiPrete Engineering completed boundary and
topographic survey, soil evaluations, percolations and
infiltration testing, site engineering (roadway, utility,
stormwater management, and sewage disposal system
design), and regulatory permitting. Upon receiving
permits, construction phase services were completed
including survey layout services, site observation and
inspections, as-builts, and condominium documents.

Windchime Estates
North Attleborough, Massachusetts
Windchime Estates is a 35-lot subdivision located off
of Allen Avenue on 46 acres in North Attleborough.
DiPrete Engineering teamed up with Spinnaker Group
to survey, engineer, and permit the neighborhood.
The development plan called for 3,700 linear feet of
roadway accessed from two points off Allen Avenue
terminated by a loop road with two cul-de-sacs. The
site is bound by an abandoned railroad to the south
and by a wetland complex to the north, east, and west.
Two wetland crossings provide access to the majority
of the 1.5-acre home sites. The homes are serviced by
public water and private sewage disposal systems.
DiPrete Engineering completed a boundary and
topographic survey, a Phase 1 ESA, soil evaluations,
and wetland delineations as part of the due diligence.
Site engineering included stormwater analysis and
design, design of roadways, waterlines, drainage
networks, sewage disposal systems, and pump station
evaluations.
Permits were obtained from the Planning Board,
Conservation Commission, Department of Public
Works, and Board of Health.

Lofts at Anthony Mill
Coventry, Rhode Island
Brady Sullivan Properties teamed with DiPrete
Engineering to revitalize an underutilized mill
on Washington Street in Coventry, RI. The
redevelopment contains 122 luxury apartment units,
a roof-top deck, fitness center, indoor basketball
court, theatre room, community room, on-site
storage, and parking.
Built 1872-1874, the Anthony Mill in Coventry is one
of the most architecturally elaborate mills in the
state of Rhode Island. Situated on the banks of the
Pawtuxet River, the loft community has easy access to
the East Coast Greenway canoe launch and walking,
biking, and jogging trails.
As part of the redevelopment, DiPrete Engineering
completed an existing conditions and boundary
survey, wetland delineation, stormwater and grading
design, sewer pump station design, water service
design/oversight, and regulatory permitting.
The site design included breaking up the large swaths
of impervious area on the site with new pedestrian
walkways, attractive landscape features, and site
lighting.

New England Institute of Technology
East Greenwich, Rhode Island
DiPrete Engineering is part of a design team working to
create a new ‘green campus’ for the technical college.
The proposal for the new campus includes utilizing a
265,000 sf building, formerly built as a headquarters for
Brooks Pharmacy. The location is now the main campus
for academic activities and administration.
In addition to the ongoing work related to the current
facility, DiPrete Engineering is working with NEIT on
future additions to the new campus. The plan calls
for dormitories, athletic fields, and a field house with
anticipated construction after 2013. The first phase of
new development will most likely include athletic facilities
located to the east of the main campus building. The final
build out will also contain over 1,600 parking spaces.
DiPrete Engineering is working closely with the project
team and the Town to assess and plan water, sewer and
drainage infrastructure, roadway design, emergency
access and overall land planning as well as all regulatory
permitting in conjunction with the 100-year vision of NEIT.
Since opening its doors in 1940, NEIT has grown into
the leader in technical education in Southeastern New
England. Today, enrollment is over 3,000 students.

National Grid Maintenance Facility
Sutton, Massachusetts
National Grid was exploring a number of sites in
Massachusetts, looking to consolidate multiple facilities
into one location. Working alongside National Grid and
RGB Architects, DiPrete Engineering assisted in the
evaluation of different sites before the final location was
selected and engineering began.
The development plan included a 25,000 square foot
fleet maintenance facility made up of four drive-through
truck bays, storage bays, wash bays, and an open-air
truck canopy with loading docks to accommodate four
full-size tractor-trailers. Connecting the two truck service
areas is the office and employee support services.
In addition to parking fields, utility services, and
stormwater management the site includes a transformer
storage pad/containment area. This provides storage for
approximately 16 mobile transformers and an additional
30 pad-mounted transformers.
DiPrete Engineering provided surveying services, site
engineering, regulatory permitting, and construction
phase services.

Block Island Wind Farm Transmission System
South Kingstown, Narragansett, and New Shoreham, Rhode Island
DiPrete Engineering teamed with Deepwater Wind
to assist with the surveying and site engineering
of the Block Island Transmission System. The Block
Island Transmission system is a new electric cable
that will deliver electricity from the off-shore wind
farm to the mainland.
DiPrete Engineering performed existing conditions
and boundary survey for the cable starting at its
landfall at Scarborough State Beach to its final point
of connection at National Grid’s existing electric
substation in Wakefield, RI. From the beach, the
cable will remain buried beneath state roads. Several
routes, consisting of over 13 miles of roadway, in
multiple municipalities, were surveyed and studied.
DiPrete Engineering obtained local and state permits
for the different routes.
The wind farm itself is located three miles off the
southeast coast of Block Island and will be the first
off-shore wind farm in the nation. Deepwater Wind
is developing the wind farm as a demonstration-
scale 30-megawatt off-shore wind farm with five
wind turbines.
The project will generate over 100,000-megawatt
hours annually and will supply the majority of Block
Island’s power demands. This project will allow the
island to power down and place on standby the
expensive diesel fuel generators that now power the
island. The wind farm will export 90% of the power
it generates back to the mainland grid through the
new undersea transmission cable.

Foster Solar Farm
Foster, Rhode Island

DiPrete Engineering collaborated with Nexamp on
the development of a 5.5-acre solar field on 78 acres
in Foster. Nexamp develops, designs, builds, owns,
finances, and operates commercial-scale solar systems
throughout New England. They have completed more
than 200 solar systems totaling over 50 megawatts of
solar generating capacity.
Nexamp’s Foster project consisted of integrating
a 1.2-megawatt solar field into an existing sheep
farm. Upon completion of the photo-voltaic panel
installation and stabilization of the site, the sheep will
return to the site to graze on the lawn in between the
panels. It is estimated this the 1.2 megawatts power
over 100 homes.
DiPrete Engineering completed the initial due
diligence which consisted of wetland delineation,
zoning and permitting analysis, and review of the
solar array layout on the site. Site engineering was
then completed along with planning and zoning
submittals to the Town of Foster and RI Department
of Environmental Management. Upon receiving
approvals, construction documents were prepared and
DiPrete assisted during the construction process.

Bluesphere Waste-to-Energy Facility
Johnston, Rhode Island
Bluesphere, an international company that develops,
manages and owns waste-to-energy projects, has
expanded to the Northeast U.S. The company is
currently permitting their North Carolina project and
recently began the Rhode Island facility.
The waste-to-energy project will be located in Johnston
and is a 3.2 MW facility for generating electricity from
biogas derived from organic biomass (primarily food
waste). The facility will utilize anaerobic digestion (a
process that breaks down organic material) to produce
biogas (primarily methane and carbon dioxide), from
which electricity will be generated.
DiPrete Engineering is working with Bluesphere and
Austep (owner’s engineer) to provide surveying, site
engineering, and regulatory permitting for the project.
The engineering scope of the project includes design
of access roadways around equipment, parking areas,
stormwater management, soil erosion and sediment
control measures, new utilities, and landscaping. Land-
use permits include Town of Johnston Pre-Application
Plan, Preliminary Plan, Industrial Site Plan, and Final
Site Plan approvals. Approvals are also required
from the RI Dept. of Environmental Management for
proximity to regulated wetland areas.

Broadrock Renewables Landfill Gas-to-Energy Facility
Johnston, Rhode Island
DiPrete Engineering teamed with Broadrock
Renewables, DCO Energy, and Stantec for the
surveying, land use permitting, and site engineering
of the new 33-megawatt landfill gas-to-energy facility
at the Central Landfill in Johnston, RI.
The facility uses state-of-the-art technology to extract
and clean methane gas from the landfill, minimizing
the amount of gas released into the atmosphere.
The operation of the facility begins at a gas treatment
plant where sulfur and siloxane are removed from
the gas. Once clean, the gas is piped through a 10”
underground line to the electric generation plant.
This plant consists of four combustion turbines, heat
recovery generators, steam turbines, and cooling
towers. Newly created power will leave this plant
through a series of overhead wires that will tie into
National Grid’s transmission lines.
The surveying scope of the project included an
ALTA/ACSM Land Title Survey for the gas and
electric site, a corridor survey and easement for the
alignment of the 10” gas line, an access and utility
easement for the switchyard, and an easement and
profiles of the interconnection loop alignments for
the conveyance of electricity to the National Grid
transmission lines.
The engineering scope of the project included
land use permitting with local and state agencies,
conceptual, preliminary, and final engineering of
utility and stormwater systems, and construction
administration.

DiPrete Engineering has completed peer reviews
for applications in front of planning, zoning, and
conservation commissions. These services include
compliance with the municipality’s subdivision,
wetlands, and zoning by-laws. The specific tasks
include review of stormwater mitigation, grading and
ADA accessibility, site layout, parking and circulation,
landscaping, site lighting, and water and sewer/septic
design.
