Splendid Profile Presentation

INTRODUCTION

After participating together in several hotel
projects in Qatar (hotel George II, hotel Gloria)
the founders decided to create together new
company which will be specialized in providing
various hospitality services to potential clients
including but not limited to: advisory in
development of new hotel and hospitality
properties, managing the properties for the
benefit of the owners, leasing and operating
properties etc.

In February 2011 Mr. Khalid Al Shajra and Mr.
Tiro Ilievski started the company specialized in
operation and management of hotels and
hospitality projects

“SPLENDID HOTELS” W.L.L. Doha, Qatar

The company is fully licensed, and has all
required permits by QTA and all other
Governmental institutions to develop, manage
and operate hotel and hospitality projects in
Qatar.

“SPLENDID HOTELS” already developed and
managed two hotel projects: hotel Musherib
and hotel Grand Regal

aim to maximize return on the investment
for the investors.

PROJECTS

So far in Doha Splendid
Hotels W.L.L. developed and
managed five hotel
properties:

Hotel Musherib
Hotel Grand Regal
Hotel Gloria
Hotel George II
Hotel Al Sadd Suites

HOTEL

MUSHERIB

The property initially existed as residential
building which owners wanted to convert in hotel.
Full adjustment of the property was performed in
order to comply with the requirements of hotel
property as per the regulations.
The conversion process took period of 6 months in
which period all required licenses for development
of hotel property were obtained.
The operator, SPLENDID HOTELS, assisted and
advised the owners in the process of design and
selection of the items built in and provided for the
operation.
Necessary manpower was also recruited for the
benefit of the owners.
In August 2011 the property was awarded with
all required permanent licenses and started its
official operation from September 2011.
Successfully organized the operation and
promoted this new hotel into one of the most
popular and preferred choices on the market.
Proof of successful operation was the average
occupancy of over 80% in the first year of
operation and customer satisfaction expressed in
the trip advisor customer reviews.
After excellent results achieved in the first year
of the operation the property was handed over to
the owners which later (after six months) sold the
property and gained sizable profit on investment
(over two times from the invested value).

GRAND REGAL

As of September 17th 2013, as per the request
of the owners, the management of the property
was assumed, operation was completely
reorganized, all deficiencies related to permits
mended and lost reputation regained.

The operation was completely reorganized both
from the aspect of service as well as the financial
practices and as a result of it by the end of 2014
the management achieved average occupancy of
68.96% and GOP of 44.60%.
It is very important to mention that with prudent
finance practices full amount of the profit from
the operation was cashed and delivered to the
owners.
The net profit for the owners in 2012 was 25%
higher than the net profit in the best previous
year of operation, and the cumulative net profit in
the tenure was bigger that cumulative net profit
of the property in the whole previous period of
operation.

Since the value requested for sale of the property
could not be achieved, the owners decided to lease
out the property at one of the most competitive
lease values on the market.
The lease value secures adequate benefit for the
owners in the forthcoming period.

GLORIA

The property was leased and we were engaged by
the Lessee to assist in its completion and later
into management.

At the moment of engagement the property was
still under finalization of construction so on the
request of the owner we assisted and advised in
deciding of the interior design and selection of the
items built-in and provided for the operation.

The aim of the owner was to create a property
which will attract potential buyers and rapidly sell
it after its opening.
The process of finalization of the property was
over in end of January 2007 when it was officially
taken over by the Lessee.

By proper promotion of the property we managed
to reach over 80% occupancy in the first month of
the operation.

In May 2007 the designated price for sale was
achieved and the property was sold to new owner.

We managed the property until June 2012 when
it was returned to owner for conversion from all
suites into traditional hotel.

GLORIA

As per the request of the Lessee negotiated and
provided possibility of long term lease of the
hotel.
The negotiation ended successfully with terms
accepted by both parties, confirmed by entering
into long term lease.

Since the property did not have all permanent
licenses assisted in the needed adjustments
which resulted with obtaining permanent licenses.
Reorganized the operation, both from the aspect
of service as well as the financial practices, which
changes produced satisfactory results for both
parties.

In August 2010 the property was sold and the
owners gain sizable profit on investment.
At the same time the shareholders of
International Hotels left the ownership in the
Lessee company and operation continued
controlled by the Qatari partner.

In 2012 as recognition of the excellent service
hotel GLORIA received Certificate of Excellence as
one of the 10% best serviced hotels in its class in
the world by Tripadvisor.

GEORGE II

The property was leased and we were engaged by
