I look forward to the production of Hudson Valley Living’s Mother’s Day issue every year. Maybe I am biased because I am a mother.  e excitement starts even before production begins (at least for me). I literally get cover page ideas in the middle of the night. I think creative director Tabitha Pearson Marshall designed the  perfect cover for this month.  e photo of a local mom and her little son, taken in the late 1960s, is a perfect illustration of the beautiful bond between a young mother and her child.     e next task was to add some “wow factor” to this year’s Mother’s Day issue. So, we hit the road and asked area children about their moms, and these kids (even the teenagers) said the sweetest things. When was the last time you saw a wine rating that wasn’t 90 points or more?  e number of raters has proliferated over the last several decades, and amid steady grade in ation, the once mighty 100-point scale has devolved into a yawn-worthy 10-point scale. Not unlike Garrison Keillor’s  ctional “Lake Wobegon,” where “all the children are above average,” sub-90 wines no longer populate the visible wine landscape. Today, it’s 90 points (and up) or nothing.  is was bound to happen; it just took a few decades.  e appeal of applying school grades to wine  rst gained traction in the 1980s, led by critic Robert M. Parker Jr. Mainstream wine publications followed suit, and marketers and retailers played along. “Points” became accepted jargon, fueled by Americans’ notorious fondness of both guidance and shortcuts. And numbers helped sell wine.  In truth, “points” were never a good way to analyze wine. For one thing, wine was, is and always will be utterly subjective; all of those ratings originated from one person, with no standardization of criteria or scale, let alone any certainty that a prospective consumer’s tastes aligned.   ere were other problems, such as false equivalence: is a 95-point wine better than every lesser-rated wine? And false precision: typically based on a single “blind” taste, wine ratings are effectively set in stone—even while critics are incapable of replicating their scores.  For evidence that the whole notion of the 100-point scale has “jumped the shark,” look no further than the brand labeled “90+ Cellars,” which has developed an extensive portfolio of wines by bottling left-over inventory from “highly rated wineries around the globe.” WINE AS A MOVING TARGET Let’s remember: wine itself is a variable. People’s impressions of wine naturally change with circumstances—what you are eating, who you are with, where you are, how you are feeling at that moment.  e fact that most wine ratings are generated by individuals tasting many wines at one sitting, without a crumb of food, speaks to the utter unreality of the process.  Rational wine lovers understand this. Wine—like music,  lms, art, books and many other enjoyable activities—can’t be reduced to numbers. And, fortunately, good retailers are moving away from “third party” ratings, reclaiming their sense of authority as they edit the enormous universe of wine to  t on their shelves. Indeed, I would argue that a litmus test for the quality of a wine store today is that their “shelf talkers” (signage for individual wines) are original and ratings-free. Homespun signage is a sign the merchant actually knows what they are stocking and selling. I don’t mean to imply that wine ratings were never useful. When Robert Parker started grading wines like school exams, there really was a bene t in critics separating well-made wines from bad ones.  anks to technology improvements and knowledgesharing in the wine industry, both in the vineyards and cellar, wine enthusiasts circa 2023 are awash in solid, decent wine. However, the data recorded in Westchester, Putnam, Rockland, Orange, Sullivan and Bronx counties paints a di erent picture, even when compared to pre-pandemic numbers. While the cyclical nature of the residential market normally results in low sales in the  rst quarter ahead of the traditional “spring selling season,” the numbers show a market that continues to struggle due to high interest rates and low inventory. Total residential sales, which include single-family homes, condominiums, co-operatives and 2-4 family multi-family homes, decreased across the board in the  rst quarter of the year when compared to the  rst quarter of 2022, with Rockland County seeing the largest drop at 38%. Westchester County had a decrease in residential sales of 32.7%, Putnam County saw a decrease of 31.7%, Orange County’s sales dropped 35.1% and Sullivan County’s sales were down 31.6%. Bronx County saw the smallest decrease in Q1 residential sales, at 24.8%. Single-family median sales prices continued to rise in Westchester County (4.3% increase), Rockland County (4.2% increase) and Orange County (5.2% increase). Putnam County saw a 5.3% decrease in the median sale price, Sullivan County saw a 5% decrease, and Bronx County saw a 2.5% decrease. For the  rst quarter of 2023, the median sales price for single-family homes in Westchester County was $760,000, the median sales price in Putnam County was $450,000, the median sales price in Rockland County was $625,000, the median sales price in Orange County was $394,500, the median sales price in Sullivan County was $254,500, and the median sales price for single-family homes in Bronx County was $585,000. When it comes to average days on the market (DOM) there were a few bright spots in several counties, especially for 2-4 family multi-family properties. Sullivan County saw the largest decrease in DOM for this property class, with a 41.6% drop. Rockland County saw a 31.4% decrease and Putnam County saw a 26% decrease in the same property category. Bronx County and Orange County saw an increase in DOM for all property classes this quarter, and Westchester County saw an increase in all categories except for condominiums, which had a marginal decrease of 0.7%. Available inventory continues to  uctuate, with inventory being down in all markets except for Orange (+11.3%) and Bronx (2.9%) counties, compared to availability at the end of Q1 2022. However, most of the HGAR market area saw already low inventory levels continue to decline as compared to a year earlier, with Putnam County’s inventory falling 34.9%, followed by declines in Westchester (-18.6%), Rockland (-12.0%) and Sullivan (-6.5%). Looking forward, on the plus side of the ledger, HGAR member  rms are saying that buying demand remains high. Pope transformed an old 1925 elementary school building in the village of Croton Falls into an arts center in 1983. Over the years, the center has hosted many live plays and other events; at least six of the theater’s shows have gone on to be staged O -Broadway and in Los Angeles. After Pope’s passing in 2020,  e Schoolhouse transitioned to an entirely local communitysupported organization led by its creative director, Bram Lewis—a veteran producer, director, and actor with more than 200 professional shows, plays, musicals, and premieres on his resumé. Since the pandemic, Schoolhouse inaugurated a troupe of more than 50 professional actors dubbed  e Pandemic Players and maintained  Zoom Matinees each Saturday with more than 130 plays over as many weeks. “Artistic Director Owen  ompson and I are charting a course of regrowth with our professionals and our splendid hardworking board, led by Emily Kingsley who has worked for Sesame Street for 45 years and has won 23 Emmys,” said Lewis. Today, the 501c3 nonpro t organization continues as Westchester’s oldest professional theater with its commitment to bringing new, innovative, and ground-breaking plays and programs for the community. “ e Town of North Salem has been amazing,” Lewis said. “We now rent the theater space. Our plan is to present three plays this year. We have a robust plan for grants and development going forward.
