The Thank a Framer campaign turns the spotlight on the unsung hero of American construction -”the framer." We wanted to show framers some appreciation for the hard work they do in building our homes and infrastruc- ture. With over 200,000 vacant construction jobs, the framing industry is facing a crisis and this campaign hopes to inspire the next generation of men and women to take up their framing tools. To that end, the campaign has donated $1,100,000 to local building associations, and is working with them to train framers to ll these posi- tions and usher in a new wave of development.

This billboard targeted a uent homeowners in the Four Points area at an intersection known for long wait times in tra c. The simple message of "New Homes + Views - Tra c = Perfect!" speaks to the fact that our community has all the positives of the Four Points area without the one major drawback: crippling tra c. The peaceful view shot served as a calming visual at a time the consumer was experiencing their own "pain" and was intended to illustrate the views at the community. This "in your face" tactic performed well with a marked increase in sales and tra c from the Four Points area. Three visitors quoted the billboard verbatim.

with wonderful natural light. A beverage station with comfortable seating allows the customer to relax in the space. The primary displays in the marketing area provide information on the community, area, builder, homes and home sites. In order to overcome a customers desire to skip the sales o ce area and to draw them back in after touring the model, we added an interactive element. When not in use, model, inventory and community photography may display on the screen. These elements enhance the Sales Associate's time with their customers.

The Bryson logo combines nostalgic, vintage aesthetics with a modern sensibility. Limiting the logo's color palette to a single color achieved the simplicity and versatility we wanted to emphasize. The simple typog- raphy used for Bryson features an imperfect hand-crafted edge, nished with a subtle rustic texture. The hand-drawn badge is inspired by vintage signage and nished with a weathered, antique outline. The Bryson typography, combined with the tree(s) image (which signify the rural geography of Bryson) together create the Logotype. Used alone or in conjunction with the Badge, the Bryson Identity resonates the deep history of Leander, Texas and the simplistic lifestyle that is Bryson's appeal. Our logo is the visual face to the outside world and the most widely used component of our brand.

Our objectives where to develop a cross platform ad campaign that would hit the hearts of the target demo- graphic: rst time homebuyers and move-up buyers who are of various cultural backgrounds. The campaign concept was originally developed for print but ran across all digital channels and was the rst major ad cam- paign that the builder ran in Central Texas. The use of the key hole symbolizes home ownership and the More Inside gives a peek of the lifestyle the builder is trying to provide new buyers. The campaign has led to a 33% increase in website tra c and a 25% increase in onsite tra c during the run time of October 2017 to now.

A strongly branded ad series was needed to communicate the depth of information & draw it all back to the same community. A locater map & important aspects of each USP were listed on each print ad, an upbeat radio spot touched on top USP sales points while strong headlines carried digital ads. TREES!!! The city of Austin loves their trees. This entire house was designed around a large oak tree that is located in the courtyard. With a small lot to boot, the customer had no intention of not squeezing every last bit of usable space out of this property. A large family room, kitchen, and dining. Work out room. Master suite. Third story roof deck with downtown views. A garage apartment and a what house wouldn't be complete without a place to cool o in the hot Texas summer. We managed to t a small 8x16 foot pool in on top of everything else. Even with all of these amenities we still wanted to be kind to the environment and installed rain water collection and a solar panel system.

This elegant estate is built for large scale entertaining and private living. The site's drop from street level posed certain constraints and opportunities. Additionally, the owner's purchase of the adjacent lot during construction required extensive additional driveway and landscaping. They also changed their wood oor selection 75 days before move-in on this 10,000 square foot all-wood- oor home. The home deserves an award due to the cus- tomization entailed of this elaborate custom home, the overall scope of the project and the intensive manage- ment required to move these clients in to a fully furnished home on December 21st.

There is strong demand for homes in Austin's urban core, particularly from young professional families, but they are increasingly priced out of the city. Rather than replace an existing home with one expensive home, building two houses on an in ll lot is a viable way to create housing at a range of prices. 2013 Bluebonnet exempli es this growing trend. Multiple protected trees on the narrow lot posed a challenge, but the lot's depth allowed for a 4-bedroom home in front, and a detached 2-bedroom ADU in back. With a willingness to exchange space for location, ADUs are becoming an attainable solution for urban families, and this was no exception. Both sold to families before completion.

This outdoor living space is unbelievable. It has a living space and a dining space all over looking a negative edge pool and 20 mile views of the hill country. The ceilings are Cypress tongue and groove limestone columns. It also has 2 Big Ass Fans, a television and a custom outdoor kitchen by Wolf. It was challenging tying this struc- ture in with the steel frame of the home with no side walls. The 30' wide, folding door also adds to the open feel of this porch. The tile ooring makes it feel like it's connected with the living room inside. It truly is an amazing outdoor space.

The Belvedere One-of-a-Kind Home is truly a unique home built on a hilltop in the gated community of Belve- dere. It deserves an award due to the 20 miles views, design and materials to construct it. The home site had constraints of many live oak trees and a hillside/cli on three sides and over half of the home was constructed out of steel and glass. We built the steel and glass structure around the trees and up to the edge of the drop o s. Also, because of the amount of windows/glazing we installed a top of the line, variable ow HVAC system throughout. In the end we erected the steel and glass and captured the views of the entire hill country.

Our objective was to create a multi-use outdoor space to capture & maximize views of the lake and the down- town skyline from all angles. Impervious cover restrictions were a challenge, requiring us to redesign the entire space without adding concrete or changing the footprint of the existing pool. We relocated & rebuilt existing retaining walls that had been improperly installed, and we reworked piers & structural deck components, bring- ing the space up to current building codes & ensuring structural integrity. Though we were required to use the original pool footprint, we modernized it with updated nishes & an interior hot tub . Wire rails were installed, allowing for unobstructed views.

Working with the original owners of the land and the surrounding community the design for Headwaters was carefully crafted to preserve the natural landscape, protect the Barton Creek watershed and provide for the well- being of the people who call it home. We preserved over 1,000 acres for parks and open space with miles of trails to explore, designed the land plan to have each home back up to open space, preserved the hilltops for magnif- icent views, strictly limited impervious cover and limited the number of homes to 1,000. Forward thinking storm water management, the use of native species and thoughtful design guidelines all serve to respect the history and natural resources of the property.
