SECTION 1

Our services include work in the DFW area:

• Special Project – This is what we consider smaller scale projects
including Tenant Improvement. Our Clients are everything so when you
have a need for the smaller scale work, we’re there for you. We have a
specialized team just for you.

SECTION 3

Design Assist

Design Assist service provides your team with a cost-effective means of expediting your construction
process. The services will include recommendations during the Design Phase for low cost construction
assemblies to achieve the architect’s design intent and speed-up the construction phase. Integrity
General Contractors proposes to provide these services within a four-step process:

1. Pre-Construction Services
2. Concept Budget Analysis (Open Book)
3. Finalized Pricing - Construction and Permit Documents (Open Book)
4. Construction Phase

Pre-Construction Services

The Project Manager and Pre-Construction Services Estimator will meet with you and the Design Team
to review the initial concept. We will evaluate the proposed concepts and recommend design
assemblies and systems which will help in reducing cost, meet quality expectations, and expedite the
construction process.

Concept Budget Analysis (Open Book)

Based on the recommendations, we will solicit budget pricing from our key subcontractor base. The
concept budget analysis provides a cost comparison of the optional design assemblies as
recommended in the initial meetings. With the cost comparison, your team can make an informed
decision on which direction to proceed on the final design. In addition, we will provide a phasing plan
and scheduled coordinated between the client, architect, and contractor.

Finalized Pricing – Construction and Permit Documents (Open Book)

After receipt of the finalized documents our team will price the documents for construction. The
documents will be issued to the select qualified bidders and priced for construction. Additional value
engineering items will be presented as recommended by the Integrity General Contractors Team and
our subcontractor base. The contract format may be lump sum, GMP or any number of options.

Construction Phase

The Construction Phase will start immediately with the prime contract value established and a
schedule established. Cost savings will be recognized through efficiencies, and value engineering
developed during the Pre-Construction/Design Assist phase with an open book final agreed upon
lump sum value reducing the clients risk.

Master Service Agreement

This is an excellent format for multiple projects establishing a single contract structure to streamline
multiple projects including remote locations and typical or standardized design requirements. This
reduces costs and greatly improves efficiencies and schedules.

Cost Plus Guaranteed Maximum (GMP)

This format allows for a client to see the cost in an open book format and protect you with a
guaranteed maximum price based on the conceptual design documents moving forward to the
finalized documents.

Lump Sum Agreement

The Lump Sum agreement reduces client risk and helps the client maintain the end cost and greatly
reduces the management of job cost accounting for a client. Our strong ties to the subcontractor
community, our supervision, manpower resources and safety expertise will complete the project and
insure:

• Budget Control
• Expedited Schedule
• Functionality and Value Engineering

SECTION 4

Our teams experience includes a wide array of projects that will efficiently
provide the expertise necessary to expedite your project:

Domestic:

• Retail Centers, Stores, Shops and Banks, Texas – 40+ Projects ($1M to $18M): Automotive / Retail
facilities constructed under hard-bid, design assist and design-assist contracts.

• Medical – Texas – 50+ (Up to $45M) Projects throughout Texas: Includes full service Hospitals, Surgical
Centers, Emergency, Cath Lab, Imaging, CT Scan, Radiology, Nuclear, Physical Therapy.

• Office and MOB – Texas – 18+ (Up to $12M) Projects throughout Texas: Included low rise offices
constructed under hard-bid, design assist and design-assist contracts.

• Hospitality – Texas - Upscale hotel renovations projects include lobby expansions, atrium, restroom and public
space renovations, constructed under hard-bid and design assist.

• Industrial – Projects throughout Texas – 20+ Projects ($1M to $10M): Typically constructed under a
two-part design build GMP Contract. Included office facility, laboratories, maintenance shops, tools
shop, warehousing, communications. Clients include Gruma Corporation, and Mission Foods.

• Institutional Facilities – Municipal Buildings, Churches – 9 Project ($2M to $10M): City office buildings,
church facilities under hard-bid, GMP or CM at risk contracts.

The project list is developed over years of experience by IGC employees.
