Types of Equipment to Use for Special Services
& Routine Maintenance

STATEMENT OF PURPOSE:

This manual was drafted on the request of the Jan-Pro Advisory Council and is meant to give an overview of
the types of equipment that are sold by our equipment vendors. Additionally, this manual describes the basic
function of each piece of equipment as it relates to hard floor and carpet care.

This manual is not meant as a direct guide of equipment that should be purchased to perform certain types of
jobs but rather is to be used as a general guideline for types of equipment that are offered by the Jan-Pro
International Approved Vendors.

MAINTENANCE DEFINITIONS
AND EQUIPMENT DESCRIPTIONS

The following is a listing of terms that are used throughout this manual and a brief definition or description
of what that term means:

HARD FLOOR CARE

Pertaining to any type of flooring surface other than carpet. This includes terrazzo, VCT, natural stone,
concrete, ceramic and linoleum. This grouping does not include hardwood floors. The types of hard
surface floor care and the type of equipment used to perform each type of maintenance are listed below.

1. Scrub and Recoat - The process of removing the top layers of floor finish that are embedded
with dirts and soil and reapplying more floor finish.
Recommended Equipment: Auto scrubber for large open areas, low speed buffer for smaller
areas.

2. Strip and Refinish – The process of removing all floor finish from a floor with floor stripping
chemical and a stripping pad, then applying new floor finish to the floor.
Recommended Equipment: Auto scrubber for large open areas, low speed buffer for smaller
areas.

3. Scrub of Ceramic Tile- the process of removing soil from the grout lines of a ceramic tile floor
with a brush on a low speed buffer.
Recommended Equipment: Auto scrubber for large open areas, low speed buffer for smaller
areas.

4. Auto scrubber- A portable, walk behind, self-propelled walk behind or ride-on piece of equipment
that is used to clean hard surface floors in larger areas. Autoscrubbers can either run on batteries,

or can be plugged into an outlet. Autoscubbers drop a cleaning solution on the floor, run a
revolving pressurized pad over the floor and suck up dirty waste water with a squeegee/vacuum
set up at the rear of the machine. The advantage to autoscrubbers is that they pick up 97% of
their waste water as opposed to traditional mopping that spreads dirty water across the entire
floor surface.
Recommended Equipment- Micro or mini autoscrubbers are recommended for smaller more
enclosed areas. Walk behind autoscrubbers are recommended for larger areas that don’t require
a lot of movement throughout a building to get from one point to another. Self-propelled
autoscrubbers are intended for larger areas that will require a lot of movement in order to clean.
Ride-on autoscrubbers are intended for larger more open areas such as warehouses, industrial
sites or shopping malls etc.

5. Burnisher-A burnisher is a floor machine that is used to remove scratches from floor finish on VCT
or terrazzo.
Recommended Equipment-Plug in 1500-2500 burnishers are recommended for smaller areas
such as classrooms and doctor’s offices. Battery burnishers are recommended for larger wide
open areas such as school corridors and cafeterias. Propane burnishers can be used to buff large
open areas provided that there is adequate ventilation.

6. Wet/Dry Vacuums- A wet dry vacuum is a specialized vacuum that is used to remove stripping or
scrubbing slurry from a floor. There are three types of wet dry vacuums that are discussed in this
manual. All of them have filters.
a. Stainless steel wet/dry vacuum-used in a hospital or Operating Room setting where it is
necessary to use equipment that is non-porous.
b. Wet/dry vacuum with front squeegee-Used to remove slurry from floors in larger more open
spaces.
c. Wet/dry vacuum with wand-Used to remove slurry and waste water in areas that are smaller
and cannot be easily navigated with either of the above.

VACUUMING

When the term vacuuming is used at Jan-Pro, in reference to any form of cleaning other than hard
floor care, we are talking about HEPA and ULPA back pack vacuums.

1. HEPA Vacuums. The HEPA back pack vacuum is called this because it incorporates the use of a
mechanical filter that air is forced through. This filter is called a HEPA filter as a pseudonym for
High Efficiency Particulate Air. A HEPA vacuum will trap dust particles down to a 3 microns or 3
millionths of a meter in size. In other words, there is no substantial recirculation of dust when
using a HEPA Filter vacuum.

2. ULPA Vacuums. The ULPA back pack vacuum is called this because it incorporates the use of a
mechanical filter that air is forced through. This filter is called an ULPA filter as a pseudonym for
Ultra Low Particulate Air. An ULPA vacuum will trap dust particles down to a 1 micron or 1
millionth of a meter in size. ULPA vacuums are used primarily in clean room scenarios where it is
vitally important that almost no dust be recirculated.

3. Battery Powered Back pack Vacuums. Battery powered HEPA or ULPA back pack vacuums
recirculate the same amount of dust particles as their plug in counterparts at 2 times the
production rate (normal back pack vacuum = 10,000 ft2 / hour, battery back pack = 20,000 ft2 /
hour). Two other advantages to using a battery back pack vacuum are that they are substantially
less noisy and don’t need to be plugged and unplugged when the operator runs out of cord.

4. Wide Area Vacuum-A Wide Area Vacuum is a specialized vacuum that is used to vacuum large
carpeted areas such as airports, shopping malls, churches and department stores. The advantage
to a wide area vacuum over a back pack vacuum is that it can clean 25,000-30,000 ft2 / hour of
wide open spaces.

ENCAPSULATION OR
INTERIM CARPET CLEANING

Encapsulation is the process of carpet cleaning that utilizes a machine with two counter rotating
brushes. A chemical known as an encapsulant is sprayed onto the carpet using a pump up sprayer. The
machine is then run across the carpet and the brushes agitate the carpet, removing soil from within the
carpet pile. This soil is covered with the encapsulation chemical and allowed to dry then vacuumed up.

Recommended Equipment-Encapsulation machines come in 12”, 14” and 16”. Due to their small sizes,
any of these machines would work in any setting. These machines can also be used to scrub grout and
ceramic tile with a brush change.

CARPET EXTRACTION

Also known as restorative cleaning, carpet extraction is usually performed once per year and uses much
more water than interim carpet cleaning. Carpet extraction can be performed with many different
varieties of equipment which are included below:

1. Ride on Carpet Extractor-A ride-on carpet extractor is used to perform restorative carpet cleaning
in large areas where it is not effective to use a walk behind extractor or one with a wand.
Recommended Equipment: Battery powered ride on extractors are recommended for large
carpeted areas such as airports, department stores, industrial office complexes and shopping
malls where there is limited time to perform the cleaning and technicians need to get in and get
out.

2. Carpet Extractor, Large Area heated- A large area heated carpet extractor is used to perform
restorative carpet cleaning in large areas where a ride on extractor will not work. Heated
extractors incorporate electric heaters into their clean solution tanks because heated water helps
to activate many carpet cleaning solutions and also helps to emulsify soils that have attached to
carpet fibers.
Recommended Equipment: Plug in large area and carpet extractors are recommended for
airports, department stores, industrial office complexes and shopping malls where timing is
important but not as critical to the cleaning process. Due to the addition of heaters in these units

they are well suited to perform cleaning of carpet in industrial plants where greasy soil in carpet
is an issue.
3. Carpet Extractor, Large Area Non-Heated-A large area non-heated carpet extractor is an
alternative to the large area heated extractor that utilizes hot tap water and has no on board
heating unit for the clean solution tank. This equipment is used to perform restorative carpet
cleaning in large areas where a ride on will not work, but the cost to perform the cleaning, or
soiling of the carpet does not warrant the use of a heated unit.
Recommended Equipment: Plug in large area and battery operated large area non-heated carpet
extractors are recommended for airports, department stores, industrial office complexes and
shopping malls where timing is important but not as critical to the cleaning process. Due to the
lack of heaters in these units they are not as well suited to perform cleaning of carpet in industrial
plants where greasy soil in carpet is an issue.

4. Carpet Extractor, Small Area Heated- A small area heated carpet extractor is used to perform
restorative carpet cleaning in large areas where a large area ride on extractor will not work.
Heated extractors incorporate electric heaters into their clean solution tanks because heated
water helps to activate many carpet cleaning solutions and also helps to emulsify soils that have
attached to carpet fibers.
Recommended Equipment: A small area heated extractor is best utilized in small office areas of
commercial industrial and manufacturing facilities where grease and soils are tracked in on the
feet of employees and the area is too small to maneuver a ride on or walk behind extractor.

5. Carpet Extractor, Small Area Non-Heated- A small area non-heated carpet extractor is an
alternative to the small area heated extractor that utilizes hot tap water and has no on board
heating unit for the clean solution tank. This equipment is used to perform restorative carpet
cleaning in small areas where a ride on or large area non heated unit will not work, but the cost
to perform the cleaning, or soiling of the carpet does not warrant the use of a heated unit.
Recommended Equipment: Plug in non-heated extractors are used to clean smaller accounts such
as Doctor’s offices and cubicles. They are not well suited to remove greasy dirt from carpets in
industrial office spaces.

6. Carpet Spotter-A small enclosed extractor that is usually on wheels and plugs into an outlet. A
carpet spotter is used to perform the routine removal of spots from carpeted areas in an office.
Recommended Use: Any office complex or building that has personnel that eat or drink in a
carpeted area.

SPECIALTY EQUIPMENT

Any piece of equipment that is used in the support of cleaning a facility or in support of special services
such as blowers and air movers for drying extremely wet areas of carpet or streamers for removing
wrinkles from fabric.
