DECOR PROGRAM CASE STUDY OF

PROJECT SUMMARY

Located on the former site of the Charlotte Observer, Legacy Union is
comprised of 10.2 acres with a diverse mixture of Class A corporate office
space, retail, dining, greenspace and parking. Featuring Fortune 500 tenants
such as Bank of America and Honeywell, this group of properties stands out in
Charlotte’s ever-evolving Uptown scene with a sophisticated yet practical
approach.

Lincoln Harris and Highwoods Properties contacted Studio 25 Décor early in
their design process to develop a thorough and custom holiday décor program
that would effortlessly mesh through each of the unique towers. Our clients
desired custom, upscale and unique items that would be visually stunning
without impacting the heavy traffic flow through the campus. The strategy for
this multi-site décor plan needed to be cohesive but separately tailored to fulfill
the different needs and limitations of each location.

SOLUTION & RESULTS

Studio 25 worked with the Lincoln Harris and Highwoods Properties teams to
create a cohesive decor strategy that paired innovative design with timeless
holiday staples. The final program encompasses the entirety of the Legacy
Union complex in a way that is refined, modern and consistent.

The decor style incorporated classic holiday decor elements like white lights,
Christmas trees and holiday baubles with a unique Studio 25 Décor twist. Each
element in this multi-site décor installation was designed and fabricated with
longevity, stability and ease of installation at the forefront. Our thoughtful
design process ensures breathtaking program installations that minimize annual
installation service down-time and associated fees.

Bank of America Tower Entry: 26’ Main Entry Trees

Setting the stage for the holidays at Bank of America Towers will be a pair of flanking 26’ fully illuminated and ornamented flocked Christmas Trees. The trees will
be located inside the interior lobby placed flush to the front glass to preserve exterior sightlines into the building without interfering with the magnificent digital
wall. Although we do plan to build these as custom slim line trees to reduce any interference with pedestrian traffic.

Church Street Entry Decor: Double Flocked 16’ Trees with Premium Ornamentation

Leveling up the Bank of America Tower at the Church Street entry, we are proposing two 16’ tall flocked Christmas trees centered in front of each marble wall.
These custom-built trees will exhibit double-flocked mixed branch foliage with a full compliment of thousands of sparkling LED lights. The trees will be further
adorned with translucent, candied, shiny and glittering gold ornamentation. Each tree will be completed with a champagne-colored reflective package base with
an overlapping lid.

Mezzanine Level Décor: Illuminated Bauble Vine Scrolls

Guests arriving to the mezzanine level will be greeted with Studio 25’s exclusive hand-formed aluminum bauble vines. These brilliant décor pieces feature hand
formed aluminum frame that scrolls along cupping each ornament in dazzling fashion. These artistic holiday displays are fully illuminated with our custom
transparent LED pea lights and provide for a remarkable display for impressing patrons and visitors alike.

Deloitte 2019 Lobby Décor: 15’ Christmas Tree

Set the stage this holiday season at Legacy Union 650 with an elegant 15’ Christmas Tree heavily adorned with a timeless décor package of shimmering gold,
silver, blue and champagne ornamentation. Our Monarch Tree is sleek and elegant with two-tone branch foliage, over 3,000 LED mini lights and a slimmer base
width to allow for minimal traffic flow interruption. The tree is built with a stackable frame, allowing us to decrease the tree height to 12’ if needed for future tree
relocation.

Deloitte 2021 Lobby Décor: Scrolled Bauble Garland

Guests at 650 S Tryon will discover an elegant display of our illuminated aluminum scrolled bauble garlands delicately spilling over the hand railing edge.
Complimentary to Bank of America Tower’s overhead bauble décor, our Bauble Vines are fabricated by hand scrolling aluminum armatures and outfitting them with
ice white LED pea lights. An intricate adornment of reflective gold, champagne, silver and blue ornaments in mirrored, jeweled, mercury and pearlized bauble
ornaments complete these unique themed décor elements. These baubles will be carefully suspended with custom hanging brackets to allow for easy and seamless
installation and removal.

Honeywell Front Lobby Display : 14’ Deluxe Bauble Tree on Chrome Base

Through unique lighting and ornamentation design, this 14’ Deluxe Bauble Tree display offers an elegant and elevated centerpiece for the holidays at the new
Honeywell tower. The tree features reflective baubles in red, silver and chrome finishes and emerges from a metallic silver package base. The tree is illuminated
with intricately placed LED Red miniature lights and LED washers, providing a soft under glow throughout the display.
