As the President of JRM, Joseph Romano maintains the smooth operation of the firm on a daily basis and ensures
the successful delivery of all project work. He manages the implementation and application of all internal controls and
oversees all contract administration, cost control and cash flow analysis activities. Mr. Romano works to instill JRM’s
mission and values within our team, while bringing a fresh, efficient approach to the construction marketplace. With

46,400 SF JRM Construction Management is acting as the construction manager for the 46,400SF Friedland Properties project.
Due to the buildings landmark status, JRM has been working hand-in-hand with the City of New York’s Landmarks
Preservation Commission as well as working closely with both Page Ayres Cowley Architects and project engineer,
Simpson Gumpertz & Heger, to meet the client’s vision and needs. The demolition of a two-story brick building
began in July 2014 while three separate buildings with limestone and marble trim have since been erected on the
property complete with a glass railed roof terrace and cast stone balustrades. Double height sidewalk vaults were
constructed. JRM replaced all of the steel framing in the pre-existing building and removed the original columns to
open up the floor plate. The $25 Million project is on schedule to be completed in December 2017.

586,000 SF, $180 Million Commercial Office Building Expansion and Conversion. The scope of work includes a
portion of the lot having a 300ft tall commercial office tower and overbuild above the Macy’s original building of 6
stories while maintaining Macy’s normal retail store hours. A new entrance and lobby are included as well as a new
10-passenger car elevator core and shear wall with a freight car to serve all floors, all new electrical, plumbing,
sprinkler and HVAC services throughout the space. An all new Curtainwall and window wall combination façade
package are being installed and JRM is overseeing the removal and restoration of the 150-year old cast iron façade
on the Fulton Street entrance.

100,000 SF JRM Construction Management has been commissioned to construct a luxury condominium at 212 West 95th Street
located on the Upper West Side of Manhattan. JRM Construction will work with Architects RKTB and CetraRuddy
to provide this 18-story, 100,000 SF luxury condo building with high end finishes. The complex is comprised of 38 212 West 95th Street
residences, with some units and penthouses featuring duplex and triplex staircases. Construction began in March
2018, with completion slated to be finished by January 2020.
Developed by 212 West 95 Owners LLC c/o United Management, the building will include full on-site amenities
such as a yoga room, pet spa, children’s room, tween lounge, adult lounge and gathering space. Additionally,
a fully landscaped second floor terrace with benches and seating along with a separate playground area will
be incorporated. Onsite parking and community gathering space will be allocated at the cellar and first floor for
resident’s convenience as well. JRM’s commitment to excellence and client satisfaction has led to the launch of
a Core and Shell division to focus on the construction of base buildings as evidenced with 212 West 95th Street.
Manufactured by Porcelanosa, the sophisticated façade includes an elegant rainscreen to elevate the building’s

740,000 SF JRM Construction performed $75 Million improvements to enhance 225 Park Avenue South as a first-class modern
office building. This included the full renovation of lobbies, upgrades to the building infrastructure, new efficient HVAC
systems, a back-up generator and newly-developed outdoor spaces, elevator cabs and mechanical systems. High- ORDA
end finishes are featured throughout elevator lobbies, corridors and renovated bathrooms. A 4,000 SF penthouse sky
garden sits atop 225 Park Avenue South and is surrounded by a spectacular glass atrium.
Floor plates range from 27,000 SF to 40,700 SF while tall 14-foot ceiling heights and operable windows maximize

122,000 SF JRM served as construction managers for the $35 Million renovation of Porsche’s New York City, 122,000 SF retail
location on 11th Avenue. The 11-month structural and interior renovation began with the extensive excavation,
underpinning, and shoring of the existing structure allowing for an entirely new building envelope of point supported
glass and metal panel system to be installed. Notable features unique to the space include the removal of the second
floor slab necessary for the installation of an atrium, the addition of a rooftop event space, two auto lifts, extensive
steel additions throughout to support new loads of vehicles and equipment, and a rear lot and site work area to
facilitate continuous car stackers and storage. The refined LEED Gold facility houses luxurious-lifestyle automotive
brands such as Lamborghini, Porsche, Bugatti, and Bentley.

48,000 SF JRM worked with God’s Love We Deliver on the building demolition and reconstruction of their $25 Million, 48,000
SF, New York City commercial space. The project was implemented in phases that included a full demo, exterior
refurbishing, roof demo, and interior fit out. The original 3-floor space was improved by new column and beam God’s Love We Deliver
reinforcements at existing steel. Other enhancements include the addition of new piles, grade beams, and steel
used to cover the existing open-air loading dock- allowing the dock to serve as a base to the five levels of new
construction that rise above.
Other reconstruction upgrades include the new spread footings in the underground cellar, new block and brick
facade, an aluminum panel system, new windows, and all new HVAC and MEPs throughout. Three new elevators
and stairwells, Fire Protection sprinklers, and a water retention system finalized the delivery of the certified LEED
Silver building.

75,000 SF The $36 million One World Observatory (OWO) project encompassed new construction of the 75,000 square foot
deck Observatory. Built on the former site of the Twin Towers, the Observatory is perched skyward on the top three
floors of the 1,776 foot skyscraper, making it the tallest building in the western hemisphere. JRM acted as design- One World Observatory
builder leading a collaborative team of designers, consultants, and co contractors in uniquely specialized designs
and construction services. The coordination and management of construction of the facility and infrastructure
was handled by JRM. Five state-of-the-art elevators fabricated with screen simulations take patrons on a virtually
stimulating journey to the 100th floor in a record 60 seconds, while a one-of-a-kind Sky Portal on the main
Observation deck invites guests to see real-time, high-definition footage on the streets below. Other characteristics
throughout the Observatory include the detailed custom millwork and custom Terrazzo flooring. The Observatory
dining facility is fashioned with a professional full-service kitchen, custom wood ceilings throughout the bar and
banquet seating areas, exclusive event spaces, as well as all new MEPS.

10 Hudson Yards COACH

600,000 SF JRM Construction Management completed the interior construction of the new Coach headquarters. The 600,000
SF interior fit-out consists of 12 floors at 10 Hudson Yards. Coach, a modern luxury brand, houses roughly 1,400
employees at the new location, which features corporate offices as well as retail space on the ground floor. Coach is COACH
the first tenant to move into the 52-story glass-and-concrete tower.
JRM was selected to build out not only commercial office space for Coach’s employees, but a ground-floor retail
space as well. The new store features a museum-like display of 2,000 replica handbags from Coach’s product
library. The display is visible from a segment of the High Line that runs parallel to 10 Hudson Yards, named “Coach
Passage.” The shelves are custom made utilizing bronze and glass. The space also features a cafeteria and dining
space, a terrace overlooking the Hudson river, two full walls of video screens, two “living” green walls and hardwood
floors.

200,000 SF JRM Construction Management acted as the construction manager of Etsy’s new nine-story headquarters in Dumbo,
Brooklyn. The client envisioned building a headquarter that was best for the long-term health of the ecosystem.
Etsy, along with JRM, pursued the Petal Certification through the Living Building Challenge (LBC), issued by the
International Living Future Institute (ILFI).
JRM constructed an auditorium, two galleries, a green library, yoga studio and bike storage areas with showers
to support a carbon-neutral commute as well as multiple exterior terraces with extensive planting. There is also a
cafeteria, dining spaces, multipurpose rooms, craft lab and woodshop and a recording studio. The new headquarters
aims to provide a comfortable, safe and imaginative working environment for all employees.

11 Madison Avenue SONY Headquarters

570,000 SF JRM Construction Management completed the interior construction of the new Sony headquarters located at 11
Madison Avenue. The 570,000 SF space is spread out over multiple levels, including rooftop terraces. The art deco
landmark building now hosts New York-based employees of Sony brands including Sony Music, Sony/ATV Music SONY Headquarters
Publishing, Sony Pictures and Sony DADC. The Sony Store also has a showroom at the new building that includes a
retail experience.
The new headquarters consist of nine office floors specific to each Sony brand, two amenity floors and thirteen
outdoor terraces and roof decks. The lobby gleams with white marble and terrazzo, the double-cube proportions
were created by removing a portion of the floor slab. A multi-panel LED video wall stands out against the refreshed
marble. At the back of the lobby, imposing escalators connect to a mezzanine reception area built exclusively
for Sony. JRM constructed a new curtainwall on the 29th Street side of the building, three new staircases, forty
bathrooms, a data center and a conference center.

25,000 SF JRM Construction Management completed construction of a new cellar space for Estiatorio Milos’ catering facility,
as well as a full renovation of the existing street level restaurant at 125 W 55th Street in New York City. JRM worked
with Alain Carle Architecte and Henderson Engineers to construct both the cellar space and restaurant without Estiatorio Milos
hindering Estiatorio Milos’ daily operations.
JRM coordinated the efforts of the sub-contractors and vendors hired by the restaurant to complete the extensive
work. The end result is a refined, elegant space, complete with venetian plaster throughout, Greek marble floors and
bar tops and elegant Dinesen wood plank flooring from Denmark.
The first-floor renovations, featured the construction of a new kitchen, and the installation of new equipment, a new
bar, stairs, wood plank flooring, lighting and high-end finishes throughout. JRM kept the two-levels connected by
installing a steel and marble spiral staircase with recessed lighting at stair treads as well as a passenger elevator
and freight elevator. A complete Lutron System was installed throughout the cellar and first floor.

2,000 SF JRM was commissioned to create an exquisite flagship store for international fashion brand Philipp Plein at their
Madison Avenue boutique in New York City. The 7-week project scope began with a complete demolition of the
existing 2,000 SF space followed by the installation of an exquisite and domineering marble and glass storefront,
custom marble and mirrored millwork, Italian lighting, and a bathroom complete will new electric service and exhaust
systems. Other amplifications include custom stainless steel trim, 200 down lights, five evocative chandeliers, pop-up
ceilings with the brand’s signature hexagonal millwork design, and herringbone inlay marble flooring.

84,000 SF JRM Construction completed the 84,000 SF commercial build-out for the new Squarespace headquarters. The New
York-based web publishing company’s five-month reconstruction project consisted of the ground floor, 10th, 11th and
12th floors, plus a rooftop deck and bar at 225 Varick Street. JRM successfully constructed the three-floor build-out Squarespace
with multiple roof penetrations, three new stair installations and a glass-enclosed roof bulkhead. To ensure proper
fit and finish, JRM implemented closely detailed planning and installation of curved floor openings, curved glass
features and stainless steel installations. They also worked with the mechanical, electrical and structural trades to
implement these designs.
JRM created an exciting office environment that reflects the energy of the Squarespace team. Well-appointed
fixtures such as an open tread staircase with poured-in platform, dyed and polished concrete floors and pre-cast
concrete work stations mounted on steel trellis supports and adds drama to the sleek space. Additional features
include curved glass conference rooms, a skylight and large interior planters housing trees that rise through the
center atrium to the 11th floor. The space is furnished with a pureform perforated metal ceiling, black wood slat walls
and ceilings, custom-fabricated Corian linear drain sinks and a Ketra lighting system with changeable LED lighting
throughout.

temporary walls and protective materials to minimalize disturbances. Installations included a sheetrock ceiling,
mailroom, concierge desk, and HVAC upgrade. The lobby was then garnished with custom stone masonry, millwork,

10 Hudson Yards VaynerMedia

50,000 SF JRM Construction Management recently wrapped work on an interior office buildout for VaynerMedia, a creative
agency whose New York office is located at 10 Hudson Yards. The 50,000 SF project was completed in 12 weeks.
JRM constructed both private and open office spaces, a reception area, pantry area, four conference rooms
of varying sizes, and an entryway and reception space off the elevator with glass doors. The client wanted an
open, industrial feel to the space which allowed for the office to feature warehouse-style concrete walls and an
open, exposed ceiling. Finally, JRM installed raised computer floors throughout the space, which required extra
coordination but greatly elevated the overall efficiency of the workspace.
