As a member of 3 MLS systems, Austin Board of Realtors, Four Rivers (central
Texas) & San Antonio Board of Realtors. Your home will be listed on the appropriate

MLS systems and will be syndicated to 3rd party sites like Realtor.com, Trulia,
Zillow, Homes.com, Homelight, and more.

The biggest strategy is going to be accurately pricing the home to drive the most

traffic. Together we will go over a comparative market analysis (CMA) to determine
list price.



Your home will have professional pictures taken by a real estate

photographer to showcase your property in the best way possible.


We use Drivebuy technology – Interested parties can text a number
and receive the listing information right away, including pictures. I
then capture that lead and can follow up.

Before trying to sell your home, make it a home people will want to

buy. A buyers first impression of a home is crucial. A buyer wants a

clean feeling home that has been well maintained. So spend some

time preparing your home, this will expedite the Days on market of

Unless your prospective buyers are looking for a “fixer-upper” (which

translates to a lower selling price), you’ll want to assess the wear
and tear on your property and address flaws that can lower your

home’s appeal and sales value.


Take a good look around to determine where your current home

needs improvement. Some fixes are mainly cosmetic and you may be

able to them handle on your own; fresh paint, sprucing up the lawn,

updating lighting, replacing doorknobs and the like.


Other problems are more significant and may require item

replacement and/or hiring home maintenance professionals. Issues

concerning heating, plumbing, ventilation and air-conditioning
(HVAC system), mold, water damage, wood rot, the water heater,

gutters, foundation, or roof can all be deal-breakers if left

unaddressed.


Once you’ve taken stock of it all, tackle what matters most. Be

smart. This initial investment of time and money can help generate a
faster sale at a higher price.

STAGING TIPS:



Boost Curb Appeal
Welcome visitors with an inviting porch. A welcome mat, a pot of colorful flowers and if space allows, a bench with some colorful pillows to draw
attention.

Clear Away Clutter
What can you live with out? Most homes have too much furniture, which makes the room look overcrowded and smaller than it actually is.

Float Furniture Away from Walls – If Room Allows
Reposition sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this make the
space more user-friendly, but it will open up the room and make it seem larger.

Musical Furniture
Give yourself permission to move furniture, artwork and accessories. Have an extra chair and a table from the living room? Move it to an area that
would be seen as “wasted space” to create a new hang out. Maybe add a chess board to create a game space or a few books to create a reading nook!

Remove Personal Items
We all love to personalize our homes, but the buyers want to picture themselves in the space. When you have bookcases with family pictures, by
removing the pictures, this will allow you to free up some of the space to de-clutter as well.

Let in the LIGHT
Let the natural light in. Open blinds and pull window panels to the sides. Also make sure your bulb wattage is around the max allowed. There are many
tones of bulb colors from warm to cool hues. Play with what works best for your color scheme.

Create Different Sources of Lighting
Ambient (general) lighting, accent lighting and task lighting are all important. Accent lighting creates an ambiance and will create a welcoming feel.
This could include floor and table lamps as well as wall sconces. Task lighting is a great addition to the space, this would include pendants over the
island and under cabinet lighting in the kitchen and laundry rooms.

Keep it Neutral
If you are re-painting, keep it neutral. Bold and bright wall colors may throw a buyer off. Keep the color on movable items such as art, rugs, pillows and
accessories.

Three’s Company
Mixing the right accessories can make a room more inviting. When it comes to eye- pleasing accessorizing, odd numbers are preferable. Place items
in a triangle type grouping, usually in sets of 3. Scale is important, play with a high, medium and low and change the shape and texture.

Clear off the Counters
You like the convenience of the kitchen appliances and your bathroom products easy accessible but to a buyer it looks cluttered. Stash counter top
items during showings.

Keep Closet and Cabinet Space Organized
Buyers tend to open up closets and cabinets. Do not stuff your storage spaces, it could make the buyer think there is not enough storage space in the
house.

Polish up the Bathrooms
3 easy and cost efficient items to purchase for a bathroom are towels (rolled up, a few baskets and a candle. This will create a polished bathroom and is

Photo Shoot Preparations










1-5 days prior:

❑ Maintain lawn and all landscaping for a neat appearance
❑ Have the house "deep cleaned. Cobwebs, dirty windows, carpet stains, and smudged appliances all show up
clearly in the photographs.
❑ Generally de-clutter the home (photography seems to amplify clutter)
❑ Remove excessive furnishings around the house (lightly furnished homes photograph and show better)
❑ Remove from view all personal photos (which helps depersonalize the home in effort to appeal to potential
❑ Replace any burned-out light bulbs

The day before:

❑ Make a plan for pets to be contained or off premises. Taking the dog for a walk during photography is ideal.

Immediately prior to appointment:

Active/Live Listing!










WHAT TO EXPECT WHEN THE LISTING GOES LIVE:

A live listing means that it has officially been listed in the MLS and be

prepared for showings. We will discuss the showing procedures and
discuss how much notice is necessary to accommodate a showing

request.


YOU NEED TO BE READY TO SHOW AT ANY TIME:

You should get the most traffic in the first two to three weeks after

your house is listed. Today's buyers are excited and competitive. They
may be willing to drop everything in order to see your home the

minute it comes across their screen. As a result, you must be vigilant to

clean your home after every meal and between laundry days. Don't
leave for work, or even a quick trip to the store, without making sure

your home could be toured before you return.


NEAT FREAK

Keeping your house in tip-top shape, especially if you have kids and

pets, is one of the more difficult parts of selling your home. But
remember: Buyers will walk into your house and try to picture living

there. Most people don't have the vision to look past toys scattered

throughout the house, dishes in the sink or pet food spilled on the
floor. It doesn't matter that they probably live the same way.

Going Under Contract







& Option Period





Congrats!
The terms have all been agreed upon and both
parties have signed off.


Once both parties have signed the broker will date the contract
and it becomes an executed contract.



The buyer has most likely negotiated 7-10 days for inspections.
There are home inspections, termite inspections, septic

inspections, AC inspections, and foundation inspections (if
necessary).


If there are any items of concern that come up in the inspection

report, the buyer may request repairs or monetary
compensation. This would be negotiated with in the option

period.


Once we get past the option period, we will request the lender
order the appraisal.


At this point there is a pretty strong confidence that the buyer

will close on the property. However, within the "option period"

the buyer may back out at any time, for any reason and receive
their earnest money back.

The Appraisal













If the home is being financed through a lender, an appraisal

will be required.



Once we get through the option period, The lender will order

an appraisal.



An appraiser will come out and visually inspect the interior

and exterior, and use recent sold comps to provide an

appraisal report which indicates the value they feel the home

is worth.



As your agent I will also provide the appraiser with comps

and emphasize any upgrades.



IF the home does not appraise for the sales price amount, the

difference will have to be negotiated.



If the home appraises for the contract amount or higher this

step has been completed and we move forward to closing.

When To Be Completely






Moved Out













In most cases you will need to be out before the home

closes. At that point the home has transferred possession

and you no longer have any right to be there. You

should move out at least one day prior to closing to make

sure that you get all your stuff out before you hand over


the key.



The Buyer will do a final walk through of property,

usually 1 day before closing or the day of closing, but

before signing the final closing paperwork. The buyer


will expect a clean home, ready for them to move into.



Take everything with you: Unless the buyer specifically

asked for something, take everything with you. Double-

check attics, basements, storage closets, and the garage


for anything you might have missed.





*It is required to keep the Utilities on


through the day of closing.

Preparing for Closing













Buyer Receives Closing Disclosure 3 days prior to


closing - According to the Consumer Financial


Protection Bureau’s final rule, the creditor must


deliver the Closing Disclosure to the consumer at


least three business days prior to the date of

consummation of the transaction.





Buyer Final Walk Through and Acceptance –

Buyer will do a final walk through of property


usually 1 day before closing.





Set a closing time – We will set a time for you to


go to the Title Company and sign the closing

paperwork to Close on your property!

Closing Day












Congratulations!
We have made it to the closing

day. Today is an exciting day as we conclude this


transaction and meet your real estate needs.




Be prepared to sign final paperwork at title company.


Bring Valid I.D.


Allocate roughly 30 minutes to 90 minutes

at the title company to close on the property.





If married; both parties must be present to

sign closing papers.


Be ready to turn in all keys, fobs, key cards, & passwords.




Once the last party signs, it typically can take 30


minutes to 2 hours for the lender to review and


authorize funding. Once the title company

receives the funds from the lender, the property


has then funded. The title company will pay off

the current lender, deduct the closing cost and


pay you the seller proceeds.

pricing. You’ll receive a report that includes closed sales, pending
sales, cancelled or expired listings and new listings and we’ll

evaluate how the market is responding to your price.
