Security means ‘peace of mind’ for our community residents
and owners. That’s why we put security as a vital part of our
development focus and is constantly upgrading our security
measures for your sake. To complement such measures as listed
below it is advisable for residents and owners to install additional
security systems themselves.

IESS (Integrated Electronic Security Surveillance)

The entire community is comprehensively monitored with state-
of-the-art security equipment on top of the perimeter fencing
surveillance.

Guarded and Gated

Besides being securely gated, your community is also guarded
24/7 by adequate manpower, not just at the guardhouse but
also by security personnel on constant patrols.

The entire community is fenced up and monitored via motion detectors
and CCTV at strategic points 24/7, supported by regular patrols.

Emergency Button

Every home in the community is equipped with an emergency button
that alerts the guardroom control and to seek immediate security
assistance at your home. You are advised to test the functionality of
this button regularly by activating it.

Visitor And Vehicle Access Control

High priority is placed on visitor and vehicle access control around the
clock. Standard operating procedures need to be strictly adhered
to, which include daily access/exit registration of guests and vehicles.

Protection Of House Belongings

Residents are responsible for their personal belongings and
valuables. To preserve their personal belongings, Residents are
advised to take out appropriate insurance policies against theft,
fire, vandalism, damage, power surges. Residents are also advised
to use surge suppressers/voltage regulators for sensitive electrical/
electronic equipment including but not limited to audio/visuals
systems, computers and alarm systems. The Management takes no
responsibility for any such damages.

Nuisance, Obstructions

And Offensive Conduct

Improper, illegal or prohibited activities are prohibited in the
community. These include disfiguring, tempering, defacing or
damaging any of the facilities and services, shared services,
easements, and/or the common property or common areas.

It is also prohibited to bring into the community anything that could
become a nuisance, inconvenience or annoyance and/or cause
injury, disturbance or damage, including noise pollution, in any way to
anyone within the community.

In the event of such incidents the Property Management will take
immediate and appropriate action. Any costs incurred in the process
to replace or recover situation or damages will be charged to
the resident concerned or on behalf of the person the resident is
responsible for.

Pets

Local council rules apply in the case of pet ownership. All pets should
be kept or retained within the designated resident lot. Pets should
not be left unsupervised outside this area. It is the responsibility of the
resident to clean up after.

Neighbourhood Safety

Residents and tenants are required to observe and comply with safety
rules with regards to the access and use of the pathways around the
waterways and lakes.

Please be aware that these areas are for walking, jogging or cycling,
whilst no bicycles or large objects should be left unattended or
obstruct these pathways.

Children under the age of 12 are to be accompanied by adults.

No perimeter fencing or safety installations are to be dismantled
or tampered with. No swimming diving, fishing, releasing of aquatic
animals or throwing of rubbish are allowed in the waterways and lakes.

Residents and tenants are also required to observe proper conduct
while at these areas and respect the privacy of those using these
areas. The Property Management has the right to disallow or refuse
entry or passage to these areas if there is a breach of safety rules.
The Property Management will not be held liable in the event of any
avoidable accidents that may occur when safety and security rules
are breached.

Landscape And
Plantings

We encourage the greening of our community. However, please
be advised that your potted plants need to be placed within your
compound and that they are not placed in any dangerous manner
on or near the perimeter of your compound.

No tree creepers or plants are allowed to be planted near, on
or along the community’s perimeter fencing or in a place that may
obstruct or hinder the Property Management from providing effective
security services.

To safeguard the ecological balance of the flora environment within
the community the Property Management may remove unsuitable plants
from within the community.

Common Property & Common Areas

1. OBSTRUCTIONS  The Management declares that no lifeguard will be
employed or stationed at the swimming and children’s pool.

injuries whatsoever caused to the person(s) using the

House swimming pool, children’s pool and children’s
playground only if accompanied by an adult.

 NO smoking is permitted in the Club House area.
 NO pets are allowed in the Club House Area.

Explosives and
Combustible Substances

Please do not store unreasonable quantities of petroleum or
flammable/explosive materials in your home. This includes substances
that may give rise to smoke, fumes or obnoxious smells.

Residential Restrictions

1. You must notify the Property Management of the presence of maids
or house-helper in your house and you must be responsible for
their actions.

2. Any security system installed by the resident should be compatible
with the existing system installed.

3. No roof overhang, deck or similar erection that encroches into the
adjoining lot is permitted.

4. Household refuse should be drained and placed in polythene
bags before disposal. Bulky or heavy items should be disposed
of by the occupant. Do not allow rubbish to accumulate inside or
outside the lot, driveway, passages or entrance of the lot.

5. While cleaning external walls, please ensure that water does not
enter the adjoining lot.

6. Laundry should be hung at the appropriate space at the back or
side of the lot, shall not be visible from the front of the property.

7. Avoid overloading electrical power points or plumbing outlets. In
case of doubt, residents should consult qualified specialists on
these matters themselves.

Vehicles

1. Residents must register their vehicles and being permitted by
the Property Management. Access tags will be issued for auto gate
activation during entry and exit.

2. Please note that access tags will only be issued when there is no
arrears in the service charges.

3. Kindly keep access tags safely as a charge will be levied for
replacements.

4. Designated parking lots for visitors will also be available. No
vehicles are allowed overnight parked at the common property.

5. In the event of a resident’s car is found parked obstructing
the traffic, the Management has the absolute right to take any
appropriate action as it deems fit including but not limited to the
serving of notices, clamping of vehicles or towing away. A fine of
RM100 will be charged for the removal of the clamp. Should the
vehicle be towed away, the towing charges and incidental costs
shall be borne by the resident.

6. To avoid oil spillage, etc, no major repair work on resident’s vehicle
are allowed at visitors parking lot.

7. Please note that the Property Management will not be held
responsible for any vehicle, resident’s or visitor’s, break-in, damage,
accident or theft within the community.

Guidelines

To maintain the integrity of design and concept of Setia Eco Glades, it is necessary
to be clear about the development and renovation guidelines. The following section
outlines important information that will be helpful to your understanding of the processes
involved in customizing your home to reflect your personality.

Renovation Flowchart (Minor Renovation)

Owner submits Renovation Application to Setia Eco Glades Property Management Department (PMD).
Documents required:

1. Renovation Application Form (obtain from management office)
2. Administration Fees RM100 (none refundable)
3. Refundable Renovation Deposit - LV, SD & BL : RM1,000

PMD accept Owner to re-submit

General Renovation Guidelines

 Renovations must be planned so that a minimum of two
motor vehicles plus two additional can be parked within the
boundaries of the Lot in a manner acceptable to the Property
Management.

 Renovations shall not significantly alter the design character
of the Building and any resurfacing or repainting shall be
consistent with the overall design integrity of the Master
Scheme.

 Owner is not permitted to install any external grilles on
external doors and windows except for main entrance door.
Prior written consent from the Property Management must be
obtained for any installation of awning or shades.
