RESIDENTIAL PROJECT - SOUTH KENSINGTON THE PLANNING Our client and his family required a complete restructure to their new home. This involved converting two separate flats into one creating more open space for their young family whilst keeping a modern but homely feel to the property. With our experienced team behind us we put our heads together and drew up plans to design exactly what they asked for, incorporating every last detail. Phase One
THE WORK With planning approved, work commenced. We re-configured walls to form the open plan living, installed a new luxury bespoke kitchen, new high-end bathrooms and en-suites, carrying out a complete refurbishment of the entire property, new smart lighting system including a complete re-wire, new central heating system, new joinery, decoration with plastering and coving included, new flooring throughout and external doors and windows overhaul. Throughout the process we provided complete main contractor management working closely with the principle designer. Phase Two
THE COMPLETION We’ve loved producing a dream home for this wonderful family and are pleased to say they are over the moon with the finished product. We aim to provide a stress free, key to key service to each individual client, meeting all their requirements along the way, no matter how complicated or intricate they are. Phase Three
RESIDENTIAL PROJECT - ROCHESTER THE PLANNING, THE WORK, THE COMPLETION. This project involved the reconfiguration of an old launderette, the basement and a run down flat into one 2 bedroom and two 1 bedroom flats. This required some major redesigning and re-configuration to satisfy and comply with the local planning authority. Once approved, our team took on this extensive refurbishment. This entailed new heating systems, rewiring, new kitchens, bathrooms, double glazed windows and doors plus a full loft and basement conversion which included professionally tanking the basement to laying the new floors. After creating the extra space it enabled the perfect space for modern day living. These properties are a great addition to our ever growing rental portfolio.
RESIDENTIAL PROJECT - BOBBING THE PLANNING This property was a typical old style two up two down semi detached farm workers cottage. To maximise this building’s potential, we planned a single and double storey extension to create as much space as possible utilising the area available. We engaged with our architects and eventually submitted plans to the local authority. As with most planning applications amendments and concessions were agreed before planning was finally given. Phase One
Phase Two & Three THE COMPLETION Upon completion of this project, the property sold within 24 hours of being on the market. It was snapped up by a local young family who love the large, modern open plan living area that we had created along with the double driveway. THE WORK Works were underway to transform this tired, run down property into a modern dream family home. Our team completed a single and double storey extension, a loft conversion and a beautiful spacious open plan kitchen diner, along with three bedrooms and a bathroom.
COMMERCIAL PROJECT - JAMESONS THE PLANNING, THE WORK, THE COMPLETION. Working with a care home provider required comprehensive planning, a very stringent agenda, and a keen eye for detail. We wanted to ensure we met every single need of the residents and staff in order to make their daily life as easy as possible. Many adaptations were put in place and actioned whilst ensuring the safety of the residents which was a key factor in this project.
RESIDENTIAL PROJECT - MAIDSTONE THE PLANNING A client approached us with this property after he had recently bought it at auction. We were asked to design the most effective way to create them the maximum income for the site. After much design work, we presented a 10 self-contained flat project within the building with a shared garden and parking area. Once planning was approved, our team worked tirelessly to make our clients dream become a reality. Phase One
Phase Two & Three THE COMPLETION We successfully created 10 self contained flats each with an en suite, kitchenette and a living area all within one building. The client was delighted with the outcome, receiving a key to key service with all required professional support throughout the process. THE WORK Restructuring was complete, the electrical and plumbing works needed to supply each individual flat was then completed. This was followed by new kitchens and bathrooms along with new plastering and redecoration throughout to create an open and fresh look to the building.
HMO PROJECT - GILLINGHAM THE PLANNING With the property looking tired and its space not used to its full potential, professional plans were put in place to create a fantastic 6 bedroom, modern HMO. Within each room we wanted to guarantee a spacious living area with their own en suites. With HMO’s such plans take time and after careful planning and design, we decided on a layout that works. Phase One
THE WORK Extensive reconstruction was required in order to volumise the potential. After reconstruction, we provided 6 new en suites, 6 new bedrooms, a communal toilet, a communal garden area and a large communal kitchen, with security fitted to each room for their own peace of mind. We installed a new heating system, a complete rewire, full redecoration, new flooring throughout, garden landscaping and installed a security system. Phase Two THE COMPLETION Eventually we created a spacious, modern practical shared home. With much thought in the initial design we have created a lovely property which now is home for 6 new tenants. Another great addition to our property portfolio. Phase Three
HMO PROJECT - GILLINGHAM THE PLANNING A complete reconfiguration of this property was required in order to create a modern, practical multi living home. Again planning was sought from the local planning authority to convert this tired and run down family home into a 6 bed HMO. The plan for a complete strip out will be initially undertaken and then the reconstruction can be started. Phase One
Phase Two & Three THE COMPLETION Another fantastic outcome for our client, producing a modern HMO and providing them with a good monthly return on their investment. THE WORK Installing steel beams in certain areas then completely replastering the entire property. A complete rewire, installing a new central heating system, new bathrooms, bedrooms, kitchen and living areas were created alongside the redecoration and furnishings to finish.
