In indirect lighting – detail , shall be provided as the same detail with indirect lighting with fluorescent lamp , with the lamp / lighting source - coverage detail , to avoid any glare effect. The design , detail and also to the specification shall be submitted for further consideration and approval. 3. DECORATIVE LIGHTING GUIDELINE PENDANT / CHANDELIER OR ELSE DECORATIVE LIGHTING , shall be provided with special or unique design follow shop concept and ambient. NOT ALLOW TO USE NEON GAS TUBE , as shop decoration and signage due to safety purpose. NOT ALLOW FOR BARBER POLE , TEXT MOVING SIGN / MOVING LIGHTING , LIGHT STRING / STROBE LIGHT INSTALLATION , especially at shopfront because all lighting types will be effected to mall – design and theme and also to common area – ambient.

BU / ANCHOR DESIGN AND SHOP DECORATION , the design guideline will be based on shop area as following : - SHOP AREA FROM 1000 SQ.M. and OVER Shopfront design could be full width opening with no requested ratio for glass shopfront or opening for entrance. Glass window display and shopfront shall be provided to emphasize shopfront design follow Brand – concept and theme. Max. height for shop name = 60 cm. at any shopfront height. - SHOP AREA LESS THAN 1000 SQ.M. Requested for shopfront design with glass panel as shop boundary or window display or structural design as shop frontage. The ratio for Glass Panel : Opening For Entrance = 40% : 60% of total shopfront width at each side. If shop area is 450 sq.m. and over with shopfront width which is not exceed 15 m. , the design for frontage could be full – width opening with no glass panel or any structural design required at shopfront. With the same area condition , if shopfront width is more than 15 m. , the opening for entrance could be provided at max. 15 m. The rest frontage has to be provided with glass panel / window display or structural design as shopfront design and boundary. SHOP NAME / SHOP SIGNAGE : WITH SIGNAGE PANEL If shopfront height is lower than 4 m. , max. height of signage panel / box shall be 60 cm. with max. height for lettering as shop name = 40 cm. , including consonant , vowel and tone marks in Thai wording. If shopfront height is from 4 m. and over , max. height of signage panel / box shall be 80 cm. with max. height for lettering as shop name = 60 cm. , including consonant , vowel and tone marks in Thai wording. : DI – CUT LETTERING ( WITHOUT SIGNAGE PANEL / BOX ) If shopfront height is lower than 4 m. ,max. height for di – cut lettering shall be 40 cm., including consonant , vowel and tone marks in Thai wording. If shopfront height is from 4 m. and over , max. height for di – cut lettering shall be 60 cm. , including consonant , vowel and tone marks in Thai wording. All proportion , dimension and guideline for shopfront decoration and shop name (shop signage) would be the same condition with general tenant shop – guideline.
REV. 3_MAR 2017 | 53 - Any furniture / display fixture have to be set back from lease line at least 1 – 2 m. , follow the function and operation. - The guideline for floor / wall / ceiling decoration would be the same condition with general tenant shop – guideline. FOR BU – ANCHOR WITH MULTI – BRAND BUSINESS , more guideline in design decoration especially for shopfront design would be as following : - The over – all shop design especially for shopfront shall be the concept and character of BU – ANCHOR shop , the whole frontage should be the same continued façade. - Not allow for shop area separation for each brand as shop – in – shop space , each brand area and decoration shall be just the corner or counter design combining in the whole shop area. - If the area of each brand – corner is located at shopfront (at the lease line of shop and common area) The side at lease line , has to be provided with glass shopfront which should be the fine window display or product display. The access to each brand – corner has to be from main shop corridor only , not allow to access from shopfront or common area. Not allow to install (hanging) brand signage behind glass shopfront. The allowed location should be at back – drop of window display or on wall unit , which the size should be smaller than main shop signage of BU – ANCHOR. BANK ( FINANCIAL AND NON – FINANCIAL ) SHOPFRONT DESIGN , shop name / shop signage / floor / wall / ceiling and other components shall be followed the design guideline of tenant shop. ANY ELECTRONIC MACHINE , should not be located facing with common corridor at shop lease line , the direction and location would be as following : - If the electronic machine is located facing with common corridor Set back the frontal of each electronic machine from lease line at least 2 m. with 40% of glass panel at the lobby lease line. The rest of 60% from the total width of ATM – lobby shall be the opening as entrance. If the set back is provided at 3 m. , the design of total lobby width at lease line could be full – width opening as entrance. - Set the side of electronic machine located at shop lease line with queue space within rental area Decorate the side of electronic machine as lightbox or branch – information or with other else fine design. Shop frontage at ATM – lobby could be provided as full width opening or with partial glass panel. This ATM – lobby frontage is part of the whole shopfront , so the ratio at ATM – lobby is also included as part of the whole shopfront ratio. The proposed design would be considered base on each location and design by case. - Not allow for provide any service table or else function in ATM – lobby , the function for electronic machine is only allowed. - Follow the condition and agreement , electronic machine could be provided for 4 sets with 2 sets of ATM and 2 sets for another functions. If another more sets of ATM machine is required , further rental shall be charged follow the standard ATM – rental rate of each mall.
REV. 3_MAR 2017 | 55 THE MEETING / WORKING ROOM OR OFFICE , would be allowed to provide at shopfront in the condition of shop frontage is wider than 8 m. only. The room dimension (the width) which is located at shop lease line shall not be exceeded of 2.5 m. or 20% of total shopfront width. And the design and decoration shall be the fine one which can create the same retail look with the whole shop , not look like any office space. The consideration and approval for the design would be based on each branch location and condition by case. - The office door shall be fine design whick should be blended with shop ambient around (follow the criteria and guideline for door in shop area) FURNITURE - The ready – made furniture or any office appliance is allowed to provide in office or working room only such as the working desk or office chair with wheels. - The working desk or working station could be partial provided from ready – made furniture or any office appliance , the design shall be unique concept follow main theme and Brand – CI. - Seating for customer or shopper shall be the special design with uniqueness , not allow to be any office furniture or appliance. 3. BEAUTY CLINIC / SPA SHOPFRONT DESIGN , shop name / shop signage / floor / wall / ceiling and other components shall be followed the design guideline of tenant shop. FOR THE FRONT RECEPTION OR LOBBY , lighting design shall be follow the criteria and guideline. For the exceptional function of Examination / Treatment / Pharmacy / Working room or office , the fluorescent lighting shall be provided. FRONTAGE AREA ( AT SHOPFRONT ) , shall be the function for reception and lobby only - Not allow to provide the function at shopfront as following : Examination / Treatment room Pharmacy room Working room / Office If above function is needed , the room has to be set back from glass shopfront or lease line at least 2 m. - If the Examination / Treatment room or office is needed to be located at shopfront , these would be allowed in the condition of shopfront width is wider than 8 m. With fine design and decoration or with lightbox provided , and the solid wall – width proportion should not be exceeded of 20% of total shopfront width.

RESTAURANT SHOPFRONT DESIGN - Provide the glass panel follow the standard guideline of tenant shop , to avoid any smell to other tenant shops and common area around. - If cashier counter is provided at shopfront , 1 m. set back is required from glass shopfront as queue space. And 2 m. set back from shopfront is required if any seating area is provide at the front of counter. If the counter is needed to located at shopfront due to any obstruction from operation or shop area , more graphic / translucent sticker / inkjet / lightbox or food display shall be provided to avoid the view of cashier counter be seen through shop frontage. Remarks : The design of graphic / menu or else decoration at shopfront shall be submitted for further consideration and approval before installation. - Not allow to set the back of couch / sofa or chair facing with glass shopfront. - The seating for customer queue shall be provided for 4 – 6 seats within shop area. And the design of seating shall be follow shop – concept and theme , and should be made of high quality of product and material. The design shall be submitted for further consideration and approval which would be base on case by case. FLOOR - Water resistant detail shall be provided follow mall – standard before any floor finishing provided in any water usage area. - If the raised floor system is designed to provide in kitchen area for the purposes of floor cleaning / water drainage and also to gutter installation , the design / detail and structure have to be submitted to mall – team for further consideration and approval. KITCHEN - OPENED DEMONSTRATION KITCHEN , ( cooking station shall be provided as opened space – concept without any glass panel installed ) Not allow to be heavy – cooking station such as fried / grilled / steamed or else station which may produce lot of smell and smoke. Not allow to locate the cooking counter at shop lease line or at opening for entrance , 2 m. set back is required due to safety purpose. If the cooking counter is needed to be located at lease line , glass panel (as shopfront) is required to provide with graphic for blocking the unproper view from operation.
REV. 3_MAR 2017 | 57 The space in front of cooking counter shall be provided as seating area or corridor for circulation. For opened concept kitchen , min. 20 cm. glass partition is required to provide on – top of cooking counter. More decoration cover the stainless hood is needed , which the finishing could be laminated finishing , back painted glass or even the fine design graphic. Wall in the back of cooking counter or opened kitchen , if the function is designed as cabinet for storage purpose , the cabinet door is required to be provided with the fine door detail for opening instead of any handle or knob. If there is no cabinet provided follow the design or theme , the wall shall be designed and finished with fine detail and material which shall be easy for cleaning such as ceramic tile / mosaic tile / laminated finishing or back painted glass. Cooking counter shall be provide with high quality , nice looking and fashionable material which should be matched with over – all shop design and also easy for cleaning and durable. Seasoning , raw and fresh products shall be arranged properly in fine design container such as stainless / ceramic / glass which all should be the same design set. Which have to be matched in function with counter design and dimension. No plastic basket or else container with poor design provided in this area. Not allow to locate any sink for hand or dish washing at front cooking counter , the location shall be in the back near the wall or else non – obvious location. - ENCLOSED DEMONSTRATION KITCHEN , ( with enclosed wall / glass partition around ) could be provided as 2 options : Enclosed kitchen with 1 – 2 sides of glass panel , the glass panel would be installed on – top of cooking counter , full height to above ceiling. The location could be at shop lease line and facing the glass panel side as shopfront or located in the middle of shop area. For the cooking as fried station shall be set back from the counter – glass panel at shopfront at least 1 m. And for the heavy cooking such as grilled / steamed or baking station shall be located at the backward wall inside. The suggested function behind the counter – glass panel shall be food display / food preparation / other else light cooking or dessert station. More decoration cover the stainless hood is needed , which the finishing could be laminated finishing,back painted glass or even the fine design graphic.
REV. 3_MAR 2017 | 58 CLOSED KITCHEN , enclosed with whole solid wall Kitchen location shall be at the back of shop area. If shopfront width is wider than 8 m. , the closed kitchen shall be located at shopfront – lease line with the max. width of solid wall should not be exceeded 20% of total shopfront width. And the wall shall be provided with fine design and decoration follow shop – design and concept which would also create the nice façade and good ambient to common area around. If shopfront width is less than 8 m. with at least 2 sides facing with mall corridor or located behind mall – glass façade with or without outdoor terrace , shop - kitchen has to be located in the middle of shop area. With the set back space required from shopfront and also to mall – glass façade at least 3 m. for each side and provide as seating area or corridor (shop circulation). ( If there is any proposed design for the kitchen location , to be at shop lease line or else where , the consideration and approval would be made by case based on the actual conditions on – site.) Kitchen – door shall be decorated with fine design and material , the finishing should be harmonious with decoration around. if more flexibility is needed for kitchen – access , the plastic screen with fine design could be provided instead of the kitchen – door. Service door could be provided at shopfront if the total shopfront width is 8 m. and over , the design shall be followed the design guideline. DINING TABLE AND CHAIR - The seating set shall be provided at least 2 different types in shop area. - In Terrace zone , both seating set at indoor or outdoor terrace shall be different from the seating inside shop area. For indoor – terrace (inside mall – building) , the seating set shall be the cozy sofa / couch or armchair , to create the ambient of welcoming as in lobby or foyer space. For outdoor – terrace (outside mall – building) , the seating set shall be wooden or steel set , to create the outdoor ambient. All seating set shall be submitted for further consideration and approval before any purchasing process.

SHOP WITH AREA LOCATED AT MALL – EXTERIOR GLASS FAÇADE ( G , 1st FLOOR ) FOR FASHION SHOP AND OTHER GENERAL CATEGORIES - SHOPS - Window display is required to provide behind mall – glass façade with the nice and impacted design which should be blended and harmonious with over – all project theme. The design shall be provided as : See through type , with no back – drop provided. The activities and shop ambient inside could be seen through mall – glass façade. Partial back – drop type , partial of shop area could be seen through mall – glass façade. Full panel type , with provided enclosed space as window display. Can not see through to shop inside. - Back drop – decorated wall of window display is required to be set back from mall – glass façade at least 60 cm. And provide the content of window display follow seasonal or festival stories. Logo or shop name shall be installed on the back drop with the limitation height of logo or lettering at 60 cm. The design and sizing have to be submitted , the consideration and approval would be followed each mall – condition and regulation. Window display - design shall be composed as the content with mannequin , monitors , lightbox and other else components , to create the related story with product and shop design. Not allow to decorate and provide as advertising , the requested design and content shall be about the message of shop story. Lighting inside window display shall be programmed and provided as everyday – activation with the opening timeline follow mall – condition and regulation. Lighting tone in window display shall be provided as warm white tone only. FOR RESTAURANT AND F&B SHOP - The area which is located behind mall – glass façade , is required for the design as seating area only. If any shop can not provide the design as seating area , the proposed design will be considered more based on each shop – business and function by case. If any shop has the direct access from outside or shop operation period is different from normal mall – operation time such as open before or close after , another shop name or logo could be provided behind glass façade within shop area or shall be

If the glass façade is provided by tenant , glass detail and specification shall be followed each mall – standard. 2. SHOP WITH AREA LOCATED AT MALL – EXTERIOR GLASS FAÇADE ( OTHER FLOORS ) FOR FASHION SHOP AND OTHER GENERAL CATEGORIES – SHOPS , shall provide the space behind glass façade as window display. FOR RESTAURANT AND F&B SHOP , shall provide the space behind glass façade as seating area only. - If any shop can not provide the design as seating area , the proposed design will be considered more based on each shop – business and function by case. - Not allow to install any shop name or any logo behind glass façade.
