ICONIC NEW OFFICE BLOCK IN
AVONDALE FOR MIPF

The Motor Industry Pension Fund has recently completed the construction of a new office
complex in Sydney Malunga Road (formerly Argyle Road) in Avondale, Harare. Structure
and Design was pleased to feature MIPF’s previous office block project at 17 Josiah
Chinamano Avenue in issue 10. Like the Chinamano project the Avondale project was also designed
by Ruswa Consulting (ERC Urban Design Consultants) and there are some similar design signatures.

The pension fund continues to enlarge its investment portfolio and expand its asset base as it
invests in commercial property development.

and economic fabric. They don’t just
create buildings – they integrate their
projects in a broader urban and national

The Avondale project started in August
2018 and will be ready for occupation by
January 2021. The project comprised of
MIPF being the Investor, Ruswa Consulting
being the project lead consultant, Chisipo
Engineers superintending the engineering
works, DMJena & Associates Quantity
Surveyors being the cost administrating
consultants and MAK Bokano Contracting
being the contractor for the superstructure.
The Avondale project was partially delayed
by the huge currency fluctuations prevailing
at the time. The Covid-19 lockdown meant
materials and labour were difficult to access
causing further unforeseen delays, however
the project has now been successfully
completed to a very high standard.

The idea behind the office block is in line
with ERC Design Consultants’ philosophy
about urban planning and decongesting the
city centre. As more commercial and retail
businesses are opting to move out of the
CBD the suburbs of Avondale, Borrowdale,
Pomona, Eastlea and other surrounding
areas are becoming more attractive for
businesses. Avondale is already a well-
established mixed use suburb incorporating
residential, commercial and retail spaces
on the fringes of the city. Perhaps our city
planners need to rethink our development
strategy and consider how to re-invigorate
the City centre?

The building is basically four separate office
blocks contained within one structure. MIPF
will be letting out the separate spaces to
different tenants thereby spreading the
risk that a single tenant might default on
payment. The office blocks can be further
partitioned by the tenants to meet the
clients’ requirements. As each block is
pretty much a blank canvas the options are
numerous. Each block has its own staircase
and private access so they can function
independently. There’s a shared main
reception space – which is fairly modest –
and each tenant can choose to have their
own reception.

The building also incorporates a generous
apartment for an on-site caretaker partially
concealed around the back.

The building has the capacity for solar
installations so it can become more carbon
neutral in the future. In addition ERC wanted
a building that would take into consideration
‘green’ environmentally friendly concepts
such as sustainability and low maintenance
costs, as well as being efficient in terms of
energy and water usage. The design for the
new offices ticks all these boxes and more.

The doors of the existing built in cupboards
have been removed although the moulding
around the cupboards has been preserved.
Celso has inserted oak countertops and mirrors
in to the spaces creating little display vignettes.
The rooms have been named Platinum,
Gold, Silver and Bronze to differentiate them
although the names don’t reflect the quality of
the interiors – they’re all equally appealing!

At the end of the passage is the new built
conservatory or atrium. The generous light
filled space has been divided up into a
meeting area with a large teak table and
seating for eight, and a separate more
informal space with a big grey sofa and
single tub chairs covered in a faux suede
fabric (sourced from Manhattan Interiors).
The teak boardroom table, occasional tables
and a small writing desk were sourced from
local manufacturer African Touch. In addition
two small shelving units set on either side of
the room help delineate the formal and more
relaxed areas. Celso has dressed the shelves
with translucent glass vases and bowls –
mostly sourced from DuskHome.

The vast open space with huge glass walls
could feel cold and bare but Celso has
warmed it up with the timber floors, teak
furniture, comfortable seating, rugs and
a feature wall. The feature wall has been
painted in earthy, natural shades of ochre,
sand and terracotta. The wall is adorned with
a mosaic of Expressionist portraits, mirror
tiles and a central circular clock.

In the conservatory the lighting plan has
focused on keeping the look modern and
spacious and emphasising the exposed
trusses and glass ceiling sections. Celso has
used small round perimeter lights as well
large, clear acrylic suspended lights which
(together with the white ceiling fans) create
a slightly ‘industrial chic’ look. Automated
blinds in a translucent white fabric make it
easy to control the sun and light.

Another courtyard garden, designed by Julie
Ribeiro in a low maintenance Zen style, adds
an extra outdoor dimension to the space.
Behind the reception area is a newly
renovated modern kitchen where Celso has
recycled cupboard doors and cabinets from
the previous property. Adjacent to the kitchen
is an indoor staff canteen with tables from
Delcardo and black and white chairs from
Chair Crazy. There’s also an outdoor seating
area overlooking Julie Ribeiro’s water feature
and Koi pond. It’s a difficult, sloping site but
the water feature takes full advantage of the
different levels. The planting is still fairly new
but with the rainy season upon us it will soon
be lush and tropical.

There’s a smaller meeting room on this level
with seating for six around a table set on an
Oriental rug. The room has a sandy coral wall
with a centre oak panel where a flat screen
monitor has been mounted. The panelling
and the high skirting help to conceal all the
usual wires and cables. An antique cabinet
and wooden chest complete the furnishings.
The main open plan office has ten modern
workstations set in front of a huge picture
window with an ornate – existing – plaster
frame. The wall with the window has been
clad in light oak veneer helping to tie it in
with the other spaces. The open plan office
overlooks the spiral staircase with the
original balustrades that elegantly leads
down to the lower ground floor. Here Celso
has installed six hanging globe lights to
break up the big open space.

On the lower floor there’s the IT section and
the executive office wing. The entrance to
the executive wing is dominated by a sunken
room with a full sized snooker table. The
snooker table was already in the room but
has been refurbished with new blue felt
and a suspended light box above. The walls
here have wood panelling sections, but here
they’re in a darker teak colour giving the
space a sophisticated ‘gentleman’s club’ look.
There’s also a glass screen wall decorated
with a selection of different Mediterranean
tiles which help add warmth and interest to
the décor as well as concealing the entrance
to the powder room.

12 Knightsbridge Road consists of 20
upmarket units arranged over seven
blocks within the fully walled and gated
site. There are single storey blocks of
two semi-detached units as well double
storey blocks of 4 units. There are four
different interior layouts to choose
from with both 2 and 3 bedroom units
available. All the apartments have two
bathrooms - a family bathroom and an
en suite for the master bedroom. The
master en suite has a modern shower
while the family bathroom has both a
shower and a tub – useful for the kids’
bath time.

The ground floor units have small
(manageable) private gardens with a
barbeque area (Zimbabweans do love
their braais!) while the upstairs units
have generous private balconies. The
double storey blocks have separate
apartments on each floor – they’re not
duplex apartments.

The units have an open plan kitchen,
dining room and lounge layout with
outdoor space created by a patio or
balcony.

All the units will have beautiful, practical
kitchens, deigned in house by Design
Café, with the top cabinets in white,
the lower cabinets in darker grey, black
granite counter tops and grey tiled
splashbacks. The kitchens have fitted
ovens, both gas and electric hobs and
extractor hoods. They’re designed in
neutral colours so they’ll suit any interior
décor scheme of the residents’ choice.

Each unit has parking space for two
vehicles within the secure complex.

The complex was designed by the South
African architectural company Tytay
Architects with local architect Arthur
Matondo acting as liaison, on-site
supervision and the architect of record.
Homelux Property Development are the
main construction contractors ensuring
that all construction is completed to the
highest standards, on time and on budget.
The project was started in September of
this year and is expected to be ready for
occupation in July/August 2021.

The complex is very safe with 24 hour
gated security, so they’re ideal for couples
with young families or ‘lock up and go’
options for residents who travel a lot.

Construction at 52 Ascot Road was also
started in September this year and is
expected to be ready for occupation in May/
June 2021.

The project was designed by the South
African architectural firm 4D Innovative
Development Consultants with Arthur
Matondo once again acting as the local
liaison, site supervisor and architect of
record with Homelux Property Development
as the main contractor.

There will be a total of 22 units available
arranged in two double storey blocks. One
block will contain 14 apartments with the
type 1 layout option and the second block
will contain a further 8 apartments with the
type 2 layout option. The main difference
will be that type 1 has a narrower but deeper
configuration while type 2 has a more linear
spread and a slightly larger master suite
with a walk in dressing room. Although the
blocks are double storey each apartment is
contained on single floor – like Knightsbridge
they’re not duplex apartments. The ground
floor apartments will have a small garden
while the top floor apartments have balconies.

Both type 1 and 2 apartments will have two
bedrooms and two bathrooms – one bathroom
en suite - and an open plan kitchen and living
space. The kitchens are once again designed by
Design Café to the most modern specifications
in neutral colours of white and grey.

Both of the apartment’s bathrooms are fitted
out in two tone colour scheme with grey
floor tiles, white wall tiles and contemporary
sanitary ware.

The apartments have ceramic floor
tiles throughout for easy cleaning and
maintenance, while a feature wall of exposed
brick and wood-finish built in cupboards add
warmth, texture and interest.

Although slightly more modest than
Knightsbridge Road these apartment are
finished to the highest standards. They’re
