TO THE MEMBERS

Dear Members:

This booklet presents the results of a year-long evaluation of our fitness facilities and their overall usage. We spent countless hours
gathering data and analyzing the competitive market. Most important, we held numerous focus group sessions for Signature Members of
the Clubs at St. James Plantation, along with staff and consultants in the fitness and wellness industries. Throughout this process, we have
been guided by one simple objective – “To ensure St. James Plantation continues to be among the most desirable Club Communities in the
Coastal Carolinas.”

We are now ready to move forward with plans to build our new Signature Wellness Center. This $4 million, state-of-the-art facility will
provide our Members with the full array of resources to achieve and maintain a higher level of wellness, opening the door to a happier
and healthier future.

Perhaps the most productive guidance in this process came from focus group participants, especially our Signature Members. These
discussions helped us derive a more comprehensive view of what we could deliver within the framework of our capital budgets and the
constraints of prudent financial management.

Early in the process, we determined the design of the new facility would have to allow for future expansion as the population of St. James
continued to increase. At the same time, the design had to deliver adequate space in three core areas:

Increased Spatial Areas for Cardio & Strength Training
Increased Spatial Areas for Studios & Classes
Increased Spatial Area for Stretching and General Use

The architectural firm of Peacock + Lewis, which has a special expertise in the area of fitness and wellness facilities, provided invaluable
assistance throughout the process. They developed numerous concepts that have been reviewed for viability, including site location,
operational functionality, costs and expansion capability.

The result is the Signature Wellness Center that meets all of the requirements outlined above. The facility will be located in the Reserve at
the Seaside Club and provides a campus-like setting combining Fitness, Swimming and Tennis. It will encompass more than 11,000 square
feet at a cost of $4 million, featuring cutting-edge Cardio & Strength Training equipment, Studios, Stretching and general usage space. In
addition, the site location and architectural design allow for expansion of up to 4,000 square feet.

As with any proposal, there are a number of unknown variables, including such issues as securing necessary governmental approvals
and/or easements, determining the accuracy of certain assumptions of our financial models and obtaining final estimates within the
parameters set forth in our recommendations. We believe that from the work of our Members, staff and consultants, we have developed a
viable plan with adequate allowances and risk mitigation measures for these potential unknowns. We hope you find this booklet informative
and thank you for your continued support of the Clubs at St. James Plantation.

structure is being designed with a large covered entry porch, clerestory glass providing natural daylight throughout the center of the building and a combination of large
windows and transom windows on the exterior wall providing natural light into perimeter studios.

TIMELINE AND IMPLEMENTATION

The tenta ve schedule (subject to change) to implement the plan is as follows:

April ‐ May 2015
During this timeframe permitting of the site and the schematic design will take place.

June ‐ August 2015
We understand that this is a busy time of year with family and friends visiting and the desire to use the great facilities at the
Seaside Club. With this being said a conscious decision has been made to avoid construction to the site during this time
frame to allow for maximum enjoyment of members and their guests.

August 2015
Mobilization of the site will take place to include construction trailer and lay down area for materials and equipment. At this
time there will be a disruption of access to the entrance of the Seaside Club nearest the Seaside Gate. Ample parking will
still be available.

September ‐ October 2015
Site works commence to include footprint, slab and services works

November 2015
Construction commences

Fall 2016
Completion to include occupancy permits, equipment and amenities expected in Fall of 2016

Updates on the progress of construction for the facility will be shared with the membership from time to time and will be
communicated via Club News as well as special announcements.
