GUIDELINES FOR RESIDENTS

1 PREAMBLE
A. The purpose of these guidelines is to promote a harmonious occupancy within the housing IMPORTANT CONTACT NUMBERS AND URL

serve the reputation and prestige of Parklane.

B Suggestions (preferably written) are welcome from all occupants. However, the Residents
Association Committee (RAC) reserves the right either to accept or reject any suggestions with-

C The occupants shall be responsible for ensuring that their guests / invitees comply with the
Guidelines at all times and that their behaviour is not offensive to other occupants of Parklane.
Occupants shall be liable for any damage to common properties caused by their guests / invitees.

3 ACCESS CARD AND CAR STICKER
A To ensure proper control of security and access without hassle, all residents must apply for
the access card for their vehicles

B The access card is meant for the occupant's sole usage and should be retained in the care of
the occupant at all times. It should not be given to outsiders or non-residents unless they are your
immediate family members namely children and parents. Handing over the access cards to others
will result in the immediate blocking of the access cards

C Each house shall be given one access card free of charge and additional cards will be
charged a fee of RM30 and is subjected to review by the management committee

D Any loss or damage of card must be reported immediately to the Management Committee
and a fresh card would be re-issued at a current fee of RM 30 or a fee as determined by the RAC.

E A non-transferable car sticker (the first being FOC and subsequently RM5 each) will be
provided for each car. The sticker is to be displayed prominently on the windscreen at all times
for easy identification.

F Any loss of car stickers must be reported in writing immediately to the RAC. A fresh
sticker would thereafter be issued at a fee of RM 5 or at a fee as determined by the RAC.

F Residents are not encouraged to plant any trees and plants outside the house perimeter to
avoid any fines by authorities. It is the responsibility of the residents to clear all leaves of trees or
plants that are planted on their own and are not part of the standard landscape and are placed out-
side the house perimeter.

6 RENOVATION, DELIVERY AND REMOVAL
Construction, renovation, delivery, hacking, drilling shall be restricted between:
Monday – Saturday: 8.00 a.m. - 6.00 p.m.
Sunday & Public Holidays declared by government or Perak state: not allowed
Grass cutting is allowed on all days between 8.00 a.m to 6.00.p.m

A A refundable deposit and / or administrative charge of RM 2,500 in cheque or cash or bank
transfer is required before major renovation or structural construction or structural demoli-
tion works are carried out.

B Such deposit is to cover any costs of cleaning and / or repairing damages, if any, to public
areas when such works are carried out. The costs will be deducted from the deposit and the
balance will be refunded to the occupant concerned.

C Owners / residents shall be responsible for the conduct and behaviour of their appointed
contractors. The RAC reserves the right to caution any contractor found misbehaving.

D All contractors’ lorries must use the north gate for entry.

E Residents who employ contractors must provide a list with the names of workers and the
vehicle numbers. The security will be given a copy of the list. Please ensure that all work-
ers are legal and have proper documentation. Please fill the form attached and submit to
the RAC.

F Contract workers cannot occupy the house where they work; i.e they have to leave the
compound after 6.pm.

car registration numbers of such tenants shall be provided by the owner of the property to
the RAC. This information will be relayed to the guard house

9 SECURITY SERVICES

A Security will escort guests to the resident’s house unless the guardhouse has been informed
prior to the arrival of the guests with the car registration number.

B All visitors exiting Parklane will have their car boots checked by the security guards. Ex-
ceptions are made to regular visitors for e.g., those coming to pick or drop school children.

10 PLANTING OF PLANTS

A Residents should not plant any trees or construct any structure in common areas of Parklane for
e.g. pavements or any empty land or on sanitation ponds. Trees planted may be removed by the
cleaners or a report will be made to Majlis Bandaraya Ipoh..

B Residents can plant trees or plants at designated areas in front of the house and this will be
subject to the laws of the municipality or authorities. RAC will not be responsible for any
fines issued by the authorities due to indiscriminate planting by residents.

C Any trees planted by residents must be maintained and the area kept clean from all debris.
