INTRODUCTION
Thank you for the opportunity to submit this proposal.
The intention of this proposal is to provide a warehouse and associated areas for the effective storage and
distribution of goods.
The figures quoted are for the facility as based on the high-level specifications and requirements received
from the client. Changes made to the specifications will impact the proposal.
The site selected allows free movement and parking of articulated vehicles with cognizance given to
staging, stacking and security.
WHO WE ARE

CORNUBIA LOGISTICS PARK
Cornubia Ridge Logistics Park is strategically located to support customer’s logistics and supply chain
strategies. Close to Umhlanga’s thriving business hub, King Shaka International Airport and Dube Tradeport
thus positioning tenants close to retail hubs, trade ports and the main routes to the north Durban precinct.
The site offers fully customised logistics solutions.
PROPOSED POSITION
The facility is within a gated logistics Park with excellent access from the N2 and other arterial roads. The
Park has 24-hour security, indigenous landscaping and central fire tanks and has superb visibility from the
freeway.

Warehouse size: 7 035m²
The warehouse eaves height will be 15,0m and will be built at dock height and
grade as per the tenant’s requirement. The warehouse floor will be a 200mm,

DETAILS There will be 12 dock levelers and 4 on-grade doors with 5m wide canopies over
the doors.
Office size: 508m²
The tenant will be granted an allowance of R2,500 per m² of the net office area to

density will be 12.5mm. In rack sprinklers will be provided by the tenant.
FIRE
The lighting to the offices will be 400lux, and 200lux to the warehouse
without any racking included.
ELECTRICAL There will be 1 distribution board to the offices and 1 to the warehouse.
RETICULATION AND There will be no standby generator included.
