complex and stressful which is why having a pro by your side can make all the difference.

You might have heard of buyer’s agents, seller’s agents, listing agents, and so on. You’re a
buyer, so what is a buyer’s agent? True to our name, buyer’s agents assist home buyers
every step of the way; we can also save you time and money on the road to home ownership.

Benefits of using buyer’s agents:
“A buyer’s agent will guide you through the home-buying transaction and be at your disposal
for any “questions or concerns,” Here are some of the things a buyer’s agent can do:

Find the right property:
After determining what you are looking for and what you can afford, I will schedule
appointments to tour homes that fit the bill. I will also explain the ins and outs of various
properties and neighborhoods to help you decide which home is right for you by explaining
the pros and cons of various options.

Negotiate the offer:
I will advise you on an appropriate price to offer and present it to the seller’s agent. “Then I
will negotiate on your behalf and write up the contract for you. My experience in negotiating
deals can save you money and help you avoid pitfalls.

Recommend other professionals:
I will also be able to refer reliable mortgage companies, real estate attorneys, home
inspectors, insurance, and more. This can also help expedite each step of the process and
move you to a successful sale all the faster.

Help overcome setbacks:
If the home inspector’s report or appraisal brings new issues to light, I can advise you on
how to proceed, and then act as a buffer between you and the sellers or their agent. If
negotiations become difficult, it’s extremely helpful to have an experienced professional

Buyer’s vs. listing agent: What’s the difference?
Buyer’s agents are legally bound to help buyers, whereas listing agent the agent representing
the home listing—have a fiduciary duty to the home seller. “That’s why it’s in your best

SELLER'S

We have a written contractual agreement outlining our relationship:

It’s called the Exclusive Listing Agreement. It outlines my role, how I will market the property,
along with the commission and the terms of the listing.

The Listing Agent is the Seller’s Representative:

That means we have a legal obligation to work on your behalf to get the highest possible
price and the best terms available for you, not the buyer. As your listing agent, I’m legally
obligated to share any information I learn about the buyer with you.

Listing Agents Wear Many Hats:

There are many facets to a listing agent’s job. We work closely with the seller and provide
you an array of services. Here is a sample of what I do for each seller client:

• Create a marketing plan for the house and take professional photos.
• Advise you “the seller” about the best ways to stage the house.
• Generate Comparative Market Analysis reports to suggest the best price.
• Recommend contractors and vendors to help prepare the home for market.
• Evangelize the benefits of the house and neighborhood to buyers.
• Coordinate showings with buyer agents and unrepresented buyers.
• Host “Broker Opens” to get as many buyer agents into the house.
• Make the house easily accessible for showings and provide feedback.
• Communicate market activity to you “the seller” with weekly updates.
• Present and advise you “the seller” of all offers and negotiate the

highest possible selling price.
• Coordinate the purchase process with inspectors, attorneys, appraisers,

title company agents and others.
• Verify buyer eligibility to purchase with consistent follow up with

buyer’s agent.
