HOUSING DEVELOPMENT, TRURO
Hayne Corfe is a terrace of nine new two and three storey
dwellings constructed as a terrace . The curve links two disparate
1970s and 1980s developments together. The form refers to each
of these in the ends of terrace vertical scale. The development
has extensive views from its front elevations over the city and has
generous and private rear gardens. It is curved timberframed
panels faced in brick and rendered blockwork. The finished
building was shortlisted for the Nation Roofing Awards 2013.
POLTISCO WHARF - TRURO
The Poltisco Wharf Development consists of six, four storey high
luxury town houses and the conversion of the HTP warehouse
building to form 9 apartments. Each house has approximately
2800 sq feet of accommodation consisting generally of 4
bedrooms, 4 bathrooms, living room, dining room kitchen, study
and garage. This project has won a number of design awards.
LOW ENERGY HOUSING - HAYLE
This was a pioneering project designed with Percy Williams & Sons to
test the viability of low energy houses for open market sale. Phase 1,
comprising of 11 dwellings, was completed in 2008. The scheme wears
its low energy credentials proudly with a highly contemporary appearance.
Meeting the then Ecohomes Level 5 certification ensured a holistic
approach to sustainable living. The scheme incorporated many (for the
time) innovative energy saving technologies including ground source heat
pumps, photovoltaic solar panels, under floor heating throughout and a
super insulated fabric as well as rainwater harvesting, sustainable urban
drainage measures, low VOC/embodied energy materials and lifelong
adaptive living principles.
PASSIVEHAUS DEVELOPMENT - HAYLE
Lilly Lewarne designed 20 new Passivhaus Eco homes for Phase 2 of
Fairglen in Hayle for Percy Williams & Sons Ltd
Construction on Phase 2 commenced in May 2016 with each
terraced/semi-detached unit being constructed to meet full
Passivhaus standards. Passivhaus was originally a German concept
on Eco house construction that ultimately the aim is to achieve over
80% lower heating bills.
Lilly Lewarne also worked very closely with Ben Quinn at Cube Vision
Studio to develop accurate computer generated depictions of the
homes as featured here.
LIVE/WORK UNITS, REDRUTH
This project was undertaken concurrently with the second phase of the Redruth Urban Village
project which comprised over one hundred new dwellings. The development provides much needed
housing within a stone’s throw of Redruth town centre.
The scheme involved the part reconstruction and full refurbishment of the two original main hospital
buildings on the site – the Edwards Memorial Miners’ Hospital and the Redruth Womens’ Hospital
– set within the more open landscaped part of the overall RUV site. The two old buildings were
stabilised, reroofed, insulated, weatherproofed, refurbished and converted into flats, offices and
live/work units as an associated integral part of the RUV Phase 2 project works
NEWSPAPER HEADQUARTERS- TRURO
This award winning building provides 22,000 sq. ft.over 3 floors, to house up
to 190 staff, and respects the history of the site and adjacent historic buildings,
without becoming a pastiche scheme – conveying an element of modernity,
reflecting the changing face of Cornwall & Devon Media’s publications, and in
particular, The West Briton. The scheme recognises the landmark nature of the site
and the buildings which had previously occupied it.
EXCLUSIVE INDIVIDUAL HOMES, KENWYN, TRURO
These four new quality houses were designed by Lilly Lewarne for a wooded site on the outskirts
of Truro, nestled between two listed buildings. The design of each individual dwelling has
responded to and worked with the existing topography of the site, 3 of the houses will be of a
split level in nature so as to reflect the level changes locally to them. All 4 houses are unique
in design however the site has been considered as a whole with the same palette of natural
materials used throughout. The largest house design has influences taken from the existing
dwellings opposite, with an agricultural / courtyard experience, reflecting the character of its
setting.
The overall aim was to provide quality traditional homes within walking distance of Truro City
Centre combining fine detailing with home comforts.
270 NORTH APAPRTMENTS, NEWQUEY
This block of 14 luxury apartments was
constructed on a vacant site adjacent to
an hotel in the popular area of Pentire in
Newquay. The apartments’ main aspect
creates uninterrupted views across Fistral
Beach. The main entrance to the building
is from the North but the site layout has
been designed in such a way as to provide
private communal gardens to the South.
All the apartments were sold off plan
before the ground floor slab was laid.
APARTMENT CONVERSION, FALMOUTH
A scheme of 27 residential apartments, again in
the Falmouth Conservation Area and adjacent to
Princess Pavilions , and in the setting of an historic
– although not Listed – Georgian Manor house,
which had been unsympathetically extended and
converted to hotel use in the late Victorian period.
Lilly Lewarne Practice were commissioned to
submit new proposals based on residential use by
Rowe Property Developments, that retained and
respected what remained of the Georgian House
and its landscape setting while replacing the
mass of later Victorian development, constituting
around 70% of the existing buildings, with a
subtler and more fitting contemporary extension.
Ultimately, serious collapse of the original manor
during construction required that the building
be reconstructed entirely, to externally match the
original in all respects.
TOLVEAN HOUSE - CONTEMPORARY EXTENSION AND
CONVERSION
Advance Housing wished to convert & extend Tolvean House
to provide 16 new Extra-Care apartments for those with
physical and learning difficulties. The brief drew heavily on
“HAPPI” Guidance ( Housing our Ageing Population: Panel
for Innovation. ) Particular attention was paid to way-finding &
colour orientation for dementia sufferers.
Providing new circulation to disparate levels for those with
limited mobility was a significant design & on-site challenge.
The build involved major demolitions with careful design &
phasing to introduce major new supporting steelwork without
disrupting the external appearance. The finished conversion
maintains the building’s integrity, including entrances & major
spaces, while also carefully creating new apartments to suit
the specific needs of the end user group.
The sympathetic extension provides exemplary layouts, with
large windows to bring in the green surroundings while timber
louvre screens provide privacy, sun-shading & safety. Finally
it forms a new secluded communal courtyard, taking in the
mature trees and afternoon sun.
SOUTH CROFTY MASTERPLAN - POOL
This masterplan is the result of 8 years consultation with public
& private stakeholders developing a new residential district to
regenerate the historic mine site. The site holds many challenges due
to its steep topography, available access and former industrial use.
The design team have responded with robust strategies to deal with
access, build-ability and drainage issues.
The scheme knits sensitively into the Tuckingmill Conservation
Area with a similar scale and street pattern to extend a character
appropriate to the village. To the East the scale and forms step up to
front the proposed link road and connects into planned commercial
developments adjacent to the site.
Commercial
PEUGEOT DEALERSHIP, HELSTON
As part of a dealership upgrade LLP designed and administered the contract for a new glazed
showroom for the relocation of Helston Garage’s successful Peugeot franchise. Helston
Garage’s used car dealership, which previously occupied the site, was demolished and the
new ‘Blue Box’ retail statement was developed to utilise the existing forecourt arrangements.
The building and external areas were designed to comply with the latest Peugeot corporate
standards and further design work and consultation was carried out with both Peugeot UK
and Helston Town Council to ensure that the new showroom responded to both the edge of
Helston Town Centre and the requirements of Peugeot’s new retail concept.
JAGUAR DEALERSHIP TAUNTON
This development involved the replacement of an existing filling
station by provision of the latest Corporate ID standard Jaguar
franchised motor dealership facility, incorporating new retail
display showroom, customer hospitality, associated servicing and
valeting facilities together with landscaped external vehicle display
and storage areas.
VOLKSWAGON DEALERSHIP, INDIAN QUEENS
Originally designed by LLP in 2005, Carrs Volkswagen and VW Van Centre was one of the few
brand new purpose-built UK franchised developments complying with the then ground-breaking
Volkswagen Retail Concept ‘Piazza’ format. The dealership premises at Indian Queens, have recently
undergone a major upgrade to meet the latest VW Corporate Identity standards.
The building exterior has undergone subtle tonal colour changes, acquired new corporate signage
with new feature entrance portals, together with revised vehicle display areas and greater clarity in
soft landscaping arrangements. Internally, the retail areas have been completely revamped to reflect
the new ‘Modular Concept’ – both neutral and functional, enabling the cars to stand out and be
the primary focus – and with Sales and Service represented equally, maximising the impact of both .
The interiors feature all new finishes, lighting, feature displays, furniture and fittings, etc. to complete
the overall environment.
SKODA DEALERSHIP, INDIAN QUEENS
From a showroom unit originally part of the LLP designed site development in 2005, Carrs Skoda has been
adapted over time to suit VW Group’s Skoda franchised dealership standards. As the marque has massively
enhanced its standing and presence in the UK car market, the franchiser has evolved a fully-developed new
Corporate Identity requirements. The dealership premises at Indian Queens, have consequently undergone a
major upgrade to meet those latest Skoda Retail Design standards. Encompassing both external and interior
remodelling and refurbishment to achieve the new concept, combining simplicity and sophistication – with
modern technologies, clean lines and large scale graphics softened by quality timber finishes and inviting human
scale spaces.
LANDROVER DEALERSHIP, EXETER
This new franchised motor dealership facility replaced a current Land
Rover premises nearby, and brought all operations onto one fully
integrated site. The over-sailing roof form creates a distinctive and
practical feature, defining the building within the Marsh Barton motor
retail park setting. It minimised glare and solar gain to the fully glazed
showroom, provided sheltered external access and display space for
feature vehicles, and allowed clear views into the showroom from the
adjacent main road. A matching separate building to the rear caters for
car valeting and tyre-fitting etc. The whole operation now being set within
fully landscaped grounds, incorporates a sustainable urban drainage
system attenuation pond and reed filter bed.
VOLKSWAGON DEALERSHIP, HELSTION
As part of Volkswagen’s new Corporate Identity upgrade LLP designed and administered
the contract for a glazed showroom extension with various updates including signage,
layout and finishes to VW Helston for Helston Garages. The corporate identity upgrade
required a new rectilinear approach complete with open plan consultation and
reception areas etc.The building underwent a major upgrade originally designed by LLP
in the late 1990’s and is a firm feature in the townscape at the top of Meneage Street
onto which it has prime frontage. The building acts as company headquarters and
the client currently operates new/used car sales and after sales with all the associated
facilities required.
AUDI DEALERSHIP, TRESILIAN
This award winning development initially involved the provision of three new motor
dealerships (Audi, Chrysler-Jeep and VW), on a riverside site. As the development was
in an existing AONB the new buildings had to fuse the requirements for contemporary
garage facilities within somewhat more traditional styled buildings. Audi has subsequently
taken possession of the whole site. Extensive but carefully considered alteration and
refurbishment works were undertaken to transform the premises into a suite of facilities
integrating the brand’s new Corporate Identity within the existing building aesthetic
constraints. External hard and soft landscaping, signage, etc. were upgraded with similar
sensitivity so as to preserve the delightful and valued riverside setting.
FERRARI MASERATI, EXETER
Following the completion of the refurbishment of the Carrs Ferrari-Maserati
dealership facility some five years previously, the Italian marques dictated
that a complete brand new corporate identity be deployed throughout their
franchised dealership network. The new ‘look’ had been developed by
Ferrari in Modena and a firm of architects/ designers/ brand guardians in
Rome. As the designs were envisaged primarily to suit new build facilities,
further input was necessarily required to adapt and evolve to suit works
within existing premises. The building and external areas were redesigned
to comply with the latest Ferrari-Maserati corporate standards, and both
the ‘front-of-house’ showroom/ customers areas and the building exterior
and signage were fully refurbished, refitted or replaced to suit.
WHEAL KITTY ENGINE HOUSE
Lilly Lewarne were approached to redesign and bring within budget an original scheme by the
local Council’s architect. The engine house is Grade II listed and lengthy negotiations took
place with CDC’s conservation officer that enabled us to arrive at a satisfactory scheme suitable
for its use as commercial office space. Quite simply the existing external walls have been
retained and renovated. A new roof as well as new windows and doors have been incorporated
and designed in the traditional manner. The scheme is true to the original, except through the
intervention of an independent steel frame structure internally that has a minimal impact on the
historic fabric of the existing building.
WHEAL KITTY WORKSHOPS - ST. AGNES
These five workshop units are the second part
of Phase II at Wheal Kitty and were constructed
under the same contract as the conversion of
the Engine House. The stone faced unit is
of traditional masonry construction but the
four other units are timber framed and clad
in timber with super-insulation for thermal
efficiency.
SPECULATIVE OFFICES, TRURO
This development proposes in excess of 20,000sq/ft of modern
office accommodation spread within 5 separate buildings.
Initial infrastructure works have been commenced. Images

OFFICE DEVELOPMENT, TRURO
The development provides around 13,500 sq ft of air-
conditioned, modern accommodation, sub-divided into
a range of lettable office units.
BUSINESS PARK OFFICES, TRURO
This project formed the second and final
phase of the redevelopment of land at
Truro Business Park, Threemilestone for
Rok Developments. The new development
comprises a range of speculative two-
storey commercial office units within three
individual buildings providing new office
floorspace totalling around 25,000sq.ft.
The buildings are stylistically similar to the
adjacent Phase 1 development, but use a
carefully selected and consistent palette of
colours, materials, and finishes in concert
with a modular construction configuration
to achieve an harmonious yet varied
aesthetic within an attractively landscaped
business park setting.
Leisure
FISTRAL BEACH HOTEL AND HEALTH SUIT.
The Health and Fitness Complex involved the demolition of various dilapidated
structures at the rear of the Hotel and were replaced by a new 2-storey building.
Providing an indoor swimming pool, Jacuzzi, sauna, steam room and changing
facilities at ground floor and a gymnasium at first floor. The envelope is designed
to be deliberately simple with a contemporary detailing to the facades whereas
the internal design and finishes have been chosen to provide one of the most
unique health suites in the South West. An additional two storeys were added under
the same contract completing the new facilities with a Health Spa offering the all
around health and beauty care for the hotel users as well as for the public.
THE HEADLAND HOTEL HEALTH SPA
The Headland Hotel is a 4 star AA and RAC luxury hotel
in Newquay, Cornwall. It is one of the most iconic hotels
in Cornwall situated on the headland overlooking Fistral
Bay. LLP were contracted to design and oversee the
extension and refurbishment of the Basement floor to
accommodate a new swimming pool and spa complex.
Along with future phases the value of works is estimated
at £18.3 million. LLP acted as the lead consultant for
all phases and the procurement route was traditional.
CHURCH HALL - COVERACK CHUCH COMMUNITY HALL - POOL
Original scheme by another architect received planning Trevenson Church was consecrated in 1809 by
approval in 2010, LLP were commissioned to procure the the Bishop of Exeter. By 1998, with the Cornish
Building Regulations application, tender and administer the tin mining industry, once the Church lifeblood,
contract as lead consultant during construction phase. The in steep decline, the Church Committee
proposals were to overhaul of existing hall and carry out commissioned LLP to design a new detached
much needed refurbishment to the roof and windows. The building within the grounds, to bring together
extension formed to the North provided additional and ex- Church functions and community use. Early
tended accommodation consisting of a disabled WC, en- consultation with Cornwall Council confirmed
hanced kitchen and storage area with new front door/win- that a traditional design style was essential
dow arrangement to the front (west) elevation. to the granting of planning permission. With
Planning and Listed building consent granted, a
traditional procurement route followed, leading
to a contract being awarded to well established
local builders at competitive tender. The project
was completed on time and in budget, and has
since proved to be a major asset to the Church.
TREVOSE GOLF CLUB LODGES
This project developed from the Clients desire to replace 7 timber visitor chalets,
originally erected in the 1950’s, with modern energy efficient holiday accommodation.
Being located within an Area of Outstanding Natural Beauty, the project provided a
number of design challenges.
The first was to minimise the visual impact of new buildings in a landscape that
is notably low, undulating and open. The second was to incorporate the Client’s
requirement for contemporary space standards and visitor facilities into the design,
resulting in considerably more building volume than the original chalets. The third
was to make the lodges as energy efficient as possible.The solution took cues from
the landscape. The lodges are arranged as 2 buildings which form gentle curves
following the contours of the existing valley site. The lodges become subterranean
rendering them all but invisible when viewed from outside the site. Green roofs were
incorporated on both buildings.
HOLIDAY UNITS, TREVONE
Early in 2010 Lilly Lewarne Practice were commissioned to design a
holiday letting scheme, to be complementary to an established farm
business in Trevone, Cornwall. From a descriptive brief a concept
scheme of detached two storey three and four bedroom holiday
cottages evolved, balancing the sensitive site context with a workable
sustainable aesthetic. Planning consent was granted in January 2011,
allowing work to start on site in May 2011. An unusual aspect of the
project was the client electing to act as project and site manager,
effectively creating a self-build scheme, which was inspected and
certified by Lilly Lewarne Practice to a successful completion in July
2012.
THE NANSLOE MANOR HOTEL, HELSTON
This hotel is an historic manor house of several distinct
periods, set in parkland on the outskirts of Helston.
The buildings have been completely renovated and
a modest new block added through the conversion
of existing ancillary to create a viable modern hotel
finished to a high standard.
Containing bedrooms over a new dining room, the
new building together with a terrace area, is set into
the hillside, forming a link between a separate stone
barn, at a higher level, and the manor house. The new
building is thus set well down, remaining subservient to
the manor buildings.
Healthcare
INTERVENTIONAL RADIOLOGY, ROYAL CORNWALL HOSPITAL
Reconfiguration and refurbishment of, and alterations to, existing
Day Case Unit operating theatre suites and related (Trelawny
Wing – Template E) ground floor level accommodation – complete
with all necessary associated new build, internal alterations and
building services works – to provide new interventional radiology
/ fluoroscopy imaging facilities (new endovascular suite and new
non-vascular treatment room) and associated accommodation.
LAPAROSCOPIC THEATRES, ROYAL CORNWALL HOSPITAL
The Client is the Royal Cornwall Hospital Trust and this project was part of a larger overall framework contract for works at the hospital. Our Task here
was to design the reconfiguration of five theatres to receive integrated laparoscopic equipment. 3d images were used to convey the complex layout of
medical equipment within the space. These were also used to ascertain the suitability of the design with the stake holders.
PAEDIATRIC RECOVERY - ROYAL CORNWALL HOSPITAL
The Client is the Royal Cornwall Hospital Trust and this project
was part of a larger overall framework contract for works at
the hospital. Our Task here was to re-design the layout and
facilities of the Paediatric recovery ward to accommodate tight
patient restrictions and operations. LLP worked closely with the
staff at the Hospital to ensure maximum functionality whilst
improving the patient experience. The 3d images produced
were effectively used to convey ideas to the end users so that
space could be quantified, assessed and adjusted where
necessary until all parties were content.
GAMMA CAMERA UNIT, ROYAL CORNWALL HOSPITAL
This project, undertaken for the Trust’s Nuclear Medicine Dep’t, required the provision of an extension to
their existing partially-buried ‘nuclear bunker’ suite in order to accommodate the installation of a brand
new Gamma Camera, its dedicated control room and associated staff and patient facilities. Typically,
within such a busy hospital generally and a specialist department in particular, this had to be achieved
with minimal disruption to the normal activities of the existing arrangements. Alongside the traditional
building site processes, the scheme also involved significant specialist tanking construction input as well
as radiation protection measures which were in turn overseen by the hospital’s Dep’t of Medical Physics.
PAEDIATRIC WARD, ROYAL CORNWALL HOSPITAL
The phased reconfiguration of the RCH Paediatrics Department accommodation,
involving the sequential relocation of existing administration, admissions and
assessment, surgical and medical wards, educational and support services. This
design sought to provide a more child friendly environment that complied with
strict hygiene procedures.
BIRTHING CENTRE - ROYAL CORNWALL HOSPITAL
The design of the new birthing centre provided 4 new state of the art suites
complete with pools in order to cater for water births. Importantly the design
of the new suites were primarily Midwife led units, aiming to provide a non-
clinical homely environment for mums to make their experience as natural
and comfortable as possible.
Education
NURSERY, CORNWALL COLLEGE
This commission was won at competition.
It was designed primarily as an 80 place
nursery for children in the age range of
0-5 years. Part of the building has been
dedicated as a teaching facility for young
parents as part of the Cornwall College
range of educational services.
The scheme is a redevelopment of
an existing building following major
demolitions and then constructed around
the retained steel frame. The finished
building provides light and generous
accommodation for the users and was
based on the Reggio Emilia philosophy of
early years education .
CHYNOWETH RESPITE CARE, DOUBLETREES
This project was procured as a Design & Build
contract with Kier. Cornwall Council Social Services
were the client and end user. The building provides
a 12 bedroom facility for respite care for children
with mental, physical and behavioural problems in
the age range of 8 to 18 years.
The plan was developed around a central court
theme in three clusters with wide internal ‘streets’
linking the spaces. The building is safe and secure
for both resident and staff with a good balance
between privacy and general open surveillance for
staff to manage the building effectively.
THE BURRELL THEATRE, TRURO SCHOOL
The complex was designed to provide Truro School with
additional modern teaching spaces and a purpose built
hall for drama, music, lectures and meetings, as well as
teaching spaces for the Drama department. The theatre is
also be available for use by outside groups, seating 250+,
depending on the stage layout.
