Agaskar Studio of Architecture, Mumbai (ASA Mumbai) is a
progressive architecture and design practice engaged in
architecture, interior design, master planning, resorts and hotels,
high-rise luxury residences, commercial-mixed use buildings, and
private homes in India and America. The firm focuses on
providing services for a clientele looking for bespoke yet functional
designs. We bring an expertise in designing and creating
experiential spaces to live, work, and visit. The endeavour is to
create spaces which reflect the vision, dream, aspirations and
lifestyle of the client.
The studio specialises in contemporary modern designs and a
strong focus on ahead of the curve design and architectural ideas.
Though modernist and contemporary in sensibilities, our varied
experience has allowed us to desist from putting on a design label.
We believe that design is the art of translating the individual vision
of each client into reality. Our goal is client satisfaction: Its done
through a collaborative process where we work with clients from
initial idea sketches to completed structures with the benefit and
insight of experience.
We work as a design studio which is a collaboration with people
and consultants who have worked with us for over the years as
associates. This helps us to be efficient in communication with the
client as well as the team. It aids us combine ‘attention to detail’
advantage of a small firm with drawing generation speed of larger
firms. Our work is conceptually driven but exhibits the highest level

Centrepoint is a retail-office development by K Raheja Corp. This
turned out to be an extremely challenging project due to
constraints of the site in terms of shape and nature.
The project is located within the Raheja Vistas development and is
planning to be a retail hub for the development. The 60,000 sqft
development is a green building with services like STP, carparks
housed in the basement. The retail space on ground floor has a
promenade walk look which will add vibrancy to the building. The
four floors on top are designed for commercial offices which are
modular in case of joining together multiple spaces. The structure is
part conventional and part PT . the top floor has a terrace restaurant
which gives a view of the adjoining areas an hills.

Retail: 2,200 sq. ft. The project is a rehab development for Oberoi Realty. Three groups

the plot demanded engineered solutions for the structure and MEP
which had to be incorporated and coordinated into the architectural
design. The delivery of GFC were within very stringent timelines for
the project.

This series of high-rise residential towers are in one of Mumbai’s
expanding and increasingly well-connected urban districts. Following
the inspiration of the angular and divergent themes proposed, the
podium and residential tower elevations are conceived around
staggered geometrical motives and colors that break the scale and
bring a visual vibrancy to the project. The design minutely
choreographs the mid-segment premium residential requirement on
a 6.7-acre plot with a unit mix comprising of - 3 BHK , 2.5 BHK and
2 BHK apartments. The final design features four towers of 37
residential floors, featuring six units per floor, over a six-floor podium
parking garage. With a time-bound design process of just three
weeks and stringent norms, the project presented several challenges.

This integrated township is planned on a 27.0-acre plot in the Vasai
region. The development has been designed as an integrated
collection of neighborhood and business district. The development
has a mix of IT, service industry, retail, healthcare and hospitality
along with the essentials of schools, amenity and recreational spaces.
The walk to work and needs means a livable and workable
environment. The 2.2 million sq. ft development has a residential
component of 4.0 lac sq. ft. The commercial component of 18 lac sq.
ft is spread over IT, healthcare, Hotel and entertainment, retail, school
and clubhouses in ratios aligning to the rules of Integrated Township.
The masterplan is designed to have four subzones of public,
commercial, industrial and residential. The respective areas are
planned to ensure a gradual transition from high traffic zones of
retail to low traffic residential zones.

residential township at palghar Located at Dhansar in Vasai Virar area, this project with 2 plots
threw up a challenge of consuming high FSI with a height restriction.
The plots were fragmented into multiple parts of non-geometrical
shapes.The coastal line passing through the plots made the situation
more challenging.
The Unit mix is 1.5 BHK , 1 BHK and 1 HK. With a very high density
the Township requires master-planning with many open spaces to
free off the density. The planning required Zoning design thus
making it available for different developers to work at the same time.
