How Is Market Value For Your Home Worked Out?
When asked to provide a market appraisal (not a valuation - real estate agents aren’t
valuers), every Queensland real estate agent is required to provide written evidence of
how they have determined what the market is indicating your home might sell for in
current conditions. We must provide at the minimum three comparable properties within
a 5km radius that have sold at least in the last three months. (I find that up to 5 months is
a good indicator but it really depends on what the market is doing) This should be
provided to you in the form of a Comparative Market Analysis report. If no comparable
properties can be found that meet those criteria, the agent must provide a written
explanation as to how they have reached their market advice.
Beware the agent who comes to you and is throwing figures around without written
evidence being provided and never tell an agent what your expectation of the market
price is until they have given you their report. Unfortunately there are still agents around
who are only interested in telling you what they think you want to hear and getting your
business signed up only to “blame the market” later on when you are still sitting there
waiting to sell. Nothing frustrates me more than losing business to an agent who has
given their client false or misleading market advice only to see those properties sell
months later for the market range, or quite often less than the range the market is
showing, all because they have overpriced the property to get the listing. The best advice
I can give is to look at all the information given to you. I can tell you there is no agent out
there who can make a buyer pay a much higher price than what the market is showing.
The great agents know what is happening in the market at any given time and should be
able to back their information with actual evidence instead of buying your business built
on false hope.
So What Is Your Property Worth?
The short answer to this question is this: Your property will sell for the highest possible
price that a buyer is willing to pay and negotiate to.
Setting a price for your property is one of the hardest decisions, both emotionally and
financially, that you must make. The secret to getting the most money and the quickest
sale with the fewest hassles is to price your property correctly from day one. Some of the
factors you must consider include how much other similar properties have sold for
recently and what competition you face from other homes currently for sale. Local market
conditions like loan interest rates, supply and demand will also influence your eventual
sale price.
The prime selling time for a home is always during the first few weeks on the market. It is
therefore vital that your property is priced correctly from the start if you want to avoid a
“bargain sale” later on. Often homeowners make the mistake of asking too high a price in
the beginning, believing they can always drop the amount later on to make a sale.
Unfortunately, overpriced properties are generally still on the market many weeks &
months later. The buyers have lost interest because they have seen better value
elsewhere and they become concerned about reasons why your property hasn’t sold yet.
If you overprice, you run the risk of reducing the response to advertising, losing genuinely
interested buyers and helping other property owners sell similar homes on the market at
the same time. Remember, factors like the original purchase price, the building or
replacement cost, or your own personal attachment, do not necessarily set the market
value. In the end, the price you get will always be determined by what someone else is
willing to pay, so listening to any feed back you receive from prospective purchasers is
important.
Choosing a Reputable Agent
When appointing an agent, look for someone you can trust and feel comfortable with. A
great salesperson should have extensive knowledge of local market conditions and be
able to apply this information to your own property. When making a decision on whom to
appoint, look for a professional who will take responsibility and work for you.
Beware the agent who can’t show you evidence of sales (a legal requirement) to
support the market appraisal given to you or, asks you how much you want to sell for
before giving you this information. Make sure they know what they are talking about
and backing it up with sales evidence.
Some agents will further prove their lack of negotiation skills and professionalism by
offering reduced commission rates and “free” advertising Sounds great to begin with
and we all want to save a dollar or two, but we all know that there is no such thing as
free. If an agent can’t even negotiate their own fee, how confident can you really be
that they can even negotiate the best terms for you when selling an asset worth
hundreds of thousands of dollars. That’s your money they’re playing with! Someone
has to pay for the advertising, “freebies” etc and as the sale of your property is
where the agency is receiving their income from to pay for the “free” stuff, do you
really think they can avoid a sell at all costs sale to recoup their losses? It could just
end up costing you thousands. I’ll be honest with you - if your choice of agent comes
down to who will do it for the least fee or “gives away” advertising, I’m not the agent
for you. If you wanted a 5 star dining experience, you wouldn’t take your date to the
corner burger joint would you? At the end of the day you get what you pay for.
Ask questions. Will they provide regular feedback during the marketing phase and
how? How do they qualify buyers before they inspect our property? Do they bring
verbal (non-binding) or written (binding) offers to you from interested parties? Do
they monitor progress once a contract of sale is in place until settlement? A
professional agent should be able to answer these sorts of questions readily.
The important thing to remember is that you are entrusting the sale of your property with
a person, not just an agency. Do your homework on the agent you might be inviting to
work for you. Ask for references or testimonials. Any agents greatest selling point should
be happy past clients.
