PART 1: INTRODUCTION Generally, housing refer to construction and assigned usage of houses or building individually for the purpose of society. Housing ensures hat member of society have place to live, whether it is a home or some other kind of shelter. As we know, house is the most important necessity of life for humans. A house is needed for shelter from rain, heat, and wild animals. A house also enhances our social status, adds to our sense of security and wellbeing, and improves our quality of life. A house is more than simply a physical building; it is also a representation of wealth, power, and a variety of other things. As meeting the housing needs of all residents has long been a top national policy objective in Malaysia, the housing sector is a crucial indication of economic empowerment. The improvement of living conditions caused by housing has a substantial impact on the wellbeing of all people, either directly or indirectly. The Malaysian macroeconomy is substantially impacted by the housing sector, which in 1996 contributed 4.5% to GDP growth and served as a mechanism to "pump prime" the economy in the years following the Asian Financial Crisis. A sustainable house is more than simply a western or fashion trend. The acute issue of housing operating costs is brought on in the modern world by growing energy prices and the limited availability of these resources. In Europe, where government initiatives have been formed to reduce energy usage across the board, the creation of energy-efficient buildings is currently being aggressively pursued. The environmentally friendly home is built with recyclable components and powered by renewable energy. Sustainability is a wide, nuanced notion that has grown to be one of the major problems in residential construction. Numerous specialists, including architects, urban planners, ecologists, sociologists, and others, assess how homes will interact with the surrounding built environment, such as whether a building will throw a shadow on neighboring buildings, as they develop ideas for sustainable housing design. Sustainable housing in the modern day is inextricably tied to making structures as cozy and practical as feasible everywhere. Without housing developers, it is impossible to build homes 6. Jaafar et al. (2007) define housing development as the supply of funding for the construction of residential estates in accordance with predetermined norms and regulations. Due to the installation of rules 9 that may unavoidably affect the construction process, this type of development is a specialized, unusual, and high-risk industry that is localized at 8. Entrepreneurs need a significant amount of cash—at least RM 250,000—to launch a property development company. Therefore, these businesspeople need to be inclined to take risks. Housing developers, on the other hand, are allegedly risk-averse and focus only on maximizing profits without giving risks or difficulties much thought, according to Abdul-Aziz et al. 11.


1.1 THE NATIONAL HOUSING POLICY As we are know, Malaysia’s government has place a significant priority on housing sector policy, that was elaborated in The National Housing Policy. The goal of this policy is to provide adequate, comfortable, quality and affordable housing to enhance th sustainableof the quality of the life of the people. As that was stated, housing is a basic need and in line with shelter for all. The government will ensure that all Malaysian citizen can owned their own house. This policy also be created to make sure the low-income group, who earn monthly income less than RM2,500 have their own house. Basically, there are three objectives of the National Housing Policy (NHP): Provide adequate the quality housing with comprehensive facilities and a conducive environment. Enhancing the capability and accessibility of the people to own or rent houses. Setting future direction to ensure the sustainability of housing sector. 1.2 CURRENT HOUSING ISSUE IN MALAYSIA As is well known, there are several recent housing problems plaguing our country. Many residents in Malaysia have experienced the problem of losing their homes as a result of covid-19. This happened because many Malaysians were laid off from work and they could not continue with the debt problem that plagued them. However, there are some other problems. Abandoned Housing This issue is still unsettled in Malaysia. Government has promulgated numereous housing policies and laws. An abandoned housing project may affect the home buyers. This situation is one of the stages planning but has not completed. There are many factors that contributes to the building abandonment such as mismanagement by the company, corruption, financial problem, and government policy. The abandonment gives adverse effect on parties such as a developer, contractor, consultant, and client in term relationship. Since 2022, as many as 84,498 units of project houses have become abandoned projects. Abandoned project means as a project that have delayed more than 30% compared to the progress that should have been made. Selangor, Johor, Perak, Pahang and Kelantan were the highest number of abandoned housings. So as the conclusion, the government is required to solve the problems of high housing loan interest rates and unsold homes as a matter of importance. Poor quality of housing


Poor quality housing that arises due to lack of maintenance may lead to poor condition of housing. Poor quality of housing may leave negative impact of a significant of low-income household, in other word, poor quality housing causing this group to be burdened to do maintenance. So, substandard housing such as water leaks, poor ventilation can lead to an increase in mold, mites and other allergens associated. Squatters Problem Squatters’ issues are still relevant in Malaysia. Despite many urban development programmes being introduced, issues such as relocating squatters to new areas, compensation, distribution of low-cost houses, and the criteria for the selection of low-cost, affordable housing contribution to private sectors in the development. A high rate of interest High interest influences the cost of house in Malaysia. And high rate of interest be one of issues that was concern in Budget 2023. High rate of interest may cause Malaysian cannot afford to buy the house. PART 2: BACKGROUND OF TAMAN PURA KENCANA 2.1 LOCATION This residential is located near the main road Batu Pahat - Kluang. There are various facilities that are easily available around this housing estate. Among them are hospital


facilities, shopping centers, educational centers and so on. This residential also located closest to highway north-south highway. 2.2 PROJECT BACKGROUND Taman Genting Pura Kencana is another prestigious project owned by The Genting Group. It is a nature inspired township at Sri Gading, Batu Pahat, Genting Pura Kencana is a 9,000 acres of freehold land, located within the educational hub of Batu Pahat and it is easily accessible to the North-South Expressway and all parts of Batu Pahat. This residential is poised to be the biggest satellite city of Batu Pahat. This residential, Genting Pura Kencana clubhouse which offers a comprehensive range of indoor and outdoor recreation facilities and amenities, is a great venue for social and recreation activities for the family. The exclusive clubhouse is centrally located in the township with a panoramic view of a beautiful lake as the backdrop. The clubhouse is crafted in a modern tropical resort style that assumes an ambiance of a holiday resort that best suited for the family and community interaction with friends and neighbours and will become an inseparable part of the resort lifestyle living in this unique township. Taman Genting Pura Kencana is located 10 kilometers from the city of Batu Pahat, development at Pura Kencana has been ongoing since 2008. Pura Kencana is owned by the


Asiatic Land company, Genting Group and is located in the administrative area of the Batu Pahat Municipal Council (MPBP). In this housing estate, there are two phases development. Development of the township began in the year 2008. The first phase of the township is already completed and second phase is still ongoing. Phase I development (320 acres) consist of 12 units show houses, 122 units double storey shop office (22'x75'), 112 units double storey terrace house (22"x75'), 160 units single storey terrace house (22'x75'), 32 units double storey semi-D (40'x85'), 64 units single storey semi-D (40'x85'), and 44 units single storey terrace. Phase II development consist of 128 units Double Storey Shop House (22'x75'), 108 units single storey terrace house (22"x70'), 114 units double storey terrace house (22'x70'), 12 units double storey semi-D (40'x85'), 16 units link bungalow (50'x70'), 78 units single storey terrace (22'x70'). To date, total 250 unit commercial and 752 unit residential have been completed, which is total 1002 units.


PART 3: SUSTAINABLE OF TAMAN PURA KENCANA Diagram 1 Sustainability is a strategy for developers to increase value and self-maintainan while also expanding the market. To ensure that a settlement is sustainable, the use of energy and water must be sufficient, operating costs are low, less environmental pollutants, increase in the value of land use and lead to a healthy life. 3.1 ECONOMY 3.1.1 AFFORDABLE AND AVAILABLE IN MARKET Sustainable development is essentially the act of balancing the fulfilment of human needs in addition to environmental protection to ensure that human needs are met now and in the future. The concept of sustainable housing is concerned with the environmental, social, and economic aspects of housing. and economic sustainability to achieve sustainable housing. Housing is becoming an important part of a society’s daily life, not only because of its cost but also because affordable housing provides access to other features of viable urban life.


Housing can help people handle the struggle to maintain economic livelihoods, the threat of climate change, and the challenges of urban violence and governance inequality. According to the Pura Kencana Housing Project Batu Pahat Genting, everyone's abilities vary depending on their income. For those with a high income, he can afford to buy at least one house unit in the Genting Pura Kencana project, but this does not apply to those with a low income. This housing crisis is an issue today because people can no longer afford to buy a house due to rising prices, and people, particularly those who do not own a home now, will be very disappointed. Pura Kencana (also known as Bandar Pura Kencana) is a freehold mixed housing estate in the Batu Pahat town of Sri Gading. Houses in this project range in size from 1,540 to 3,400 square feet. Pura Kencana Housing Park is affordable housing. This is a storey terrace house that was built in 2019. This is a low-cost housing development with up to 40 units. Despite its low price, this unit contains Eco World DNA (Design-Nature-Art). It also has a badminton hall, a parking lot, a children's playground, a clubhouse, a fitness angle, a landscape garden, a sauna, and 24-hour security. In addition, apartment dwellers can also enjoy access to various facilities available in Pura Kencana Housing Park. Among the facilities available at the place are shopping malls, supermarkets, grocery stores, educational institutions, sports facilities, health care facilities, recreational parks, and others. Double Storey Terrace House Prices for market availability for houses in Pura Kencana Housing Park are reasonable. The semi-D price per floor is RM 518,000, and it has 4 bedrooms and 3 bathrooms, two parking spaces, and an area of approximately 3400 square feet. For the 2-storey terrace of Taman Pura Kencana, it has the same number of bedrooms, bathrooms, and parking spaces as the one-story semi-d, but has an area of 2600 square feet and is priced at RM 458,000. The potential market is understood as the maximum amount that can be sold in the market in each period. This is a rather ambiguous concept, as it implies that all likely customers will purchase. This concept is used in the form of an index that links potential sub- markets to the general market, which is the relative value of purchasing capacity for each predefined geographical area. Returning to the Genting Pura Kencana housing project, market availability as an aspect of sustainable housing is limited. There are only 40 housing units available for the project, and the potential market for the goods offered is latent for sustainable housing. Business opportunities for those who do not have sustainable housing as part of their property will look at a combination of functionality, technology, design, and innovation, and their purchase decisions will respond to various reasons and needs that will bring them greater status and an advantage over other buyers. As a result, market availability must be increased


further because sustainable housing provides opportunities for cities to grow in accordance with proposed international environmental sustainability goals. 3.2 SOCIAL 3.2.1 NATURAL AND SOCIAL ENVIRONMENT The Taman Pura Kencana building is more of an urban planning concept, which is a known political and technical process related to the control of land use and the design of urban environments, including transportation networks, to guide and ensure the planned development of settlements and communities. This building is linked to the existing concept of built environment in natural environment. It has to do with investigation and analysis, strategic planning, urban planning, public discussion, policy suggestions, implementation, and management. Figure 2.4.1: Pura Kencana’s Lake Furthermore, Taman Pura Kencana, which stands for Pura Kencana’s Lake, is related to the natural environment. The lake is one of the natural environment's features. A lake is a body of water that is surrounded by land, enclosed inside a basin, and isolated from any rivers or other outlets that feed into or drain the lake. Although lakes are on land and do not belong in the ocean, they nevertheless contribute to the Earth's water cycle in a similar way to the much larger oceans. Lakes are frequently bigger and deeper than ponds, which are also on land, despite the absence of any official or scientific standards. Taman Pura Kencana can be associated to the social environment's elements because both locations are urban. The neighbourhood, infrastructure, transportation, housing quality, affordability, and general social environmental relationships that are associated in the


community are among the numerous aspects of the area that are related to the social environment. Building structures and giving people decent shelter are only a small part of what housing development requires. Figure 2.4.2: Genting Pura Kencana Clubhouse One excellent location for social and recreational activities for the whole family is the Genting Pura Kencana Clubhouse, which provides a wide variety of indoor and outdoor leisure facilities and amenities. The elite clubhouse lies in the heart of the community, with a panoramic view of a lovely lake serving as the building's back set. The clubhouse is designed in a contemporary tropical resort style that assumes an atmosphere of a vacation resort that is ideally suited for family and neighbourhood interaction, and it will become an indispensable component of the resort lifestyle enjoyed by residents of this distinctive township. In conclusion, geography has been interested in the numerous connections between people and their built and natural surroundings since its inception as an academic discipline. The society changes and adapts to its surroundings. For their survival and material well-being, they are reliant on resource use and danger reduction. Additionally, they provide context for contexts that differ in time and space yet aid in defining their identity and worth in the world. 3.2.2 WASTE MANAGEMENT The housing initiatives we have chosen to have shown how they plan their projects by thinking about the idea of sustainable housing based on the waste management system provided under the Majlis Perbandaran Batu Pahat (MPBP). Asiatic Land, a component of the Genting project, oversees Pura Kencana. Genting is known to be interested in real estate in addition to oil and gas. Therefore, the Genting Project owns a portion of the housing estates in Malaysia.


Therefore, Genting has cooperated with the Local Authority or more precisely in accordance with the district's ruling, which is the MPBP, to ensure that the waste management site near Taman Pura Kencana runs smoothly. According to MPBP's plan for waste management regulations, garbage disposal will be done twice a week. The answers we got from residents in the Taman Pura Kencana area is another strong argument that supports this claim. They also say that this place has a very effective waste management system. If Taman Pura Kencana is in operation, residents have never experienced problems such as blocked drains or floods. Taman Pura Kencana also offers a useful recreational place for usage by the locals in the neighbourhood. Residents of Genting have access to a large and inviting park and lake area for recreation. Around the Taman Pura Kencana area, there is not only a recreation facility but also an economic hub. For instance, there is a commercial area with a grocery shop in front of Pura Kencana that helps the locals with their needs. All the waste management carried out by the authorities is very cooperative. around listening to respondents from the surrounding residents, all their welfare is taken care of. As well as the cleanliness around the park, the residents explained that any problem with the dirtiness of the park can be dealt with immediately by the superiors. The problem of long grass, clogged drains, garbage transportation and so on are also considered to ensure a safe and clean residential area and residents feel safe in terms of health. 3.2.3 SECURE AND FRIENDLY NEIGHBOURHOOD


The safety aspect is the main thing that needs to be emphasized especially when buying a house. If the housing we live in does not have a good security system, it will indirectly have a bad impact on our lives if we live in that area. In every existing housing, there are various safety practices that are practiced so that the residents who live in the housing will feel safe. Pura Kencana residential area has its own neighbourhood association in the community. Neighbourhood Association Community or in Malay it’s called Komuniti Rukun Tetangga (KRT) can be defined as an organization established for the purpose of maintaining the safety of the local community. It is usually established in each residential area according to the capacity of the population. This organization also aims to improve the quality of development of the local population. Pura Kencana residential area has its own Neighbourhood Association Community, and its members consist of residents who live in the area, either the homeowners or the renters. With the establishment of the Neighbourhood Association Community at Pura Kencana residential area, the safety of the residents will be more guaranteed. In addition, Neighbourhood Association Community members will patrol the Pura Kencana area according to the day and time that has been agreed together. Patrols that are carried out to some extent can prevent unwanted incidents such as robbery, theft, burglary and so on. Therefore, residents in the Pura Kencana area can live in peace without any untoward incidents. In addition, this residential area of Pura Kencana also has a friendly neighbourhood. Having friendly neighbours is an important aspect when living next door. There is no denying that the residential area of Pura Kencana has a friendly neighbourhood. In addition, the establishment of the Neighbourhood Association Community, it can not only maintain the safety of the residents around the residential area, but also strengthen the relationship of the residents living in the area. The people at Pura Kencana are very friendly to each other even though they are of multiple races, races, and religions. Residents in the residential area of Pura Kencana always take care of each other.


3.2.4 ACCESSIBILITY TO SCHOOLS, HEALTH AND OTHER SERVICES By adhering to the road hierarchy and maintaining continuity with roads around other land uses or connected to transport systems like railway or commuter routes, light transit systems, high speed transit systems, monorail routes, and so on, housing developments should have great accessibility. This will make it simpler for folks to get quickly to their intended location. Based on the catchment standards of the people of a residential area, community facilities such as health facilities, educational facilities, security of public halls, places of worship, and welfare must be effectively provided with a particular space. Convenience is a major aspect of home ownership. The area is made accessible by residential neighborhoods close to amenities like schools or other educational institutions, clinics, or hospitals. In fact, a lot of purchasers think about how long or short their commute will be to work, especially if the property is close to a freeway. The community's quality of life can be enhanced if people have access to all amenities, including infrastructure and social services. States parties in order to enable people with disabilities to live independently and fully participate in all aspects of life, the parties must take the necessary steps to ensure that they have equal access to the built environment, transportation, information and communications, including information and communications technologies and systems, and other facilities and services available to the public, both in urban and rural areas. From what the researcher had observed, there are more to kindergarten near the Taman Pura Kencana. For instant, the ‘Brainy Bunch Kindergarten’ takes 1.5km sited in Jalan Kencana 1A/10, Sri Gading, Batu Pahat, Tadika Anakku Pintar Bestari is only 400m away from Taman Pura Kencana, The nearest high school there is SMK Sri Gading which is 7.3km away from Taman Pura Kenchana, while High School Batu Pahat (HSBP) are a bit far which is 13.7km away from Taman Pura Kencana. For health service, there are KPJ Batu Pahat Specialist Hospital which 5.4km away from the Taman Pura Kencana. So, it is quite convenience and easy for the citizen there. Nearby there also have Sri Gading Health Clinic and Clinic UKs Sri Gading. There are retail stores, schools, hospitals, sports facilities, and leisure sites. Shops, cafés, restaurants, and other enterprises will be available in Taman Pura Kencana. 3.3 PHYSICAL 3.3.1 GREEN ECOLOGICAL A "green" building is one that, during design, construction, or operation, lessens or eliminates adverse effects on the climate and the environment while also having the potential to have beneficial effects. Green buildings protect priceless natural resources and raise our standard of living. Housing quality includes both the physical state of a person's home and the standard of the community in which it is located. Housing quality consists of a variety of factors, such as air quality, home safety, personal space. Examples of green networks include open spaces, canals, gardens, woodlands, greenways, wildlife habitats, and street trees. A green network is crucial to local climate management methods for both adaptation and mitigation, as well as being advantageous to natural biological processes. Urban heat islands


and heat waves, which are characterized by greater temperatures in urban than in rural regions and are both detrimental to human health and biodiversity, can both be lessened by creating green spaces. Vegetation also lessens surface run-off, which decreases the need for piped drainage and prevents soil erosion. All these consequences are crucial in the context of escalating climatic uncertainty and climate-related and other environmental disasters. For instance, Taman Pura Kencana housing project adopted green housing; it also featured the sustainable housing idea. For the idea of sustainable housing, green housing is essential. The building's layout makes the most efficient use of natural light possible. Controlling the temperature, circulation, and humidity can all help create a better interior environment. Some structures use a space-saving vertical garden concept to provide people with fresh air and maintain a cool interior temperature. Housing quality is substantially influenced by a home's structure, which can also have an impact on someone's physical and emotional well-being. 3.3.2 FASCINATING ARCHITECTURE Taman Pura Kencana is designed as a location to live quietly and offers a wide choice of indoor and outdoor recreational amenities, making it a wonderful destination for family


outings and social gatherings. Because of this, the home development offers a clubhouse where the neighborhood can participate in a variety of activities. Then, starting at RM598,000 per unit is an attached double storey semi D with an area of 2200 square feet and 4 bedrooms and 4 bathrooms. For all units have been constructed with appropriate ventilation and access to natural light. They provide value to their market segment by constructing homes with careful finishing touches and sensible building principles. When developing houses to provide a unique living experience, several significant components are taken into consideration. Because there is a small lake, greenery, and a place to interact with family and the neighbourhood, this house will promote a healthy lifestyle. There are many activities available, including a futsal court, a pool, and others. People may pursue their most passionate ambitions thanks to the open layout, and the view over the lake makes them feel as though they have limitless freedom. 3.3.3 TECHNICAL AND HYGIENIC.


The best housing, housing must include several aspects that have been set by the Development Control Department. This is to ensure that the structure and housing area created can create a balanced physical, economic and social environment. Nevertheless, the quality of housing remains a concern and stems from several things, namely the residential environment which also includes technical and hygienic requirements. In order to adjust the price to the housing area, some housing characteristics must be applied such as safety, stability, and durability of the building structure, proper waste management, clean environment quality, transportation facilities, physical access, basic facilities such as adequate water supply and network facilities good internet. Therefore, there are various facilities close to the residential area such as health centers, restaurants, sports facilities, recreational parks, supermarkets, and higher education institutions. In addition, Genting Property, which is part of the Genting Group, has collaborated with the Batu Pahat Municipal Council (MPBP) to obtain a number of facilities such as sanitary and technical facilities. As well as signing a memorandum of agreement (MoA) with several departments such as the Johor Water Department (SAJ) to guarantee clean and sufficient water supply for the surrounding residents as well as with Telekom Malaysia Bhd (TM) to offer network access connections as an incentive to residents. Besides, it is also important to ensure that housing is always in a clean environment and is always properly sanitized to reduce pollution and impact on public health.


Therefore, to create a sustainable housing area in terms of technical and hygiene requirements, the developer must have every criterion applied to make sustainable housing. For example, for Education services. They need to provide access to this Education industry such as creating transport services, and bus stop facilities to facilitate movements. This to make a good housing area and to be able to reduce the cost of transportation to the surrounding community which will create the effect of housing affordability which will have a positive effect on the disposable income of households. Leisure facilities also need to be provided in every housing project so that adults and children can enjoy beneficial activities using the exercise equipment provided. This can give birth to a healthy and vigorous surrounding community. PART 4: HOUSING ISSUES IN TAMAN PURA KENCANA On 17 December 2022, our group had conducted a fieldwork at Taman Pura Kencana. On that day, we were able to make a rough observation about the neighbourhood environment. In addition, we also had the opportunity to conduct an interview session with some residents of Taman Pura Kencana. The following are some of the problems that can be detect in the area. 4.1 ISSUES


4.1.1 SOCIAL 4.1.1.1 Crime “Crime is rather rare in this area, but I have heard of problems with break-ins at home a few times ”- respondent 1, 2022. “ I think, burglary case is one of the most popular issues that always happen. there were also other crimes such as kidnappings in neighboring areas. However, it can be saved by some residents who are then in the area”- Respondent 2,2022 According to the interview that had we conducted, the respondents stated the problem of crime. To be honest, the problem of burglary is a problem that often faced in residential areas. This issues happen because of the housing is not regularly monitored and there is no guardhouse. The resident area is less secure than imagined. 4.1.1.2 WILD DOG During the fieldwork day, some interviewer have been chased by dog. The existence of dog in the residential area makes it unsafe. Although there are no reports of residents being attacked by the dog, but it still causes concern among residents and visitors there. There are no gates or fences that make the wild dogs easy to enter and broke into their residential. In addition, the presence of stray dog in residential areas will cause environmental pollution through faeces and rummaging through garbage done by dog that roam in searching for food. 4.1.2 PHYSICAL 4.1.2.1 TRAFFIC CONGESTION Because the housing location is close to the main road, the route is often used by vehicles such as motorcycles, cars and trucks. This causes traffic jams at the junction of the entrance and exit of this housing. This can cause noise pollution for residents near the main road. Road conditions are often worse if it rains at that time. A slippery road causes road users to be more careful to avoid road accidents. Don't forget the condition of the road during peak hours, which is when road users return from work. Not only that, the existence of kiosks on the side of the road makes traffic jams more complicated. This is said to be so because the cars will stop on the shoulder of the road to buy


food that is sold in the area. Not only that, the position of the kiosk close to the traffic lights further complicates the current situation. 4.2 IMPROVEMENT 4.2.1 POLICE PATROLING The parties involved must regularly monitor the environment of the residential area to reduce the criminal cases that occur in the residential area. Monitoring from the parties involved such as security guards and the police can curb the increasing number of criminal cases. Police officers have the authority to make arrests in both civil and criminal cases, allowing them to effectively handle any security issues that could threaten the residential property..Then, police patrol also provide a sense of security. Residence will feel safe living in a residential area. They won’t feel threatened or worried about their live. In addition, the establishment of Rukun Tetangga in the neighbourhood is also able to control this problem. This is said to be so because members of the Neighbor Group can take turns controlling crime incidents. 4.2.2 REPORT TO LOCAL AUTHORITIES Residents of the area must report any problems to the local authorities so that they can carry out maintenance on the drainage system at Taman Pura Kencana. The water reservoir problem will cause the place to become a breeding ground for mosquitoes. In addition, the authorities also need to be sensitive to this problem. The authorities must maintain the drainage system at least once every three months. 3.2.3 LAW ENFORCEMENT IN DOG OWNERSHIP LICENSING. As we are know, there are specific law in dog ownership license. Owners who are found to intentionally release their pet dogs will be subject to strict action from the authorities. The action to be taken is in reference to the Dog Licensing Law. In accordance with the Control of Dogs Act of 1986, local authorities are in charge of dog control. They have the authority to designate dog wardens, offer dog shelters, seize pets, issue fines on-the-spot, and file legal actions against dog owners. All individuals and organizations that work with animals for a living should apply for a licence from the Animal Welfare Board under the


2015 Act. On the other hand, pet owners must verify with their local council as pet licensing rules vary from one location to another. If a pet owner violates any provision of the Act, their pets may be taken away and they may be prohibited from handling animals for up to a year. A licence holder may be prohibited from holding the licence for up to 5 years as well as from owning personal pets for up to 1 year. An example of this would be if you own an animal shelter.


PART 5: CONCLUSION As the conclusion, the government has also proposed a number of initiatives to strengthen the federal government's participation in town and country planning so that there is always a check and balance. This will guarantee that the project is well planned and, hopefully, reduce the issue of housing supply and demand are out of balance. There are several factors make people buy the curtain house. The comman factor that people will considered is location of house, size of house, the condition and the economic indicator. Somehow, the management of the developer also played the important role to make sure people considered with the property that was provided. However, there are several factor that cause housing projected to be abandoned and as we conclude that most of the factor was came from the developer. One of the reason is housing project maybe abandoned due to lack of knowledge and experience in managing construction sites and effecting handling risk. Taman Pura Kencana is a sustainable housing because it has a healty local, lively community values, and thriving economy. The quality of the house at Taman Pura Kencana was satisfactory and has a good quality because there are many facilities that was provided.
