INTRODUCTION


Thank you for the opportunity to re-submit this proposal.


The intention of this proposal is to provide a warehouse and associated offices for the effective storage
and distribution of goods. Provision has also been made for the storage and movement of containers
which have been designed on a dedicated portion of the yard.

The figures quoted are for the facility as based on the high-level specifications and requirements received
from the client. Changes made to the specifications will impact the proposal.


The site selected allows free movement and parking of articulated vehicles with cognizance given to
staging, stacking and security.

WHO WE ARE

CLAIRWOOD LOGISTICS PARK


Clairwood Logistics Park is easily accessible from the M4 and the N2 and is situated within all 3 transport
zones from the Durban Port. The Park is fully landscaped and is within a 24-hour gated secure
environment with wide internal access roads. The Park, which was the former Clairwood racecourse, is
built on the last remaining portion of prime industrial land in Durban’s South Basin.



PROPOSED POSITION


The proposed facility will be positioned on Pocket 5A of the Park with excellent visibility onto the M4
South.

The Warehouse is 14 026m² including Ground Floor Pilot Office

The warehouse eaves height will be 13,5,0m and will be built on-grade. The warehouse

floor will be a 200mm, 30MPS concrete floor which can carry a 12-ton point load on a
rack foot 200x160mm. There will be 12 roller shutter doors with 5m wide canopies

DETAILS over the doors. There will also be an additional 15m canopy extending into the Yard
area.
The admin office is 363m² (54m² ground floor reception and 309m² first floor offices)

The tenant will be granted an allowance of R2,500 per m² of office area to facilitate the
OFFICE installation of carpets, ceilings, view panels, plug points, air-conditioning, and dry

The Warehouse offices, ablutions and canteen are 342m² at mezzanine

level. The warehouse offices will include dry walling, view panels and carpets.

WAREHOUSE
OFFICES

The hardstand will be 180mm, thick, 30mPA concrete and the car park area

will include paving. The guardhouse will be 15m² and the refuse area will be
EXTERNAL big enough for 2 skip bins. A portion of the yard, 5 000m² will be designed to
WORKS accommodate the storage and movement of containers.



Roof sprinklers to the underside of the roof will be provided and the design density will
be 12.5mm. In rack sprinklers will be provided by the tenant.
FIRE

The lighting to the offices will be 400lux, and 200lux to the warehouse
without any racking included.

ELECTRICAL There will be 1 distribution board to the offices and 1 to the warehouse.
RETICULATION AND There will be no standby generator included.

VALIDITY
This proposal is valid for 30 days from date thereon and will be subject to a formal written offer
between Freight Station South Africa (Pty) Ltd and Fortress REIT Fund. It is also subject to Board
Approval by Fortress REIT Fund and we will require additional security requirements in the form of a
rental deposit and/or appropriate suretyships from you.
