MANAGING DIRECTOR'S NOTE James Taylor As we prepare to say goodbye to 2023 and welcome 2024, I hope this newsletter reflects on the past year and gathers excitement for the year ahead. 2023 has seen many changes at TMJ, some heartbreaking, some incredibly positive, and I’m grateful to everyone for making this year a success despite the challenges. After a prolonged start, the successful second half of the year has meant we’ve surpassed project milestones, exceeded expectations, delivered outstanding results, and continued to demonstrate excellence with innovative ideas. We have secured work with repeat customers, and new clients while creating a new division: Alliance, which will focus on turnkey / outsourced projects. I believe this has been the best year of employee engagement events to date, from Active April to the Summer Fun Day, let alone the Christmas Party! It was wonderful to see so many coming together to celebrate and get into the festive spirit. Remember to check page 17 for some of the highlights. The Christmas Party also saw us present our Core Value Awards, with just under 100 of you nominated. The winners fought off tough competition, and I am immensely proud of all your achievements. You can find the winners on page 21, along with some fantastic comments. As you are aware, TMJ advocates reinvestment. This year, we have reinvested in machinery and made a £1m investment into our sustainability initiatives including a biomass boiler, solar panelling and LED lighting throughout our HQ in Bildeston. Overall, it has been a year of two halves; we have grown as a team and flourished in hard times. Thank you all for your hard work and determination, I wish you and your families a happy and healthy Christmas break. 2

ESTIMATING DEPARTMENT UPDATE I would personally like to thank the Estimating team for all their dedication and commitment to achieving some very challenging tender deadlines, and to the wider TMJ team for their support and input to make the key tenders submitted some of the very best we have ever presented. We are all looking forward to the challenges and successes of next year, including securing new turnkey projects to support the new Alliance team. Bring on 2024! Brett Bayliss, Estimating Manager 2023, again, has been an extremely busy year in the estimating department. Enquiries have been in excess of 500, and pricing over half of these to the value of over £400m. While we do not expect to secure all of these, recent wins include: Jane Street - £4.6m Project Edward - £3.3m Project Flamingo - £3.2m Goodwin Proctor - £4.4m Reed Smith - £2.9m Project Leapfrog - approx. £10m 5 New Street Square - £1.6m At the time of writing, we are still working hard to secure future projects including: Peterborough Court - £1.9m TOG R8 - £3.5m Ellison Institute - £9m Other large projects include Linklaters (which could be a record breaking value for TMJ, if successful) One of the biggest challenges this year has been the increase in post tender works on the majority of key tenders, something it is very difficult to plan for without jeopardising other enquiries. We have also seen an increase in budget enquiries compared to last year, assisting client teams with pretender cost plan advice to the value of over £170m. This indicates a strong pipeline of prospective projects. 7 Reed Smith Project Edward Zoom

In line with our commitment to our staff we are enhancing our TMJ Wellbeing with a team of dedicated people who strive to make our workplace the best. Over the years I have trained on both Children and Adult Mental Health. Also along with Suffolk Mind as an Effective Practitioner I have followed up with Training on Trauma and The Menopause. Domestic Abuse, Diversity, Equity, and Inclusion are topics I’ve been working closely on over the past year. In line with the ever-changing world, Abi Hotchkiss will be champing TMJ Equality, Diversity, and Inclusion along with Aurelija, who is a great support updating all the teams on a good Mental Health approach and educating us on lots of different health update. Not forgetting our Mental Health First Aiders, Katherine Packer our Occupational Nurse, the Wellbeing Pod, Benny’s Bench, additional support from Quesh, HR and Westfield we have an abundance of support for all our staff. We continue to support Suffolk Mind and SULSAR which works seamlessly along side TMJ and our ongoing values. Clare Taylor Procedures & Team Coach Dear All, Words are sometimes hard to find especially after such a terrible year we have all endured. The wave of grief we have all experienced has been unprecedented. The very sudden deaths of Benny, Shaun, and Andrew has affected many of us in different ways, I often find myself stopping in my tracks and just think of them all. Rest assured that okay, it’s always good to recognise those moments, reflect by giving yourself the time to recalibrate and carry on. James and I are immensely proud of you all on how we have pulled together, supported each other, and demonstrated the strength of the TMJ family and what we can all achieve under extreme heartache and pressures. The Mental Health Continuum Whilst more commonly we only talk about physical health we all have different degrees of Mental Health, most of us experience good mental health. But sometimes we can be moved from being stretched to stressed, many reasons contribute to the change in our feelings, from the Menopause, family bereavements, cost of living, problems in the workplace, divorce, and ill health to name a few. Please be assured if you are feeling that way, please do not hesitate to talk to one of our trained advisers and we can navigate and help you receive the best help. Please scan the QR code to anonymously ask a question, update us on any concerns you might have in which you don’t want to say out load. This in the strictest confidence and will be dealt with accordingly. Equity, Diversity and Inclusion are three closely linked values held by TMJ and many other organisations that are working to be supportive of different groups of individuals, including people of different races, ethnicities, religions, abilities, genders, and sexual orientations. What is the difference between Equity, Diversity and Inclusion? Equity refers to fair treatment for all people. Equity differs from equality in a subtle but important way. While equality assumes that all people should be treated the same, equity takes into consideration a person’s unique circumstances, adjusting treatment accordingly so that the end result is equal. Diversity refers to who is represented in the workforce. Some examples of diversity in workplaces include: Gender diversity: What makes up the composition of men, women, and nonbinary people in a given population? Age diversity: Are people in a group from mostly one generation, or is there a mix of ages? Ethnic diversity: Do people in a group share common national or cultural traditions, or do they represent different backgrounds? Physical ability and neurodiversity: Are the perspectives of people with disabilities, whether apparent or not, accounted for? Inclusion refers to how the workforce experiences the workplace and the degree to which organizations embrace all employees. Paddy: I’m excited to do the Departmental Rotation for 6 weeks so that I can learn about about the process before and after manufacture. Luke: I’m looking forward to learning more skills that I can use every day in my apprenticeship and working with more people to learn different ways in which jobs can be completed.

Here we are, another year on, and there certainly have been some changes. The first notable change is our Director, Kevin Hudson leaving, I would like to thank him for the knowledge, and wisdom that he has shared. The implementation of Sage this year has been my focus. It has been great to be involved in this development. The whole implementation team has been learning, developing, and supporting each other at every stage, and will continue to do so, as we progress. We started the year with myself and James Braddy providing training sessions for over 65 people on How to Raise a Requisition and are looking forward to providing further training. Sage has created a much more streamlined and visible system for us all, with the Purchasing Department finally being paper free! The Purchasing Department has also seen Sophie Clarke join me in September, as Procurement Assistant. Sophie has spent some time with various departments, learning their roles and their connections. She has been a great asset to the department and is continuing to develop her knowledge of all things TMJ. I am pleased to say we have seen prices settle over the past year, with our lead times improving. Our preferred suppliers have been supporting us at every stage, providing quality products and service at competitive costs. We have introduced several new suppliers over the past year, who are proving a real asset to our supply chain, we look forward to working alongside them. QUESH DEPARTMENT UPDATE All our old samples can now have a second life. We will be working in partnership with Work and Play Scrapstore, which is based is London. Keep an eye out on their Instagram for any updates using old TMJ samples @workandplayscrapstore Finally, as the weather gets colder, people will need decent coats, jumpers, hats and scarves to stay warm this winter. Not everybody is fortunate to afford these items. For this reason, we are doing a warm clothing collection which will be donated to Bury St Edmunds library. Teresa Gorham, QuESH Manager It’s been a busy year with all the construction being carried out around TMJ, inc solar panels, biomass build and road works. Thank you to everyone involved in helping to keep the entire site safe with any documents we produce such as Machine and Risk Assessments, it is really important to have the involvement of those who carry out the activities on a daily basis. Big shout out to the workshop staff for all their support and dealing with all our never ending questions! As everybody knows, the QuESH Department also covers sustainability which involves doing good for the planet and community. We have introduced Bryson PPE recycling. All of our PPE is being sent to be repurposed for future manufacturing of other garments, insulation, wall partitions and sound boarding. Anything left over is turned into chips that can be melted to create polyester fabrics or used for energy. You may have noticed the new green bin outside Steve and Adam’s office, this is for your old PPE. 31
SAMPLE DONATIONS Thank you for helping us to donate 800kgs of old and unused samples to the Work and Play Scrapstore, a charity that presents waste and surplus goods as arts and crafts materials to inspire creativity. They reuse over 60 tonnes of waste each year through our Scrapstore, outreach work, volunteering and artistic adventures. We have already seen several Instagram Reels of people who have taken home our old samples to reuse them for their arts and crafts! The Scrapstore were incredibly grateful for our donations and we hope this is something we can continue to do as the years go on. WARM CLOTHES DONATIONS A big thank you to everyone who donated their old coats, hats, scarves, gloves for us to give to the Bury St Edmunds library. Fern received several bags and boxes, which will be available for free for those who need it to pick up from Safe Space in the library. Winter can be a difficult time for many people, especially those who may not have the means to purchase warm clothing. Your generosity will help keep people warm and comfortable during the cold months. Your donations will not only provide practical warmth, but also a sense of community and kindness. We hope this is something we can continue to support going forward. Following on from Teresa’s QuESH update, we wanted to update you on how the sustainable donations went.... 32

We are delighted to announce that TMJ have won the Outstanding Commitment prize at the Mace Business School Awards for the second consecutive year! We were thrilled to attend the awards ceremony and to leave with an award that honoured the dedication and hard work of our team to the Business School. We appreciate Mace Business School's hospitality and invitation to this fantastic event. Brian Moone, Director of Mace Business School, recently visited TMJ Interiors headquarters and gave us the following feedback: “It was such a pleasure to visit TMJ, their culture as a business is inspiring. Throughout the offices and factory, everyone was warm and welcoming and were proud and confident to share what they were doing. There is a tremendous spread of new blood and experience, with a continuous focus on succession from apprentice to board level with everyone encouraged and willing to learn from each other. The level of investment in technology that is improving quality, productivity and reducing waste and carbon footprint is impressive and a key part of their success as a business. Up until now I only had a small glimpse into the TMJ business but now it is clear why they are natural winners at the Mace Business School awards each year.” Well done, team TMJ! 34 MACE BUSINESS SCHOOL AWARDS

Wow, what a year it has been! 2023 has been another year full of challenges but one as a team we have embraced. The whole team have been extremely busy throughout the year and with turnover increasing there’s no sign of it slowing down! As most of you are aware we have had a bit of a restructure within the department, I am now Managing Surveyor and working closely with the Directors whilst overseeing and managing the team. Austen Virr, Dan Smith, Declan Smith and Jack Macdonald have been promoted to Senior Surveyors which is a result of their hard work and dedication to TMJ. The change will strengthen TMJ commercially as the Senior Surveyors partner up with the Project Directors within the four divisions and presents a number of opportunities for the business as they engage and build relationships with current key clients as well as potential new clients. It will enhance the project delivery teams as we all work closer together to continue to deliver the high-quality projects that our clients expect. It's great to see the market so buoyant, with the recently secured works as well as a number of other projects on the horizon, next year it is fantastic to see and as a team we are excited for what the future brings. I’d also just like to say a massive congratulations to Viksan for completing his degree this year and achieving a First Class Honours Degree in Construction Management (Quantity Surveying) Thank you all for your support, we hope you and your families all have a great Christmas! There have been a few comings and goings within the department this year, we’ve said farewell to Simon Deards (Freelance) Andy Diss (Retirement), Alex Joughin (Freelance), and Mathew Barnett (To seek challenges elsewhere), and we thank them for their hard work and dedication to TMJ and wish them all the very best for the future. We’ve also welcomed some new members to the Team, Andrea Pesce (Design Technician) John Hall (Design Manager) Piotr Jacucha (Design Technician) and Darren Smith (Design Manager) who have settled in extremely well and are proving to be fantastic additions to our already talented Team. We look forward to welcoming both Oliver Attwood and Kris Bartram up from the Workshop to begin an initial 3-month trial period, which we hope will lead to full-time positions for both within the Design Team. In addition to our internal Team, our team of Subcontract Design Technicians has grown this year, and we now have a trusted team of around 16 subcontract Design Technicians we can bring in to assist us if needed. Something we will look to grow further next year. As we head into 2024, we continue to look at ways to improve our output and to provide the best information possible to our follow on departments, so with this in mind and the valuable feedback we’ve received via the scheduling feedback loop, we are currently in the process of updating our drawing template bringing in a standard TMJ coding for things such as Hardware, Whitegoods, Sanity ware, Finishes and Samples, the intention being to make such items and finishes more easily identifiable on our drawings, which will also assist Laura Chinery and her Team with the asembelling of O&M manuals. This is very much a work in progress and is currently in early stages of development, there is more to come on this subject. Finally, on behalf of myself and the Design Team, we would like to thank you all for your help and support through what has been for many reasons a difficult but busy year, we would also like to take the opportunity to wish you and your Families a Merry Christmas and a Happy, Healthy New year. Best Wishes, David Shiress, Design Department Manager DESIGN DEPARTMENT UPDATE Yet again it’s been another very busy year for the Design Team, in fact very similar to last year with the 2nd half of the year being particularly busy. As always, the Team were up for the challenge and we’ve seen the successful completion of many projects such as Baker McKenzie, T Rowe, Skysail, Hoddington House, Inmarsat, Project Verve and many more. We are now drawing (no pun intended) to a close design-wise on both packages (Auditorium and Specialist Joinery) of TMJ’s largest project to date, which is Deutsche Bank, a project that I’m sure will be another award-winning project and one we are all eagerly wanting to see completed. 2024 is looking equally busy, if not busier as we look to get stuck into all the recently secured projects such as Project Edward, 10 Gresham Street, GPE, 25 Hanover, Project Leapfrog, 5 New Street Square, Jane Street, and with many more on the horizon. So, a big well done to our Business Development and Estimating Teams and all who have assisted with securing these projects. T Rowe Price 40
In 2023, the Landmark Division has seen the successful completion of various projects this year with varied client requirements: Warwick Court, which achieved BREEAM Excellent through modern design reducing waste by reusing existing fabric and finishes. We also went on to work on the Cat B fit out in this building for T Rowe. Hoddington House, A magnificent 850-acre country estate near Basingstoke. We were involved in both the main house and the annexe, working alongside the client's Italian Interior Designer; the result was outstanding, and this project proudly sits in our HQR portfolio. The MRC London Institute of Medical Sciences, which has been a breakthrough in the laboratory industry for us. Not only this, but it very quickly became an award-winning project as it won the Constructing Excellence SECBE Award for Integration and Collaboration. Aviva, which was aiming to achieve BREEAM WELL and Aviva’s own Sustainable Fitout Accreditation. One of Aviva’s ambitions was to reduce their carbon footprint with a target of 300kg CO2e per metre squared. We look forward to finding out what environmental accreditations this project receives. Project Slips, a Cat A project at 41 Blackfriars Road upgrading the communal areas, the building now offers modern sleek private offices, art-filled lounges and conference rooms. It’s been a great year, I wish you all a happy and healthy Christmas and will see you all in 2024. Martin Holmes, Projects Director LANDMARK DIVISION 41 Warwick Court

SEED AND SULSAR To bring the SEED programme to a close, the team participated in a Search and Rescue exercise with Suffolk Lowland Search and Rescue, which required a lot of teamwork. They received training on all of their equipment and procedures. They were divided into two groups, and the team's task was to locate and assist two missing individuals. The group left the exercise with the information and tools required if in an emergency. Following the teamwork exercise, everyone was rewarded with a curry and a beer at the end of the day! The heart of these training sessions lay in knowledge sharing. Attendees actively engaged in discussions, drawing from their own experiences to shed light on real-world challenges and solutions related to fire door installation. It brings us great pleasure to announce Jack Clogg as the Apprentice of the Month for November 2023 In March 2023, Jack began his journey with CFS when he joined as a site labourer, which quickly led to Jack starting his Apprenticeship in September. We are working on some very exciting projects and look forward to delivering these. Early teamwork being a huge part of the success this project delivered. T Rowe we delivered with Unispace a new and very happy client that we have secured and delivered other works with including Kennedys. We have other works with Unispace in the pipeline.
