If there is no sticker, The Juristic Person will issue 3 warning letters, and the 4th time will lock the wheel. The fine will be 1,000 baht per day. 2. การที่สติ๊กเกอร์แสดงสิทธิ์จอดรถ สูญหาย Lost parking permission sticker - กรณีสติ๊กเกอร์แสดงสิทธิ์จอดรถ สูญหายจะต้องมีเอกสารแจ้งความ จากสถานี ตำรวจ เพื่อป้องกันการแอบอ้างสิทธิ มีค่าใช้จ่ายในการทำสติ๊กเกอร์ใหม่ 300 บาทต่อ 1 สิทธิ์และได้รับสิทธิ์ตามที่โครงการให้เท่านั้น - If a parking sticker is lost, a notification document must be filed from the police station to prevent impersonation. If you exceed the time limit, must park in the parking area and exchange your ID card for a parking ticket. - If the vehicle does not move from the area, a warning will be given, and if still ignored, the wheels will be locked, and the fine will be 1,000 baht. 5. การจอดรถทับที่ห้องชุดอื่น (จุด Fix) หรือผู้มา ติดต่อ จอดรถทับสิทธิ์ห้องชุด Parking violation at Fix Point - กรณีพบรถยนต์ห้องชุดอื่น ที่ไม่ใช่จุดจอดรถของตนเอง เจ้าหน้าที่รักษาความ ปลอดภัย จะขึ้นแจ้งเตือนทันทีและให้ย้ายรถภายใน 10 นาที หากยังเพิกเฉย จะ ดำเนินการล็อคล้อ ปรับ 1,000 บาท / วัน - If a car is parked in a place other than its parking spot. The security guard will notify you immediately and ask you to move the car within 10 minutes. If still ignored, the security guard will lock the wheel, and the fine is 1,000 baht daily. 6. การใช้สิทธิ์จอดรถจักรยานยนต์และสิทธิ์การจอด รถยนต์ Use of motorcycle and car parking rights. - การขอรับสติ๊กเกอร์แสดงสิทธิ์จอดรถ กรณีที่เป็นรถจักรยานยนต์นับว่าเป็นสิทธิ์ เดียวกันกับรถยนต์ หากต้องการเช่าสิทธิ์เพิ่ม จะมีใช้จ่าย 1. รถจักรยานยนต์ 1,500 บาท/เดือน 2. รถยนต์ 3,000 บาท/เดือน - In the case of a motorcycle, requesting a parking right sticker is considered the same right as a car. Car 3,000 Baht/month 7. การจอดรถจักรยานยนต์ ในจุดที่กำหนด Motorcycle parking at the designated point - รถจักรยานยนต์ของผู้มาติดต่อ ให้จอดบริเวณ ลานจอดรถ 2A ตามกำหนด - รถจักรยานยนต์ของผู้พักอาศัย ให้จอดบริเวณ ลานจอดรถ 2B ตามกำหนด หากจอดรถนอกจุดที่กำหนดจอด จะดำเนินการล็อคล้อ ปรับ 1,000 บาท - Motorcycles of visitors must park in the designated parking area 2A. - Motorcycles of residents must be parked in parking lot 2B as designated. There will be a fine of 2,000 baht for the violation. 9. การปล่อยเช่าห้องเช่ารายวัน Daily room rental - กรณีตรวจสอบพบการปล่อยเช่ารายวัน มีความผิดตาม พรบ.ควบคุมอาคาร โดยมีค่าปรับ 20,000 บาท - The Building Control Act will impose a fine of 20,000 baht if the daily rental is found guilty. 10. การทิ้งขยะนอกพื้นที่กำหนด Dumping garbage outside the designated area - กรณีตรวจสอบพบการทิ้งขยะนอกพื้นที่กำหนด หากตรวจสอบพบ จะมี ค่าปรับเป็นจำนวน 5,000 บาท และ ค่าทำความสะอาด 1,000 บาท - In the case of garbage dumped outside the designated area, there will be a fine of 5,000 Baht and a cleaning fee of 1,000 Baht. 11. การติดป้ายโฆษณาหรือวัสดุต่างๆ ที่ต่างไปจากเดิม Placing advertising signs or other materials different from the original. - กรณีตรวจพบ การติดป้ายโฆษณา หรืออุปกรณ์ต่างๆ บริเวณ หน้าประตูห้อง ชุด หลังระเบียง หรือกระทำในพื้นที่ส่วนกลางต่างๆ หากตรวจสอบพบ มีค่าปรับ เป็นจำนวน 5,000 บาท และให้แก้ไขกลับสู่สภาพเดิม - If advertising signs or equipment are installed in front of the unit door, behind the balcony, or in any common areas, 5,000 Baht will be fined and must restore into original condition 12. การเลี้ยงสัตว์ภายในอาคารชุด Keeping pets in the condominium - ไม่อนุญาตให้เลี้ยงสัตว์เล็ก ใหญ่ ทุกชนิด หากตรวจสอบพบจะมีค่าปรับเป็น จำนวน 1,000 บาท โดยให้แก้ไขทันที หากไม่ทำการแก้ไข จะมีค่าปรับเพิ่มเป็น จำนวน 500 บาท / วัน - All kind of Pets are not allowed. If found will befine of 1,000 baht. And have to remove from the building. If the rules are not followed, an additional penalty of 500 Baht/day will be added.

Only people living in the building and families can use the service. Outsiders are not allowed to use the service. If found, there will be a fine of 2,000 Baht/time. - In case of making the swimming pool dirty, throwing garbage or releasing sewage into the pool. There will be a fine for water change and conditioning with a fine of 30,000 baht and the cost of water, salt, chemical and other related charges according to actual use. - Please dry yourself before using the elevator. There will be a verbal warningonly for the first time. Then from second times there be a fine of 500 baht/per time. - Regulations for swimming pool usage refer to the publicity notice on the 5th floor. 14. การใช้ห้องออกกำลังกายและห้องโยคะ Use of the gym and yoga room - ห้องออกกำลังกายและห้องโยคะ เปิดให้บริการตั้งแต่ 06:00 - 22:00 อนุญาต ให้เฉพาะบุคคลที่พักอาศัยภายในอาคารหรือครอบครัวใช้บริการเท่านั้น ไม่ อนุญาตให้บุคคลภายนอกใช้บริการหรือเทรนเนอร์ฝึกสอน หากตรวจสอบพบ มี ค่าปรับ 2,000 บาท/ ครั้ง - Gym and yoga room open from 6:00 a.m. - 10:00 p.m. Only residents and families are allowed to use the service. Outsiders or trainers are not allowed to use. Violating the rules will result in a fine of 2,000 baht/time. 15. การใช้รถเข็นของ - มีจุดบริการรถเข็นของ บริเวณ Lobby-B หากต้องการใช้งาน ให้ติดต่อ เจ้าหน้าที่ ใช้ได้ครั้งละ ไม่เกิน 20 นาทีและให้นำกลับมาไว้ที่เดิม หากไม่นำ กลับมาคืน จะมีค่าปรับ 100 บาท

If not returned, there will be a 100 baht fine. 16. การทำทรัพย์ส่วนกลางเสียหาย Damage to common property - หากตรวจสอบพบการทำทรัพย์ส่วนกลางเสีย/ชำรุด ให้ชำระค่าปรับในการ ซ่อมแซมตามมูลค่าทรัพย์สินนั้นๆ และมีค่าปรับการทำผิด 5,000 บาท - If you damage any of common property, you must pay a fine for repairs according to the value of that property and a fine of 5,000 Baht for the offence. 17. การใช้ไฟฟ้าส่วนกลางโดยไม่ได้รับอนุญาต Unauthorized use of common electricity - ไม่อนุญาตให้ใช้ไฟฟ้าในพื้นที่ส่วนกลาง โดยไม่ได้รับอนุญาต หากตรวจสอบพบ มีค่าปรับ 500 บาท / ครั้ง - Using electricityin common areais not allowed without permission. If violated, there will be a fine of 500 baht/time. 18. การเช่าพื้นที่ส่วนกลาง Common area rental - การใช้บริการของห้องประชุม มีค่าใช้จ่าย ชั่วโมงละ 200 บาท หากใช้เกินเวลา 15 นาที ปัดเศษเป็น 1 ชั่วโมง - การใช้บริการของห้องคาราโอเกะ มีค่าใช้จ่าย ชั่วโมงละ 200 บาท มีค่ามัดจำ 500 บาท หากใช้เกินเวลา 15 นาที ปัดเศษเป็น 1 ชั่วโมง - การใช้บริการของโซนบาบีคิว ชั้น 5 มีค่าใช้จ่าย 2,000 บาทต่อ 4 ชั่วโมง โดย ผู้ใช้พื้นที่ต้องเตรียมอุปกรณ์มาเอง อนุญาตให้มีผู้ติดตามได้ไม่เกิน 20 คน และ ทำความสะอาดให้เรียบร้อยหลังใช้งานในวันนั้นๆ ไม่อนุญาตให้ดื่มเครื่องดื่ม แอลกอฮอล์ทุกชนิด - Use of the meeting room costs 200 baht per hour. If used for more than 15 minutes, it will be rounded up to 1 hour. - Use of the karaoke room costs 200 baht per hour, with a deposit of 500 baht. If violated, there will be a warning first, but there will be a fine of 5,000 Baht/time if there is still a violation. 20. การสูบบุหรี่ Smoking - ไม่อนุญาตให้สูบบุหรี่ภายในห้องชุดหรือพื้นที่ส่วนกลาง โดยมีพื้นที่สูบบุหรี่อยู่ บริเวณด้านหน้าอาคาร Lobby-A หากตรวจสอบพบมีค่าปรับครั้งละ 5,000 บาท - Smoking is not allowed inside the suite or common area. A smoking area is in front of the Lobby-A building. If violated, there will be a fine of 5,000 Baht per time. 21. การตกแต่งห้องชุด Unit decoration - การตกแต่งห้องชุด มีค่าบำรุงพื้นที่ส่วนกลาง วันละ 200 บาท - การขออนุญาตตกแต่งห้องชุดที่มีระยะเวลายาวให้เขียนแบบฟอร์มได้ที่ สำนักงานนิติฯ ต้องวางเงินค้ำประกันตกแต่งโดย 1 ห้องนอนเป็นจำนวน 30,000 บาท / 2 ห้องนอนเป็นจำนวน 50,000 บาท / 3 ห้องนอนเป็นจำนวน 70,000 บาท หลังจากตกแต่งเรียบร้อย นิติฯ จะทำเช็คคืนเงินค้ำประกันภายใน 30 วัน - ไม่อนุญาตให้ผู้รับเหมาถอดหรือย้ายอุปกรณ์แจ้งเตือนเหตุเพลิงไหม้ทุกกรณี - ไม่อนุญาตให้ผู้รับเหมาทิ้งขยะในพื้นที่ หากตรวจพบปรับชิ้นละ 1,000 บาท - The unit decoration maintenance fee of 200 baht per day. - Applying for permission to decorate a long-term apartment must be written in a form at the Juristic Person's office. It must have guaranteed money decorated by one bedroom is 30,000 baht / two bedrooms are 50,000 baht / three bedrooms are 70,000 baht. After finishing the decorations, A guaranteed refund check will be made within 30 days. - The contractor is not allowed to remove or move the fire alarm device in any case.
