Years of Survey Experience
WS are well placed to undertake your BIM project. We have over
30 years experience working with and producing 3D CAD models
of buildings and plant in the Petro-Chemical, Oil and Gas indus-
tries. It’s only recently that the label BIM has been applied to what
we have been producing for many years. We have combined this
modelling experience with our traditional Measured Building Sur-
vey background to be able to offer a full BIM resource to all our
clients.
3D Laser Scanning - Scan to BIM
WS use the latest 3D Laser Scanning technology to survey the
target building or structure. Our managers and surveyors will col-
laborate with your project team to ensure suitable levels of detail
are surveyed and modelled.
Strategic Worldwide Alliances
WS has established a number of strategic alliances with key
companies worldwide within the architectural BIM sector to give
us more strength in BIM management, and access to a specialist
BIM CAD resource (rather than a standard CAD modelling re-
source). As well as being able to produce models in-house when
needed, we have trained our CAD people to be able to carry out
full QA/QC on the output received directly from the specialist BIM
CAD guys.

We have the capability to model in all the major BIM software
suites, including Autodesk Revit, Bentley Architecture, Synchro,
Tekla BIMsight, etc.

Wall Deformation Reports for BIM Projects
Scan to BIM (Building Information Models)
With the ever increasing request for measured building surveys
to be delivered within a BIM environment, we are utilising the
Leica ScanStation P40 3D Laser Scanner more often to cap-
ture the building structure.
Upright and Square Walls?
The output from the Laser Scanner is a highly accurate geo-
referenced point cloud. This is then used in the BIM software
to produce the building model. The nature of the software means
that most walls have to be modelled as upright and square to the
grid. In reality, this is not the case for many walls.
Deformation Reports
Where the true surface is important to the client, WS have de-
veloped workflows to document and report on the deformation
of the wall.
Colour Mapping of Surfaces
These reports take the form of colour mapping of the target sur-
face, indicating bands of structure falling within pre-set distanc-
es of the base or average plane set.
Example Illustration
The plan view of a wall element below illustrates the issue. The
blue lines represent the line of the wall in the point cloud and
the red area is the modelled wall element, ‘best fitted’ to the
point cloud. As can be seen, the true line of the wall is bowed,
and the modelled element is ‘square’.

£8 Billion Investment Battersea Power Station BIM
Built in the 1930s, & designed by one of Britain’s best 20th cen- Solid Model View
tury architects, Battersea Power Station is one of London’s Scan Cloud of Control Room
most loved & recognisable landmarks. With £8 billion of in-

After many false starts, the regeneration of Battersea Power
Station is now well underway. WS were employed to create a
BIM of the Power Station including all internal & external spaces.
Conventional 2D High Detail Elevations
As an initial deliverable, WS were asked to produce very high
detail 1:50 scale 2D elevations. These were produced from the
initial scan clouds, & were detailed to window frame damage, &
the presence or not of glass in same.
Scan to BIM
WS employed the latest Leica 3D Laser Scanners to survey
the building. Once the complete structure had been surveyed &
the point clouds registered, CAD teams were able to produce the
BIM. The project specified various deliverables, but the main
model was produced in Revit.
Project Team Collaboration
One of the key concepts of BIM is that all parties need to col-
laborate on the production of the model. Due to the size & com-
plexity of this project, this was particularly important. The CAD
Project Managers had to be very particular about who had con-
trol of the model & when, to ensure all areas were covered and
no rework was required.

Marks & Spencer Store Refurbishments
M&S Survey Complete Portfolio of Stores
Marks & Spencer employed Mace as project managers to over-
see the complete re-branding, & refurbishment where re-
quired, of all their UK stores. Due to the size of the portfolio, WS
was one of a select number of survey companies used to carry
out the work.
30 Stores, 1.9 million Sq Ft Survey Area
Working closely with Mace & the other survey companies, WS
alone delivered 30 stores totalling 1.9 million sq ft of space in
18 months. Each store took between 4 and 6 weeks to survey &
produce drawings.
Nationwide Resource of Survey Teams
WS were able to call on their nationwide resource of survey
teams to undertake these surveys. By carefully coordinating this
resource across the stores, WS were able to make significant
reductions to survey costs by reducing both travel and accom-
modation costs.
Specification
The specification called for high levels of detail to be recorded;
from building structure down to fire-related apparatus. Additional-
ly, a detailed client CAD specification had to be met to ensure
all survey companies delivered identically laid out drawings, with
correctly layered line-work.

• Floor plans of all floors, front and back of house.
• Reflected ceiling plans.
• Roof plan, including plant.
• Elevations (all public facing).
• Long and cross sections.
• Mini sections of localised detail (escalators etc).

Dimensionally Accurate Site Survey from site surveyed data
With our survey heritage we are able to get highly accurate point
positioning on both the camera location, and various reference
points within the specified views.
Generally, the client photographer will go to site first, and will sup-
ply WS with high definition digital photos of the views and mark
the camera location on the ground. WS will then visit the camera
location and provide an accurate OS related, co-ordinate of this
point. These points, when combined with the surveyed locations
of any landmark reference heights within the photos, allows
the photos to be geo-referenced and the proposed development
modelled within the photographed views.
Latest Survey Technology
WS use a combination of the latest High Definition 3D Laser
Scanner, Global Positioning Systems (GPS), and conventional
reflector-less survey equipment to survey this information accu-
rately and efficiently.
CAD Modelling
In addition to the field work WS has the in-house expertise to pro-
duce the dimensionally accurate before and after Verified Views
of the built environment for planning purposes. This is done
through a combination of 3D CAD models, surveyed points,
camera and lens data and data on the proposed development.

3D Modelling - Existing
WS can survey & model, in 2D or 3D, any buildings the client
believes might be impacted by any new development. Structur-
al openings, windows & doors, are the focus, but the specification
can be adjusted to suit requirements.
3D Modelling - Proposed
To carry out a full analysis RoL consultants will also require an
accurate model of the proposed development and this is a service
WS can also provide through its dedicated CAD department.
Accurate Spatial Positioning
Accurate spatial positioning in CAD of all the modelled buildings
is important, both in relation to each other and in relation to Ord-
nance Survey Datum & Grid. WS use the latest GPS Technol-
ogy to position survey control on site. This is important to allow
software used by the Consultant to accurately understand the
orientation of the buildings within a common system. To survey
the structures on site, WS will use a combination of the latest non
-contact survey instrumentation; usually a 3D Laser Scanner.
The point cloud produced enables 3D models to be constructed
CAD software.
Right of Light Analysis
These CAD models are then supplied to the specialist RoL Con-
sultant who will analyse current versus proposed light levels with-
in affected properties. From this analysis the proposed building
can be amended or suitable compensation arranged with af-
fected parties.

Leica 3D ScanStation
WS use the latest high definition laser scanning technology to
record a building in three dimensions. High accuracy is needed
and can be achieved using the Leica ScanStation 3D Laser Scan-
ner. We then use the resultant registered point cloud to produce a
detailed 3D polygon mesh. The mesh is used by visual FX studi-
os as a reference for the animations they wish to project onto
building facades.

UAV Building Surveys
UAV Building Surveys
UAVs can be extremely useful for certain building
survey tasks, particularly at externally high areas
that are not visible safely from ny other point.
UAV Flight Planning
The remote pilots UAV flight path will be predetermined in the
planning stage and flown in a systematic route around the asset
to give 100% confidence that all surfaces are covered and to
ensure statutory requirements for safe flying are met.
Processed Dense Point Cloud
Using the hi-resolution images captured from the UAV to create
dense 3D point cloud which are used to complete measure-
ments of gradients, heights, distances and volumetric calcula-
tions.
CAD Drawings
CAD drawings can be produced rom the scale point cloud which
includes spot heights, roof foot print, roof furniture and pitch an-
gles—all to aid space planning of additional roof plant, access
route discussions, etc.
Condition Report
Warner Surveys can provide condition reports of the asset which
will be highlighted in the report which can aid preventative
maintenance.

UAV Volumetric Surveys
Volumetric stockpile measurement surveys have become ex-
tremely efficient and accurate in recent years using UAVs.
At WS we have embraced this and teamed up with a cloud-
based secure platform so you can visualise and analyse site
data with tools everyone can use at any time in any location.
All repeated site surveys are laid over one another to create a
visual timeline to monitor changes and create downloadable
reports.
Cloud Based Portal
Secure cloud based portal providing 24hr access to the pro-
cessed data sets. Downloads available include: Orthophoto,
Digital Surface Model, 3D Point Cloud , 3D Model
With a cloud based system there is no need to install software
locally to PC, and the portal is accessible on tablets and mobile
phones for ‘on the move’ viewing.
3D Volume Cut and Fill
As simple as clicking the mouse pointer around the stock pile
the portal will instantly work out the cut and fill volumes of the
selected area. A visible 3D ‘uplift’ is generated for the user to
visual confirm that the correct area has been selected.
The base ‘underside’ survey (often interpolated by the surveyor,
and often not ‘flat’) is crucial for accurate volumes. Our 40 year
survey heritage ensures we establish the most robust interpreta-
tion possible.
Stockpile Cross Section
The portal can generate cross sections, highlighting the peaks
and troughs. These can be draped over the model for visualisa-
tion purposes.
Cross sections can be compared to the interpolated base survey
as shown.
