REAL ESTATE COMMISSION EXPLAINED

The number one question that always runs through the minds of my clients when we sit down to sell their
home is this: “You want to be paid HOW MUCH to sell my home?” This is a sensitive issue with many
people. So, let me be honest with you about the commission for your home-both where it goes and what it
does.

Each transaction involves four people: two on the listing SELLER'S BROKER SELLER'S A
side and two on the buying side. When a home is sold and
commission is paid, half of the commission goes to the listing GENT (ME)
brokerage and half is received by the buyer’s brokerage. Of
these amounts, roughly half is then passed on to each agent
involved and half is kept by the brokerage. So, in essence,
each of these people receives one-fourth of the commission.

I personally pay for all your marketing, advertising, and BROKER BUYER'S
other expenses out of my portion. More importantly, in
order to make your home more enticing to buyer’s agents, BUYER'S AGENT
a competitive commission must be offered. Agents will show
homes that offer a better commission.

It’s important to know the whole story when making your decision about who to list your home with. How
much work will a discount broker do with only one-fourth commissions? How appealing is a discounted
commission to buyer’s agents? Remember the general rule: You get what you paid for.

Calculate Your Bottom Line

If your price too high at first, you will lose potential buyers who might have bought the home at
or above the price you eventually settle on. You need to establish the market value of your home
and realize that interest will largely depend on the asking price. And as interest declines, so does
the price.

Listing Guide 8.

MARKET VALUE IS DETERMINED IN
SEVERAL WAYS

The Market Value of Your Home IS NOT: The True Market Value of Your Home IS:
• What you have in it • What a buyer is willing to pay for the property
• What you need out of it
• What it is appraised for today
• What you heard your neighbor’s house sold for • Based on today’s market
• What the tax office says it’s worth • Based on today’s competition
• What it is insured for • Based on today’s financing
• Based on memories or treasures • Based on today’s economic conditions
• Based on prices of homes when you are moving • Based on the buyer’s perception of property

As a Seller, You Control: condition
• The price you ask • Based on location
• The condition of the property • Based on normal marketing time
• Access to the property

As a Seller, You DO NOT
Control:
• Market conditions

• The motivation of your competition

• Value
