TEAM PROFILE

Issue 27 | 234 We have owned and operated the
Luton Weston Creek and Molonglo
Valley office since 2010 and in that
time we have put a big focus on
our Property Management Team
and the service they provide, as
our own backgrounds in Property
Management and operations have
taught us how imperative this part
of the business is to building long
term relationships with clients.

We wanted to build a Team of
Property Management specialists
who are passionate about what
they do and provide outstanding
service to their clients, treating
the properties in the portfolio as if
they were their own.

The Property Management Team is
led by our Senior Property
Manager and New Business
Manager Nadia Lourens who has
been with Luton for over 10 years.
Our diligent and professional
Property Managers Nyomi Hudson
and Teagan Brissett run our
portfolio exceptionally well, and
they are further supported by
Caitleen Villanueva who assists
with a lot of the day to day tasks
that free up the Property
Managers to focus on the big
tasks.

With a Team of 4, we have
structured the Property
Management department with
technology and systems to ensure
that they are easily able to cover
for one another when something
urgent comes up, or when
someone takes leave which
ensures your property is
continually being cared for.

We are extremely proud of the
business we have grown and from
working with them everyday we
know that our Property Managers
have the experience, skills and
care to manage your property
efficiently and with your needs at
the forefront of their minds.

NADIA

LOURENS

Senior Property & New Business Manager

With 9 years' experience in the Hospitality
industry Nadia joined the Luton team as an
Administrator for Sales and Property Management.

Nadia quickly developed a passion for the real
estate industry and moved into the role of Office
Manager at the Luton Weston Creek office.

Focused on furthering her career in Real Estate
Nadia decided to join the Luton Property
Management team as Property Management
Administrator and was presented with the offer to
manage her own portfolio not long after. Naturally
she jumped at this opportunity.

Proving herself to be an outstanding Property
Manager with exceptional attention to detail and
care for both property owners and tenants Nadia
was offered the position of Senior Property
Manager. Nadia sets very high standards when it
comes to customer care and from experience in
her role as Office Manager and being a Landlord
herself she knows the importance that good
communication plays between Property Manager,
Landlord and Tenant.

She is considered to be a highly organised,
dedicated and loyal worker with strong
administrative skills and has a reputation for
"getting the job done without delay". She will
always do her best to secure a positive result for
all her clients.

NYOMI

HUDSON

Property Manager

Nyomi is part of your dedicated Property
Management team at Luton Properties Weston
Creek office. She has an energetic approach to
providing outstanding service.

Nyomi grew up on the South Coast of New
South Wales where she began her real estate
career. Recently moved from Hobart, she now
calls Canberra her new home, bringing with her
previous experience in sales administration,
customer service and practical real estate
knowledge.

Nyomi thrives from having a busy schedule and
loves to take on new and exciting challenges
where she can push herself to do more and
better. She takes great pride in her work and
has become a vital member of the Weston
Creek office.

Her ability to grasp new concepts quickly and
efficiently, in addition to the support of the
Property Management team, empowered her to
become the well-rounded individual that she is
now.

In her spare time, Nyomi likes to explore
Canberra's renowned eateries and take in all
that the Bush Capital has to offer.

TEAGAN

BRISSETT

Property Manager

Teagan started her real estate journey in Strata
Management where she handled a large and
complex portfolio.
While it was tough at times, it has given
Teagan the ability to transfer her skillsand
knowledge to property management with the
team at Luton Weston Creek.
Teagan is extremely diligent and organised,
and she prides herself on her ability to have
genuine conversations and relationships with
her clients, which has paved the way for
effective property management.
You will find Teagan has a can-do attitude,
eagerness to learn and grow, a kind heart and
friendly manner, all the qualities to make up an
exceptional Property Manager.
When Teagan is not at work, she is often
brunching, waiting on, or enjoying summer, and
looking for more makeup and fashion items to
add to her ever growing collection.

TIPS FOR PREPARING YOUR
PROPERTY FOR TENANCY

Heating & Cooling

Heating and cooling needs to be serviced annually and we
recommend to book the first service before your tenants
move in.

Plumbing

Get plumber to do a pre tenancy health check on drains,
sewerage lines, taps, hot water system and gutters (enquire
about package deals).

Maintenance

We all have those minor maintenance items that we've just
learned to live with over the years, pre-tenancy we

recommend to get a handyman to attend to all minor
maintenance items like loose door handles, missing
doorstops, fiddley locks and latches etc.

Pest treatment

We recommend getting your pest treatment done roughly a
week before your pre-lease clean.

Gardens

Tenants are responsible for watering, weeding and mowing.
We recommend to do a good garden clean up before your
tenants move in. Freshly mulched garden beds will assist
with weed management.

Bins

Most tenants expect a green bin, if there is a garden to
maintain. We recommend ordering a green bin if you haven't
already done so.
