Our Concept to Keys® approach to the design and build of your new home delivers a low-risk,
cost-certain build approach that allows you to stay in control of your build without having to
take responsibility for the day to day management.

We provide you with a fixed price to take your new build from concept drawings to whatever stage
you would like; Structure, Shell or Turnkey. Our in-house team will work closely with you to understand
your requirements, taking you through the architectural design, engineering and construction stages.

Our Shell and Turnkey packages can include full construction detailing, design and engineering,
negating the need for you to appoint numerous individual consultants.

GREEN AND SUSTAINABLE HOMES

Integral to every Sylva home is our timber frame build system. Using offsite manufacturing techniques,
the pre-insulated wall panels are matched to engineered floor and roof components to give a strong
and warm superstructure.

Green - our well insulated energy efficient homes, which help to reduce running costs and carbon
emissions from fuel sources. In addition, our offsite manufacturing approach minimises waste, shortens
build time and reduces the impact of site activities.

Sustainable - we use timber and wood products from managed forest sources. Timber is the only
renewable mainstream construction material, absorbing and storing carbon dioxide as it grows.
By using timber from sustainable sources we are both locking away carbon for the life of the building
and supporting forest replanting to continue the cycle.

Overall, you benefit from low energy consumption and hence running costs, while also minimising
carbon emissions in use and storing away carbon for life!

YOUR CUSTOM BUILD AT GRAVEN HILL

We have built up extensive knowledge of this unique self build opportunity, which is less than 40 minutes drive
from our Oxfordshire offices. Sylva will guide you through every stage of your Golden Brick design and build
project, working with Graven Hill on your behalf to ensure that your home is built on time and on budget.

Our Graven Hill expert will act as your first point of contact to explain how we work. Our design team will
then work closely with you during the design process. Once on site our dedicated construction manager is
responsible for all our Golden Brick plots at Graven Hill.

BESPOKE 2 BEDROOM HOME ~ 80m2

Customer objectives and plot geometry:
This plot had a limited building area, therefore the home was designed over three floors.
Internal walls were kept to a minimum to achieve an open feel throughout with minimal
break in movement around the house.

What were the considerations when designing the elevations and floor plans?
To make the most of a south facing external space, a terrace was incorporated in this
design. Full height windows to the bedroom, study and ground maximised natural sunlight
entering the building. The design has the potential for three bedrooms but here one
bedroom is utilised as a study; see the example layout below.

BESPOKE 3 BEDROOM HOME ~ 130m2

Customer objectives and plot geometry:
For a plot that is long and narrow, together with height restrictions, to avoid the building
feeling tight and cramped a spacious size hallway leading to a semi open plan kitchen and
living room is incorporated. The kitchen and the living room space is maximised, all other
rooms are smaller and cosier.

What were the considerations when designing the elevations and floor plans?
A semi open plan house with three bedrooms, an extension feel is achieved at the rear of
the design, to give as much natural light to enter the house. A utility room and a separate
study have been included; see the example layout below.

BESPOKE 4 BEDROOM HOME ~ 180m2

Customer objectives and plot geometry:
On a plot that is not wide enough to have a garage to the side of the build, it can be
positioned at the front of the home as in the example below. This allows the garage roof
to be used as a terrace/ balcony to blend the garage and house together.

What were the considerations when designing the elevations and floor plans?
A big kitchen and living space to the rear of the build to optimise light and access from a
south facing garden. Upstairs a master bedroom with ensuite plus two equal sized guest
rooms and a fourth bedroom. An open plan living space with maximum light, a double
garage and utilise the garage roof to incorporate a front facing terrace/ balcony.

BESPOKE 4/5 BEDROOM HOME ~ 250m2

Customer objectives and plot geometry:
For a large house on a plot with limited building area, this example home was designed over
three floors. Internal walls were kept to a minimum to achieve an open feel throughout with
minimal break in movement around the house.

What were the considerations when designing the elevations and floor plans?
An intricate design to achieve simplicity with a modern look. The movement around
the rooms and ground floor is unbroken and works with the openness. The garage has
been positioned at basement level so it does not interfere with the main front elevation, the
additional basement room can be used as fifth bedroom, music room, cinema or games
room. There are four good sized bedrooms, a double garage, open plan living space with
maximum light. See example layout below.

‘green’ homes.

Sylva can act as your Principal Designer and Principal Contractor under the CDM 2015 Regulations.
We are committed to working to the highest standards of health and safety to ensure that, together,
we deliver your home without incident or harm to any involved.
Environmental
Where possible materials are purchased from sustainable sources. Operationally we consider the impact
of our actions on our customers, our team and also on the wider community and environment.
Choosing natural materials for your build saves the energy and carbon associated with the manufacture
of more intensive alternatives such as masonry. By combination of carbon lock-in and appropriate
material substitution, your home could save up to 5 tonnes of CO2 before you even move in. That is the
same as nearly 25,000 miles of driving in a modern car.
