PROTECTING YOUR INVESTMENT
The developers of Catarina have produced a special set of Design Guidelines to protect
your investment! This summary gives you an outline of the requirements under the Design Guidelines. The Guidelines are part of a covenant applying to all single residential allotments on the estate to help ensure a commitment to quality and high standards in building design and construction. Setbacks
To protect privacy and increase amenity all dwellings must comply with the Catarina Building Height Plane - a plane projected at an angle of 45° over the land to be built upon, measured at 3.5m above ground level at site boundary. Front setback generally 4.5m with garage setback 5.5m and 1m behind main building. Rear setback of 4m. Side setbacks with one side boundary minimum of 1m and other of minimum 2m.

Roof Design2
Driveways & Parking
Preferred light weight, modern style incorporating open plan living, deep overhangs and screening with generous balconies and terraces. Orientate dwelling towards public streets and open space, with clearly defined main entrance. Flexible shade and shelter elements such as shutters, screens, louvers and pergolas are encouraged.
Articulation
Single crossover no greater than 4.5m wide
at lot line designed to minimise total paved area. Non-coloured concrete driveways and stencil concrete treatments are not permitted. Exposed aggregate, paving and individual surface treatments are encouraged. Minimum of 2 car spaces, with no more than 2 garages visible from the street.

Variety of setbacks from boundary into any one elevation at ground level and upper levels, with selective use of cantilevers of upper levels encouraged. No long, continuous walls greater than 12m in length. Two-storey dwellings designed so that extensive areas of straight two storey walls are avoided.
