Meet Dave Christa Mr. Christa is the founder of Christa Development responsible for the general oversight of the firm and oversees the activities from design through construction. He supports the team in identifying new real estate opportunities as well as facilitating overall company growth. An entrepreneur who has started and built a number of businesses infused in the real estate industry from construction, construction management to development. Mr. Christa has over 40 years of general real estate experience encompassing development, financing, management and sales with a focus on New York and Florida. He has participated in substantial projects within the residential, commercial, private, and retail sectors. Mr. Christa’s passion to assist organizations that uplift children with mental and physical disabilities has afforded him placement on general boards such as Co-chair of the Golisano Childrens Hospital emeritus, Mary Cariola Center, Make a wish Foundation, Camp Good Days and Special Times and Pirates Toy Funds. Over the years he has been a part of the Builders Exchange of Rochester, The Greater Rochester Enterprise, The Rochester Police Foundation, Rochester Downtown Development Corp, New York State Troopers, and a Nazareth College board member. 3

Founder David Christa has a $6 billion history in construction / real estate development experience. Christa Development has developed and has in development over $750 million of projects in the last four years. In the last two years, Christa Development’s expansion into the Florida market has been established by acquiring land planned for over 2,400 units. Executive Summary 7 311 N. Newport is a 1.82-acre student housing development opportunity entitled for 150 units and 576 beds in an eight-story mid-rise configuration with 303 structured parking spaces. Located directly behind the University of Tampa, 311 N. Newport will be the premier, pedestrian student housing community serving the University of Tampa and walking distance to the heart of Tampa nightlife on South Howard. This turnkey development will offer a mix of two, three, four, and sixbedroom floorplans all with bed to bath parity. Class A+ amenities include state of the art fitness center, third floor pool facing the university, volleyball court, outdoor lounge and grille stations, and a rooftop lounge looking over campus. Each fully furnished unit will include granite countertops, stainless steel appliances, luxury plank flooring, and private bedrooms and bathrooms. Currently, UT is under an extreme housing need with enrollment ballooning for Fall 2021 requiring the university to offer deferrals to students (including a $3,500 annual tuition credit) due to the lack of available student housing in the area. UT provides 4,500 beds across 12 residence halls and the off-campus Barrymore Hotel (university partnership). The three purpose-built, off-campus student housing communities offer a combined 709 beds, leaving nearly 5,600 students in need of housing.
