Trends
RISING PRICES
Prices are expected to rise, but on a much slower space than
2018 and 2019. This slowdown is due to an increased mortgage
interest. A nice profit may be on the horizon! The number of
homes sold next year is still expected to rise, even if it’s at a slow
pace. That’s great news for sellers!
CHANGING MORTGAGE INTERESTS
Mortgage interest rates are on the rise after years of being at a
standstill. Interest rates are projected to increase at an average of
5% for a 30-year mortgage and 4.4% for a 15-year mortgage.
The increase basically means more people are willing to spend and
to borrow. Still, expect things to be a little different next year as
buyers and sellers adjust to these changes.
HOME BUYER PROFILE
Millennials are now taking over the homeowner leaderboard from
the baby boomers and the GenX. They’re getting older and finding
stable careers. Their household income has increased to $88,200,
and they’re looking to buy their first homes in middle and upper-
middle class neighborhoods. This works out perfectly for them as
more baby boomers are retiring and downsizing. In the next few
years, millennials will lead the way in number of mortgages,
followed by Gen X and then by the boomers.
INCREASE IN EQUITY
Equity (what your home is worth minus how much you owe on it)
will likely continue to increase by 2–6% each year until 2020. With
most housing market at low risk for a downturn, the 2018 Housing
and Mortgage Market Review estimates home prices will continue
to rise for the next couple of years, with annual increase of 2–6%.
Continue to monitor how much your home is worth to make sure
your equity is going up. From what we can see, the real estate
market is not going to crash. Regardless of your neighborhood,
buyers are interested.

OVER MARKET VALUE
A lot of sellers feel like there’s that one buyer out there
that’s going to pay way over market value for their
home. But that just doesn’t exist. Even if a buyer falls in
love with the home, they’re still going to be looking at
the comps. No buyer wants to overpay.
FAIR MARKET VALUE
Fair market value is the price at which the property
would change hands between a willing buyer and a
willing seller, neither being under any compulsion to
buy nor to sell and both having reasonable knowledge
of relevant facts.
UNDER MARKET VALUE
Unusual circumstances can affect fair market value. For
example, a bank-owned real estate property, known as
REO, may be listed for sale at considerably less than a
