Property Shop first opened in 2009 and
quickly grew to become leaders in the
very competitive Zimbabwean real estate
business, focusing on a select up-market
niche in the real estate sector. Over the
years they have successfully established
their well-deserved reputation for

On the 1st of April this year Property Shop re-
located – fairly close by - to 8A Kingsmead Road
in Borrowdale. If you’re coming from town along
Borrowdale Road it’s the second road to the right
after the traffic lights at the intersection with
Whitwell Road. If you’re coming from the Village
it’s the fourth road to your left. There’s a big
billboard on Borrowdale Road to point the way!

Their new offices are situated in what was once
a rather splendid and sprawling residential
property which has been elegantly up dated
and modernised. It’s set within a lush garden
with manicured green lawns and mature palm
trees. The gardens provide a tranquil and serene
environment in contrast to the hustle and
bustle of the Village. It’s a more focused working
environment for the staff who are no longer
tempted to pop down to the shops for a cup of
coffee or a spot of shopping. It’s also great for
clients – there’s safe and secure parking and it’s
much more private.

The old homestead has recently been updated
with a smart new Chromadek roof and new
crisp white aluminium door and window frames
which contrast well with the dark grey exterior
paintwork. There’s a large square archway at the
main entrance which gives the structure a modern
and contemporary image. At the back there’s a big
verandah with two seating areas for the staff to
have a break outside or for informal meetings with
clients, overlooking the pool and the lush green
garden. There’s an existing slab set in the back
garden which will soon have a gazebo set up on it
for future functions and events.

Inside the offices have been recently renovated
with new wood floors in the public spaces and
white porcelain tiles in the office areas. The
reception desk is quite generous and modern,
constructed with plain white panels and teak
counters. There are other built in cabinets which
follow the same style and Property Shop has
enhanced the theme with teak chairs and tables in
the seating areas and tasteful decorative touches
like lamps, pictures and ornaments. It creates a
comfortable and welcoming atmosphere without
being too fussy or cluttered.

To the right of the reception is the
Managing Director’s office and along a
short passageway there’s a kitchenette
for the staff. Branching off there’s a
chill out room for employees or for
informal client meetings. There’s a
storeroom and a server room, two
private offices and an open plan office
which accommodates the 12 sales
consultants, as well as the boardroom.
All the offices are light and bright with
big windows overlooking the garden.

To the left of the reception there’s a
small informal lounge, Sontine Travel’s
office and the two partners offices. The
partners’ offices have doors opening
out to the garden.

Part of what sets Duravit apart is their
continued research and development which
has seen them introduce special products
and product features like HygieneGlaze, an
anti-bacterial glaze, waterless urinals which
are ideal for use in remote areas, space
saving concealed cisterns and bathroom
mirrors that have adjustable lighting
and demisting features. SensoWash is
another of their great innovations, which is
combination of a toilet and bidet in one that
is electronically operated. This makes it an
ultimate luxury for the modern home.
Duravit has been unwavering to its
commitment to good design. The
manufacturer has worked with some of the
best architectural and industrial designers
in the world – most notably the maverick
designer, Philippe Starck.

Philippe Starck

Starck is a world renowned French industrial architect and designer

known for his wide range of designs, including interior design, architecture,

household objects, furniture, hotel interiors, watches and luxury yachts.

Some of his most iconic designs include the Ghost Chair and the orange

squeezer that looks like a sci-fi spider. His designs for Duravit include the

ME range, the Cape Cod range, SensoWash and Stark 1, 2 and 3. His range

includes bath tubs, basins, toilets and bathroom accessories. Probably

his most ico nic design is the Starck 1 range which includes the

free standing basin on a conical base available in a variety of colours and

finishes. The range was inspired by the traditional bucket and bowl used in

bathrooms but with a fresh modern twist. Starck has also designed a range

of accessories including towel rings, rails, hooks and toothbrush holders.

Cecilie Manz

Manz is a Danish industrial designer who has won numerous awards including
designer of the year in the Design Awards by Bo bedre, Costume Living,
Nordic Living and Boligmagasiet. In September 2014, she won the Danish
Crown Prince Couple’s Culture Award (Kronprinsparrets Kulturpris) for
her contribution to design. Her work includes furniture, jewellery, lamps
and sculptures. Her Mikado table has been included in MOMA’s design
collection. One of her designs for Duravit is the Luv range which blends
Scandinavian simplicity with timeless elegance. Manz has incorporated satin
matt furniture and counter tops in natural shades and coordinating mirrors.

Duravit’s collaboration with Dieter Sieger started in 1990 and has continued
to this day. Dieter, a respected architect, and later his two sons Michael and
Christian, developed the Happy D.2 and Happy D.2 Plus range for Duravit.
He was one of the first architects to fit bathrooms with two washbasins and
specially made mirrored cabinets. Apart from the Happy D.2 ranges Sieger has
also designed the Viu/XViu range characterised by gentle organic shapes and
available in Champagne Matt and Black Matt. Sieger has also designed the
D-Code range with seven different furniture options for the vanity cabinets.

Kurt Merki Jr.

Merki is a Swiss/Ghanaian designer with a Master’s degree in product
and interior design and he’s worked for a number of architectural firms in
Zurich and Milan. He worked at the Studio Antonio Citterio in Milan before
returning to Zurich where he opened his own design studio in 2010. For
Duravit he has designed bathroom furniture for the Vero ceramic range
and the faucets for the C.1 range. He also designed the XSquare bathroom
furniture series which includes vanity units, mirrors and mirror cabinets.
The design won the iF Design award for 2019.

Christian Werner

Werner is a German industrial designer
based in Hamburg. Since 1992 he has run
his product design and interior architecture
studio, designing furniture for the foremost
international manufacturers and undertaking
a variety of projects for exhibition stands,
restaurants, publicity agencies, shops,
franchises, and others. Christian Werner
was the first furniture designer to work with
Duravit and started with the Ketho furniture
range in 2010. He then went on to design
L-Cube in 2015. In 2016, he presented
C-bonded, a completely new technology
and a very clean, clear-cut design. Werner
also designed the Brioso range of furniture,
mirrors and cabinets with ergonomically
designed handles.

devastated by a fire on 31 Dec 2021, and the extent of the damage called for extensive restoration.

Delomic Construction executed the following works:

The building itself has a fascinating history, having served as a Standard Chartered Bank branch until it was shut along with many other branches.
After the closure of the branch, the same building became a flea market with vendors spread around the ground floor space.

A fire broke out in the mall on
31 December 2019 destroying

The cause of the fire was not
ascertained and was later ruled an
accident. It would be over a year
before renovations started.

The renovations started in April 2021 after a lengthy structural assessment performed by Studio Five Architects and the engineer.
The structural assessment process mainly involved investigating the integrity of the structure to meet new functional needs. Research was also
conducted on how to strengthen the existing structure with minimal impact. During these initial stages it was decided that the plumbing, the tiling,
the roofing, the electrical system, and many other aspects of the structure were in were in need of repair.

The Standard Chartered Bank owned arcade has three floors including the mezzanine. It is a mixed-use building design with offices, shops, stalls,
meeting rooms and even a restaurant on the second floor. The basement area which was previously a storage safe for Standard Chartered Bank
will house a printing business in the second phase of the project.

access point from Chinhoyi
Street and two other access
point from Robert Mugabe
Street which sees more traffic in
comparison to Chinhoyi Street.
On entry from Chinhoyi Street,
you are immediately met with
glazed aluminium cubicles.

There are fifty-seven of these
which are going to function as
shops for selected tenants whose
applications for occupancy were
successful. Occupation was
scheduled for the 1st of April
but there have been some last-
minute delays.

The interior is painted cream to give an illusion of spaciousness to these cubicles which differ in sizes. Kamatech was subcontracted for electrical wiring
which involved installing sockets in every shop. Each occupant will be supplied with a key to lock up their cubicles at the end of business hours as an extra
security measure. The building also has fourteen roller shutter doors and once they are all shut, there is a central lock system prohibiting access to the
building post business hours.

All of the windows had to be removed during the
restoration process. Alumen Shopfitters was
sub-contracted to fit aluminium windows and
doors throughout the building. Larger spanning
windows were installed to facilitate natural
lighting and ventilation in the arcade which is
poised to be a hive of activity.

The deck, an additional feature built in to add
more shops and offices above the ground floor
shops, is accessible through a staircase on the
northern far end of the building.

The second floor houses an innovation hub,
media and graphic design offices, an open sitting
area, meeting rooms and lettable offices.

Delomic Construction used a mixture of porcelain and ceramic for
tiling, putting porcelain tiles in areas that normally experience high traffic
because of the material’s durability, especially the ground floor areas.

The terrazzo cladding on the interior walls is both
old and new terrazzo unlike on the facadewhere
it’s exclusively new terrazzo.

The old terrazzo dates back to 1963. Some of
the terrazzo finishes had not been affected by
the fire and only needed specialist cleaning. In
about six months the washed terrazzo and the
new terrazzo will match in colour in such a way
that one wouldn’t be able to distinguish the old
from the new.

To add on to the two ablutions on the first
floor and the disabled one on the ground floor,
another set of ablutions can be found on the
second floor, two for men and two for women
again side by side.

These are modern restrooms complete with
granite countertops, drop-in basins and hand
dryers. Twelve more restrooms are to be
established in the basement in the second phase
of the project.

The floor on which the dining area sits had to
be extensively restored. Water penetration had
damaged the beams so much that the floor was
unstable and threatened to cave in. After the
structural assessment, instead of removing the
damaged concrete beams, the original beams
were repaired and thereafter, extra steel beams
were added to ensure maximum safety in the case
of carrying capacity exceeding the specified load.

A special chemical was sourced from South
Africa to repair the beams and the beams were
restored to 98% of their original integrity.

The kitchen is right beside the open sitting
area and is designed in line with the fire bureau
regulations to withstand heat in case of future
fires breaking out. Adalet fitted the kitchen with
thick 2-hour fire rated double doors and a fire
escape system with firefighting water tanks being
installed in the second phase of the project. A
solar geyser is to be installed later on for the
purpose of supplying the kitchen with hot water.

A 5000-litre water pump delivers water into the
two large reserve tanks installed on the rooftop.
Water is then supplied from the tank to all parts
of the building by gravity. This is a temporary
measure as water will be pressurised in the
second phase of the project.

Also on the cards is a solar power project
expected to take most of the space on the
rooftop. The long-term plan is for the shopping
