Smart Capital Property & Development (SCPD) is a sophisticated development group whose purpose
is to identify boutique development opportunities. Through the use of private equity and finance, we
utilise a diverse approach to property development to maximise returns on each project.
OUR PROCESS
Includes the identification, acquisition and gentrification of Brisbane’s most sought after real estate,
de-risking investment and increasing profits. After the opportunity has been identified and satisfies our
co-developer prerequisites we overlay our feasibility formula to ensure the realisable return and establish
our purchase price. Through our development management strategies and processes we maintain tight
control over the design and construction phases.

Joint Venture Partner / Property Owner
A CoDeveloper 1 owns a suitable blue-chip property that qualifies. A Special Purpose
Vehicle (SPV) will be set up to fund total development costs excluding the property
purchase. Smart Capital Property & Development (SCPD) will add value to the proper-
ty in order to make a profit upon exit.
REQUIREMENTS
Own a suitable blue-chip property that meets our CoDeveloper 1 prerequisites.
PROCESS
• Fill out expression of interest form via smartcapital.net.au/co-developers
• Provide access to the property for assessment.
• Sign Development Management Mandate
• Grant second mortgage to SPV.
• Sit back and let us do the work.
• Get PAID.
SECURITY
CoDeveloper 1 retains the security of the property title throughout duration of the
project.
RETURNS
SPV will pay property owner for any rental exposure.
SPV will pay pre-development market value for property upon exit.
CoDeveloper 1 receives 50% of net profit.

will be developed then sold.
REQUIREMENTS
Have access to a minimum of $250,000, ready to invest (SMSF accepted).
PROCESS
• Fill out expression of interest form via smartcapital.net.au/co-developers
• Sign Development Management Agreement with SCPD.
• Provide equity to Main SPV.
• Receive Units in Main SPV.
• Sit back and let us do the work.
• Get PAID.
SECURITY
CoDeveloper 2 holds Units in the Main SPV secured via property title.
RETURNS
CoDeveloper 2 receives 50% of net profit.

A CoDeveloper 3 invests directly into the project SPV via the Smart Capital Projects
webpage. A rate of return is set based on the number of shares allocated.
The property will be developed then sold.
REQUIREMENTS
Have access to a minimum of $5,000, ready to invest (SMSF accepted).
PROCESS
• Submit application form via smartcapitalprojects.net.au
• Transfer funds into SPV bank account.
• Receive Preference Shares.
• Sit back and let us do the work.
• Get PAID.
SECURITY
CoDeveloper 3 holds Preference Shares in the Project SPV secured via a second mortgage.
RETURNS
Expected return is 10% - 20% based on total value of preference share shown in table.

JAMES ATTWOOD
Director/Operational Manager - QBCC licenced Builder and Plumber
I am a licensed builder with over 25 years building industry experience. Since
becoming a qualified builder, I have worked in the Brisbane area, building,
renovating and designing residential and commercial premises. As the owner of
an award winning Brisbane based renovation Company for 20 years, I have built a
reputation for delivering quality work and establishing trusting relationships with my
clients. Over the years my underlying philosophy has been simple; "To earn the trust
of my clients by delivering agreed outcomes for each and every client”. It remains
the same today. I have the following awards:

Director/Development Manager - Certificate III & IV in Construction
I have been in the development, civil & construction industry for 22 years. Shortly
after I completed my carpentry apprenticeship I started my own business and
relocated to Sydney to perform contract work on the Olympic village. Once the
Olympics concluded I became a qualified builder and ran my own construction
company for 9 years. In 2011 I was offered a position in Brisbane to manage the
civil and construction division of a development company who specialise in crowd
funded property developments. During my six years working there I managed the
development process of over $50M worth of properties and became the director
of the civil company. When I left the company I was managing the opportunity
assessment and development management division, I became a board member
and was offered a shareholding.

I have been in Financial Services for over a decade. My professional experience is
across holistic financial advice, funds management, stock broking, private banking,
private equity and property development investment.I have worked in global
financial institutions, SME and boutique investment companies, with client Funds
Under Management from $3M – $70M. I have a passion for investing, portfolio
management and wealth creation strategies, which will support my studies in an
Investment Management Specialisation from the University of Geneva. My role as
Capital Manager for Smart Capital Property & Development, will be to work with
sophisticated investors and partners to deliver great projects and returns.
