By working closely with the design teams and clients throughout the design and construction
phases of the project, the Preconstruction Department is an invaluable part of the team. The
Preconstruction Department lays the foundation for success by establishing an accurate budget,
developing a detailed schedule, as well as providing the team with recommendations necessary
to make important decisions in a timely manner.

The transition from preconstruction to construction is seamless as our project managers and

the right information at the optimum time to facilitate decision making. As one of the most

homes are supported and maintained. To meet our clients ever changing needs, these services
range from replacing a light bulb to renovations and additions. If one of our homes is sold, these
teams will introduce themselves to the new homeowner and extend our services, thus ensuring the
home performs as designed well into the future.

The Home Care Department provides the following post construction services:

Construction Services Proposal

We are pleased to provide attached proposal for preconstruction, supervision & construction
management. At Shaeffer Hyde Construction we take a simplified and straight forward approach
to our fee structure. The total project costs are made up of the following:

• Cost of Work – This is comprised of the costs of the physical work that occurs on the project
site, inclusive of subcontractors, labor, materials, the project manager and superintendent
who is working on the site, and general conditions (i.e. trash removal).

• CM Fees and Overhead – To the cost of work we apply an 9% Construction Management
Fee.

The following is a brief summary of our proposal:

• Preconstruction Fee $0 – Included in CM Fee

• Project Manager $90/hour

• Superintendent $85/hour

• Construction Management Fee 9%

• GL Insurance .7%

• Savings 100% Savings Accrues to the Client

• Design Assist Excluded

• Property Insurance By Owner

We are very excited about the opportunity to provide construction management services for your
home. Ultimately, we believe that our approach to general conditions, overhead and fee is easy
to understand, eliminates “hidden fees”, and simplifies the entire process.
A more detailed breakdown of what is included in our fees follows.

Detailed Breakdown

CONSTRUCTION MANAGEMENT FEE

Shaeffer Hyde Construction proposes a fee of 9% of the Cost of the Work as estimated on the Permit
Set of drawings. This fee shall include our profit as well as the associated costs of preconstruction
services, including salaries of the preconstruction manager and estimating staff. The following
services shall be provided:

 Preconstruction Services – Our traditional approach is to not charge for Preconstruction
Services if Shaeffer Hyde Construction is selected as the Builder for the project. We believe that
the services we provide early in the design process are essential for ensuring a successful
project. We offer the following preconstruction services:

• All of our Management and Preconstruction time is included.
• Attendance of any meetings necessary.

• Reimbursables are included. You will not be charged for office supplies, copies, postage,
meals & entertainment, and phone charges.

• Working with you, the clients, and the consultants in establishing preconstruction goals and
project strategy.

• Value engineering to determine the products and systems that deliver the greatest benefit.
• Schedule development for both the preconstruction phase and the construction phase.
• Bid list and procurement strategy development.
• Recommendations and consultation from a construction viewpoint, prior to and during the

preparation of the drawings and specifications.
• Assistance in meeting the requirements of the local building department and any other

local authorities having jurisdiction over the project.
• Receipt of subcontractor input during pricing.
• Estimating Services including value engineering services at each phase as well as gain

subcontractor input for market conditions.
• Submit for permit as necessary to begin construction.
• We would expect to be compensated for any work that is completed by trade contractors

during the design phase (i.e. test pits, professional survey work, testing and inspections, etc.)
• Bluebeam software

 Construction Services – Throughout the construction of your project our fee will also include
construction services as follows:

• Invoicing of material, subcontracts, and other costs of construction to the owner at the
exact cost they are billed to SHC. All invoices shall be provided as backup to monthly pay
requests.

• Cost control, cost tracking, and all billing functions on a monthly basis and all other
accounting functions.

• Organization and attendance of Owner, Architect, Contractor meetings as required by the
project.

• Monitoring and updating of the schedule that was established during the preconstruction
stage.

• Bid analysis and the negotiation of contracts with subcontractors and material suppliers.
• Review of shop drawings and material submittals in order to assure you and any other

consultants that the products are in compliance with those specified in the construction
documents.
• Progress photos.
• Operations Manual at job completion.

 Overhead Expenses – Throughout the construction of your project our fee will also include
overhead expenses as follows:

• Shaeffer Hyde Construction maintains digital project files. We are able to render the vast
majority of this information to the web and provide our clients and their design team access
to their job files. This access is to job site photos, meeting minutes, schedules, and the like.
Team members can view email discussion threads, faxes, scanned documents, equipment

specification sheets, CADD drawings, contracts, budgets, schedules, invoicing, and other
documents that pertain to the construction of their new home.
• Onsite office equipment as necessary for the construction phase of the project including
computers, copy machines and general office supplies.
• Telephone expenses directly or indirectly related to the job (both onsite and offsite). This is
assuming the site has traditional telephone service.
• Offsite office support and clerical staff.
• Provision and maintenance of light equipment normally employed in construction, i.e.,
hand tools, table saw, compressors, etc.
• Superintendent truck expenses including fuel, maintenance and insurance necessary for
local day-to-day construction activities.
• Offsite office, facilities, and equipment.
• Workman's compensation insurance and vehicle liability insurance.

CONTRACT REQUIREMENTS AND GENERAL CONDITIONS

The following reimbursable costs in Division 00-01, Contract Requirements and General Conditions,
are considered Cost of the Work and shall be limited to the following:

• Utilities & Tap Fees – Typically, these are put directly in the owner’s name and are not
subject to the contractor’s fee or overhead.

• Permits – This would include building permits and inspection fees required by local building
authorities. All compliance deposits are typically by the owner and not subject to the
contractor’s fee or overhead.

• Submittals/Documentation – This would include items such as shop drawings, samples,
blueprints, and the reproducing other construction documents. Typically, blueprints are by
the project architect and are not subject to the contractor’s fee or overhead.

• Quality Control – This would include items such as engineering, surveying, material testing,
and any other relevant costs incurred at the site. Typically, soil and material testing are by
the owner and are not subject to the contractor’s fee or overhead.

• Project Manager – This would include the project manager at a rate of $95 per hour.
• Supervision – This would include the site superintendent and any other management

personnel that may be deemed necessary and approved by the owner. The full-time
superintendent will be billed at $85 per hour to a maximum of 40 hours per week.
• Temporary Controls – This would include costs such as utility services to the site, utility bills
during the progress of the work, temporary fencing, and the cost for any extraordinary
project signs. Typically, utility usage charges are by the owner and not subject to the
contractor’s fee or overhead.
• Trash & Clean – This would include the cost for all trash removal and any necessary general
labor that is outside the scope of subcontracted work.
• Temporary Protection – This would include winter protection, snow removal, and temporary
protection of items in place, such as trees, completed work, etc.
• Equipment/Tools – This would be for tools that are typically outside the scope of standard
field tools, such as, heavy equipment, tool rental charges, fuel for these tools, scaffolding
costs, and transportation costs (if adequate parking is not available on-site).

• Storage – Any cost for temporary off-site storage of existing materials or storage of materials
prior to their installation.

• Onsite sanitary facilities during construction.
• Project Closeout – This would include final cleaning of the project and any other

miscellaneous project closeout costs, such as owner move-in, assisting interior decorators,
demobilizing the site, etc.
• Builder’s Risk Insurance – Typically, this is put directly in the owner’s name and paid for by
the owner. It is not subject to the contractor’s fee or overhead.
• On site trailer and internet charges related.
CONTRACT REQUIREMENTS AND GENERAL CONDITIONS
For the Owner-Contractor Agreement, we utilize the current version of the AIA standard forms: AIA
103 Standard Agreement Between Owner & Contractor where the basis of payment is the Cost of
the Work plus a fee without a Guaranteed Maximum Price and the AIA 201 General Conditions of
the Contract for Construction (both 2017 versions).

PRESIDENT, LEED AP David is the President and part-owner of Shaeffer
Hyde Construction. He has worked in the construction

the CareerWise Apprenticeship program, which offers

twenty years. As a graduate of Colorado State’s
BACHELOR OF SCIENCE Construction Management Program, Steve
CONSTRUCTION MANAGEMENT demonstrated an aptitude for future leadership.
COLORADO STATE UNIVERSITY Steve worked in the estimating department for three
FORT COLLINS, CO years, honing his cost control skills before being
promoted to Project Manager. Steve has also served

organization, and overall understanding of project

PROJECT MANAGER Travis came on board with Shaeffer Hyde
Construction in 2003 to serve as an associate in the
A.T. SPECIALIZED TECHNOLOGY estimating department. Demonstrating exemplary
PITTSBURGH TECHNICAL INSTITUTE sense and leadership capabilities, it was not long
before Travis was tapped to head the company’s
Renovations and Property Management Division.
Over the course of his seven years in that supervisory
role, Travis oversaw a number of customer service
projects decidedly varying in size and scope. For the
past nine years Travis has been serving as a highly
accredited project manager with the firm. A
Pennsylvania transplant, Travis has been calling
Colorado home for twenty years. In his free time, he
can be found mountain biking, or snowboarding.
Travis and his wife Lauren are the parents of four-year-
old twin boys. Together they enjoy raising their
children to embrace the active mountain lifestyle as

35 YEARS OF CAREER ACHIEVEMENTS Construction. Originally from Vernon, New Jersey, he
IN THE CONSTRUCTION INDUSTRY began honing his field skills over thirty-five years ago.
After moving west, Mitch was hired by Shaeffer Hyde
as a Framing Foreman. Through his career, Mitch has
overseen the build-out of architectural designs
representing all styles. He is a master craftsman with a
profound dedication to quality and passion for
woodworking. Always composed, Mitch runs a very
efficient project site. Mitch has strong a rapport with
our valley’s subcontractors, and they understand that
Mitch expects precision. The Sturdes have two sons,
and they are avid, and very skilled skiers. Mitch, a
former pro mogul skier himself, has volunteered as a
coach at Beaver Creek, and for the Battle Mountain
Ski Team. Mitch enjoys giving back to the

Our Preconstruction Department produces tangible benefits Colorado State University
through early involvement in our client's projects. In consulting Construction Management
with clients and their designers, prior to and during the
preparation of drawings and specifications, we have the PRESIDENT

Construction Management DIRECTOR OF OPERATIONS
ROB FAWCETT
Our Construction Department has built the finest homes in the University of North Dakota
Colorado Mountains and surrounding areas for more than Business Administration
three decades. We have constructed over one hundred
custom homes in addition to maintaining a presence in the PROJECT MANAGERS
commercial arena. A Project Manager acts as the client's TRAVIS CREMONESE
liaison during the construction process and is responsible for DENNIS THOMPSON
the administration of the project. This includes budget and JON STEVENSON
schedule updates, subcontractor buy-outs, managing JEFF PETERSEN
changes in the work, invoicing, and the dissemination of
project information. The Construction Superintendent is SUPERINTENDENTS
assigned full-time to an individual project. Involved from DEAN ANDERSON
groundbreaking through completion, the Superintendent is PHIL KOSKI
responsible for the day-to-day scheduling, quality control and JIMMY BROWNSON

Our Construction Department has built the finest homes in the Business Administration
Colorado Mountains and surrounding areas for more than
three decades. We have constructed over one hundred PROJECT MANAGERS
custom homes in addition to maintaining a presence in the
commercial arena. A Project Manager acts as the client's TRAVIS CREMONESE

Preconstruction Tools

Over our 40 years of experience - Shaeffer Hyde Construction has developed a solid system of
preconstruction services and preconstruction tools. Our preconstruction tools provide information
that is accurate and timely to support the design of the project and ultimately set the project up
for success. We have included examples of several of the following preconstruction project tools:
System Analysis - To assist the team in making the critical design decisions during the design
development phase, Shaeffer Hyde provides systems analysis that clearly break down the costs,
schedule and construction implications associated with each potential system as well as provide
pros and cons associated. A few of the system analysis that we have performed are: renewable
energy studies, roofing material options, and stone type options.
Estimate Packages - Shaeffer Hyde provides complete fully detailed estimate packages. These
include executive level summaries of the costs as well as detailed estimate break downs by
division.
Design Purchasing Coordination Schedule - To help the entire team understand when decisions
need to be made, Shaeffer Hyde developed a Design Purchasing Coordination Schedule. This
document ties to the overall project schedule and outlines all the critical design and construction
decisions required. The decision date considers material lead times, submittal generation and
review durations, design time, bidding periods and an owner review period. The biggest benefit is
that the entire team understands which decisions are schedule dependent and which decisions
have further time to develop.
Bid Analysis - Every scope of work will be bid to a minimum of three bidders. Prior to awarding of
the contracts, Shaeffer Hyde will present bid analysis that summarize the budget for the scope of
work and the total bids of each potential trade contractor. We also will provide our experience
with each trade contractor and an assessment of their strengths and weaknesses. This enables the
team to decide based on cost as well as the intangibles of each trade contractor.

our clients through the green building process as well as provide cost-benefit and life cycle

several ways Shaeffer Hyde Construction can assist the team in achieving the projects
sustainable goals:

Snowmelt / Renewable Energy Analysis - The Eagle County Efficient Building

Program Guidelines impose sizable monetary penalties for the use of snowmelt. However, they
do allow for these penalties to be offset though the incorporation of alternative energies. To
support the project, Shaeffer Hyde Construction provides cost/ benefit analysis to help the
team make the decision of how much snowmelt can be offset with renewable energy.

Eagle County Efficient Building Program Monitoring - Shaeffer Hyde Construction

tracks and documents all the points required to achieve the Efficient Building Program
(ECOBuild) standard. We assist during the design process, document the selection of materials
& physical construction installation, and facilitate the county green inspection process from
the beginning of the project through certification.

Green Design / Construction Expertise - As Shaeffer Hyde Construction has LEED®

Accredited and NAHB Certified Green Building Professional's on staff, we are able to support
the entire LEED® process from design through owner move in.

Site Specific Waste Recycling Program - On all of our projects, Shaeffer Hyde

Construction recycles as much material as possible that can be diverted from a land fill.

Green Projects & Renewable Energy - At Shaeffer Hyde Construction we have

experience in designing and building renewable energy systems for our homes. We assist our
clients with options analysis of all types of renewable energy scenarios in order to optimize the
initial cost and life cycle pay back. The following list highlights some of this experience:

Williams Residence Photovoltaic and Thermal Solar Panel System - A 4 KW

photovoltaic solar panel system, with twenty PV panels and twenty-eight thermal panels that
heats a 15,000-gallon storage tank, was installed on this project. Our experience
is that the technology is getting better while at the same time the price on the systems is
coming down. This allows for shorter paybacks periods. The Williams Residence was built to
Eagle County Efficient Building Program standards.

Sakin Residence Thermal Solar Panel System – An eighteen thermal panel solar

system that heats several storage tanks and supplies water for snow melting and radiant in
floor heat was installed. The Sakin Residence, in Basalt, Colorado, was built to the Pitkin
County Efficient Building Program standards.

Lake Creek Residence Pole Mounted Photovoltaic Solar Panel System - At

this Lake Creek Residence a 17 KW pole mounted system was designed and installed with
seventy-two panels. The Lake Creek project was built to Eagle County Efficient Building
Program standards. There were two main structures on the project; the Main House and the
Barn/ Caretaker home. We are very proud of the fact that we exceed the number of "ECO
Points" that were targeted on the Barn/ Caretaker home. As a result, the owner received a
check back from Eagle County for this accomplishment.

Ferguson Residence Thermal Solar Panel System – A twelve panel thermal solar

system was installed to assist with heating of the pool and snowmelt of the home.

GeoExchange Well System Strawberry Park Residence - A GeoExchange system

was installed with thirty-five wells that allow fluid to run through them to be heated and
cooled.

Willard Residence - As a major gut remodel, the Willard Residence was built to achieve a

LEED® Silver Certification.

King Creek Ranch - A 90,000-gallon GeoExchange system was installed to provide

supplemental heating and cooling capacity. This project is located in Routt County.

Lake Creek Residence - The following are the green elements associated:

• A 12.75 kW Solar Photovoltaic System was installed that consists of 51 highly efficient PV
panels. At times during the summer months this system will feed back energy to the
power grid.

• A GeoExchange Well System was also installed and consisted of 12 wells reaching
depths of greater than 400 feet. The GeoExchange system alone generates
182,552,563 renewable BTU/Year which offsets the BTU's used for the snowmelt system
and generates 35% of all remaining heating and cooling energy for a home with a full-
size swimming pool and air conditioning.

• 100 "Eco Points" were required by Eagle County for a home of this scale and we're
excited that we were able to far exceed the requirement and were awarded 121
points. In addition to the power generation methods noted, this home utilized many
other green/renewable building practices such as: low-flow toilets and energy star

appliances, reclaimed/recycled building materials, multiple materials were
manufactured in the state of Colorado, high efficiency boilers and high performance
insulation.

Mill Creek Property - This home is a registered LEED for Homes project striving for Silver

status. The project started by a meticulous 4-month deconstruction process in an effort to
save, reuse, recycle and donate as much material as possible to Habitat for Humanity Re
Store in Eagle, CO and minimized the amount of waste added to the land fill.

• A 12.92 kW solar photovoltaic system was installed that consists of Lumos LSX Frameless
Module panels. There is an expected 26% savings in electric purchased from the utility
company yearly. The system includes solar charged batteries for back up emergency
power.

• The Geothermal Exchange System consists of 8 wells that reach depths of greater than
400 feet. This system feeds the snowmelt systems and the cooling systems for the AV
equipment.

• In addition to the power generation methods noted, many other green/renewable
building practices were utilized such as: native landscaping/turf reduction, FSC and SFI
wood, radon mitigation system, and the workers did an exceptional job recycling all
wood, metal and cardboard waste.

Green Building Strategies The following are Green Building strategies that Shaeffer Hyde

Construction analyzes on every project that we build:

• Renewable Energy - Solar Thermal, Solar Photovoltaic, & Geo Exchange Systems are all
analyzed both from a cost and site feasibility standpoint.

• Energy Efficient Equipment - Super efficient boilers and mechanical systems.
• High Performance Insulation - We do not use traditional batt insulation. Our homes have

a baseline of blown-in insulation that encapsulates all components within the wall and
fills all the voids. In addition, we utilize the newer technology foams that allow a thinner
profile, but improved insulating qualities.
• High Performance Windows - We focus on the films that are used to provide thermal
reduction. Low E2 and a U coefficient of .28 as a starting point.
• Energy Star Appliances in all of our homes.
• Passive Solar Designs when appropriate are employed.
• Structurally Insulated Panels (SIPS Panels) - Great insulating properties and lower waste.
• Radiant Heating - The most efficient way to heat a home specifically in our cold
climate.
• LED Lighting Systems - LED lights have a very long life span and consume significantly
less energy than a traditional light bulb.
• Intelligent Thermostats throughout.
• Carbon Monoxide Detectors throughout.

• Integrated Home Energy Automation Systems - Monitors and manages energy use.
• Blower Door Testing - Ensures home is not leaking air and thus energy,
• Wood Harvested Sustainably - FSC (Forest Stewardship Council) certified green woods

and European wood certified by the PEFC (Program for the Endorsement of Forest
Certification) which is the world's largest forest certification system are utilized when
appropriate.
• Waste Management & Recycling - we recycle metal, cardboard, & wood.
• Low Flow or Dual Flush Plumbing Fixtures to help with water conservation.
• ERV/ Air Filtration HVAC Systems for healthy air.
• Native Landscaping - Planting / landscaping designed using native plants.
• Indigenous Materials - Majority of materials fabricated within a 500 radius.
• Engineered Lumber Systems - Reduce waste and provide a superior product.
• Low VOC Products - These products reduce Volatile Organic Compounds (VOC) used
in the home during construction.
• Interesting Renewable Materials - We use Beetle Kill wood when appropriate. Beetle Kill
lumber is from standing dead lodge pole pines that are indigenous to Colorado and
that have been killed by pine beetles.
• Radon Mitigation / Under Slab Ventilation for a healthier home.
• Re-Use of Excavated Earth & Topsoil - This minimizes trucking and saves money.
• Limiting Site Disturbance - Erosion control / sediment fence installation protects the loss
of topsoil as well as reduces impacts on the adjacent spaces.
• Reusing / Donating to Habitat for Humanity – saving Money, Tax Savings, & helping
people at the same time.

2018 Actively Green Certification

The Actively Green Program is our effort to establish and put into action company practices,
and policies that will support an organizational culture of sustainability and stewardship while
maintaining the Actively Green Eco-Certification for our organization.

Shaeffer Hyde Construction has a designated Green Team with two co-chairs and other staff
represented from each of the program departments. The Green Team meets monthly, at a
minimum, and is responsible for overseeing and coordinating the organization's sustainability
management and initiatives and Sustainability Action Plan. This Green Team promotes
environmentally sustainable operating practices by reducing waste, conserving energy and
water, promoting sustainable purchasing practices, and encouraging the use of alternative
transportation when possible. Members distribute information, attend meetings and
presentations, and organize projects, events and outreach. The team provides a place for
employees to share ideas and accomplish goals.
