PHASE 1

Salinas Ag Center – 36-Acre Pre-Cooling,
Cold Storage, and Processing Campus

OPENING FOR THE 2024 SEASON

Phase 1 involves the development of a state-of-the-art Pre-Cooling, Processing, and Cold Storage
facility located on the Salinas Ag Center. The facility will comprise 3 Commercial Coolers and
dedicated Processing/Value-Added space, and will utilize a cutting-edge microgrid with solar,
cogeneration and battery backup system. In addition, our design incorporates a solar-lined shade
bay to protect produce from UV rays and ensure we never break the cold chain. Lastly, 7+ acres
will be designated for long-haul truck staging and POV parking

Central Coast Cooling has already committed to 194,000 SF on Building 2, with Building 1 and
Building 3 currently available for lease

Our 36-Acre Pre-Cooling, Cooler and Processing
campus will have the following specifications:

OPENING FOR THE 2026 SEASON

Phase 2 involves the redevelopment of our iconic 28-Acre Pre-Cooling and Cold Storage campus,
which has been a major fixture in Monterey County since 1936 when the term “iceberg lettuce” was
originally coined in our facilities

Our new campus will include 4 Commercial Coolers and an office building, with solar, cogeneration,
battery system, and an on-site microgrid to protect against rolling brownouts and instability from
local utility providers. Like Phase 1, GIC Salinas Campus will implement an innovative shade bay
covering the Pre-Cooling yard, with vacuum tubes designed to feed pre-cooled product directly into
the coolers for maximum efficiency

All four Buildings are currently available for lease
