The Georgia Real Estate Commission has strict rules and regulations about advertising and
marketing real property for sale, when listed by a Broker.

As the Property Owner, I agree to the following regarding Advertising/Marketing the Property:
- I will not advertise the property myself;
- all marketing must be in the name of the listing Brokerage Firm, and placed BY the firm; and
- if I see an avenue for marketing my property that I believe would be beneficial, I will alert my

Agent to review the media.

Providing property details, acceptable terms, etc. to a prospective Buyer can greatly harm your
negotiating power, even in a casual conversation.

As the Property Owner, I agree to the following regarding Showing the Property:
- I will immediately alert my Agent if approached by a Buyer to view/tour the property;
- I will not show the property without my Agent present;
- I will immediately refer phone/text/email inquiries to my Agent for responses

What can you expect from Buyers in today’s market?

We are in a “Seller’s Market” with low inventory. That does not mean we won’t see Offers below list
price.
– Buyers may still test to see how good a “deal” they can get.
– Do not be offended by any offer received.
– Show them you are serious; counter-offer with new price or terms.
– First offers are often the best - don’t wait; negotiate!

ALL offers will be presented to you, then you have 4 options:
– ACCEPTANCE You’re on your way to having your property sold!
– REJECTION Unfortunately, your home remains on the market.
– COUNTER Any change constitutes a counteroffer; now in negotiation.
– NO ACTION = Rejection. Your home is still on the market and we do not know when another
buyer will come along.
