HALSTED’S NEW BORROWDALE BRANCH

year. It’s situated at the corner of Alpes
Road and Harare Drive in the rapidly growing
business and retail district, which includes
a number of other new developments, and
promises to become a new shopping
destination for Harare residents. (See
Structure and Design issue 3 featuring
the Storagemart project.) The location is
ideally suited to serve customers from the
northern suburbs, while it’s still conveniently
accessible for home owners and shoppers
from Westgate and Marlborough across to
Greystone Park and Glen Lorne.

by Bruce Rowlands with Gemma Temlett as
the supervising architect and Connor McCabe
responsible for design detailing.

Rowlands enjoys working on the designs for
warehouses as they present an unusually
large-scale canvas to play with. To clad this
fairly standard warehouse with a functional yet
appealing “skin”, Rowlands limited the design
palette to a few select elements; Chromadek
sheeting, clear sheeting, huge timber panels,
shade cloth and signage panels. These were all
composed into a facade that conveys a sense
of uncluttered clarity.

Despite the simplicity of its appearance, the
facade design had to discretely serve several
different purposes. The white Chromadek
was used to visually soften the massiveness
of the structure against the skyline and help
to reduce solar heat gain.

The white is contrasted with the charcoal
Chromadek, which being less attention
attracting, was chosen to help hide the more
unsightly loading areas. The timber panels
use the familiar texture of saw cut planks
to broadcast the nature of the building as
a “hardware store”. These timber panels
grandly announce the entrances and provide
backing for the huge signage. However their
less obvious but equally important role is to
screen from view the ugly necessities such as
plumbing pipework, aircon units, back-up
water tanks, ablution blocks and ranks of
shopping trolleys. The clear sheeting panels
illuminate the internal spaces, significantly
reducing the power load on the lighting. The
shade cloth panels create a green-house over
the garden centre.

Particular attention was paid to the design
of the Garden Centre and the coffee shop –
Freshly Ground. Large warehouse and retail
spaces can be quite impersonal and cold
so the garden section and the coffee shop
help to make the space more friendly and
appealing. It also means that families can
make their shopping into a more interesting
and fun experience. The interior of the coffee
shop – designed by Debby Hart - is fun and
funky and slightly eccentric with a ceiling
made up of open umbrellas and easy chairs
upholstered in ethnic print fabric.

There’s also a very special Dulux Paint
section within the shop which has an eye-
catching and colourful display area. Here
you’ll find a huge selection of paints in every
colour you can think of, as well as varnishes
and timber care, roof and stoep paints, and
all related painting equipment.

customers as well as for larger building
contractors there are separate entrances
designed for both types of shoppers.

They’ve also provided convenient parking
space in front of the shop for families or
individual shoppers and a large paved area
at the back designed for contractors’ heavy
vehicles with bigger loads. Contractors have
a separate gate and loading bays that don’t
inconvenience smaller scale customers.

Halsteds is by no means new to doing
business in Zimbabwe with their first trading
business opened in Bulawayo in 1897 under
the name Halsted and Webb and later
Halsted Brothers. For many years the main
branches of Halsted Builders Express and
Halsted Timbers was located in Workington
and dealt mostly with building and plumbing
contractors. The Msasa branch was opened
in 2014 and was their first venture into
retail stores specifically designed to cater
for home owners and DIY enthusiasts.

They also have branches in Bulawayo,
Mutare, Masvingo, and Kwekwe.They now
stock around 17,000 different products
including building materials, plumbing and
electrical goods, tools, safety wear and
gardening equipment, and even home
appliances. They also stock a range of solar
powered equipment and generators for
alternative power supply. In fact they have
everything building and home related for
the individual home owner or the biggest
building contractors.

using locally available roofing, we
decided that there were better systems
and have subsequently invested in the latest
concealed fix roofing machine. This roofing system
is ideally suited to the larger span buildings.

WHY SHOULD YOU USE THE SEAMLOK 745?

• The roofing fasteners do not penetrate the
roof sheeting, thereby significantly reducing
the potential for leaks especially when the roof is
getting older.

• The Rolling machine is a mobile unit enabling
the Roofing coil to be rolled on site. This means
that each roof panel is rolled to the length of the
roof i.e. if your entire roof is 24m wide by 30m
long we would then cut the roof panels to 24m
length. There are no horizontal overlaps between
the sheets and subsequent wastage and
galvanic rust between the overlaps. There is also
less chance of the sheeting getting damaged in
transit to site.

• The greatest advantage of a standing seam
metal roof is that the seam is higher than the
roof panels and the seam is mechanically
crimped as the sheeting is laid, further reducing
the chances of leaks.

• Due to the nature of this type of roofing system
even with a 2 degree pitch the roof will still
perform better than more common profiles.

• We can roll coil from both South Africa and
offshore in thicknesses ranging from 0,5mm—
0,6mm. This enables you to choose your colours
from Galvanised Steel, Zinc alume, Chromadek
or Colour Bond.

Their latest highly successful structure is the 14,000 sq. m.
warehouse situated at 41 James Martin Road in Workington,
Harare - a private equity investment managed by INVESCI
Asset Management (Pvt) Ltd on behalf of a number of local
Pension Funds. The warehouse was officially opened in June
this year and took around 13 months to complete, including
the demolition of the existing offices and workshops on the
site. This was a complete turnkey project with Superstructures
managing every aspect of the build, including the initial ground
works and the concrete floor slab, and sub-contracting other
service providers for the plumbing, the electrics and the lighting,
and the fire sprinkler system and office fit out.

The warehouse employed Superstructure’s new Seamlok
745 concealed fix roofing system which is a ground-breaking
innovation for the construction industry in Zimbabwe.
(Currently Superstructures is the only company to have a
machine based out of Zimbabwe.) The Seamlok 745 system
has a number of important advantages, most importantly
the concealed fastening system means that there are no
holes punched through the roofing sheets for the fasteners.
Secondly, the currently used system of fixing roof sheets
with conventional “pierced fix” fasteners into the underlying
lip channel purlins locks the roof sheets to the purlins. The
roof sheets expand at a different rate to the purlins, and
the underlying structure supporting the roof, and something
has to give, so the holes for the fasteners get bigger and/or
the fasteners come loose, inevitably leading to leaks as the
building ages.

This is not apparent on our old angle iron purlin structures
with hook bolt roof fasteners as the hook bolts could move
with the roof allowing the roof the expand independently from
the structure. The roof sheets can move up to 1mm per metre
so over a large span the movement can be quite significant.
On longer spans, the concealed fastening system uses sliding
clips so that the roofing sheet can expand over the purlins
freely to allow for the contraction and expansion of the sheets
at different rates to the structure in response to weather
conditions.

The system employs a mobile rolling machine so that roof sheets are
rolled on site to the required length. The rolled forming mill can make
sheets up to 60m in length so there are no horizontal joins where
shorter sheets would normally overlap. This method reduces wastage
and overlaps. The machine can roll steel roofing coil from South Africa
or from other international suppliers in thicknesses ranging from
0,47mm to 0,8mm using galvanised steel, Chromadek (manufactured
by ArcelorMittal), Colour Bond or Zincalume. Zincalume has a zinc
and aluminium coating which makes it up to 20% more resistant
to corrosion than galvanised steel. This makes it ideal for use in
coastal regions where the sea salt causes oxidation. Roof sheets
are accurately cut by a CNC (Computer Numerical Control) guillotine
reducing the chances of rust forming on the ends of the sheet, cutting
the sheets with an angle grinder burns the galvanised protective
coating which is then susceptible to corrosion.

The side laps are mechanically joined as the roof is laid, using a
crimping machine that runs along the two sheets. The crimping
machine creates a 360 degree double lock seam that is extremely
weatherproof, with the concealed fixing clips are folded within the
seam. The seam is higher than the roof panels and the profile has
deep troughs so the finished roof can cope with higher volumes of
water with no chance of leaks. Because the sheets are so water
tight the pitch of the roof can be significantly reduced - even down
to 3 degrees over 60m spans – and still perform better than most
conventional roofing systems. This results in further savings on
material costs and also reduces the height of the apex on large span
structures.
