1.0 INTRODUCTION Edelweiss @ Tropicana Gardens, located in Selangor, Malaysia it is a development by Tropicana Corporation Berhad that has received GreenRE Silver Provisional Certification.Next, it includes SOFO and serviced residences with built-up areas ranging from 452 sq ft to 1,111 sq ft, and is expected to be completed in 2024.Besides , Tropicana Edelweiss Serviced Residences cradles holistic lifestyles in an eco-sustainable, safe haven. 6.0 PRINCIPLE 6.1 Reduce pollution To reduce pollution at Edelweiss @ Tropicana Gardens in Petaling Jaya, residents and visitors can use public transport, carpool, or cycle to reduce emissions, while businesses can install EV charging stations and use energy-efficient lighting; waste can be managed through recycling, composting, and reducing single-use plastics, and more green spaces like trees, gardens, or green roofs can be created to improve air quality. Additionally, adopting water-saving systems, solar energy, and organizing community awareness campaigns, cleanups, and stricter government regulations on emissions can help make the area more eco-friendly.
6.2 Conserve resources RAINWATER HARVESTING Encourage rainwater harvesting that will lead to reduction in potable water consumption. The rainwater harvesting system at Tropicana Gardens is designed to collect rainwater from rainwater downpipes of building before entering the rainwater harvesting (RWH) tank. The RWH tank is located at B2 level. The effective tank capacity is 153 m3 . Rainwater is used for landscape irrigation or carpark water tap (general washing). Whenever draught season or dry spell occurs and insufficient water for irrigation or toilet flushing, incoming potable water from water utility company (Air Selangor) will be used to fill in the RWH tank. To maximize water savings, the top up electrode sensor shall be adjusted to provide backup supply of water in the event of demand exceeding rainwater supply whilst ensuring maximum rainwater storage at subsequent rainfalls. 6.0 PRINCIPLE
6.0 PRINCIPLE 6.3 Reduce consumption and waste Condensate Use: Condensate from half of the air handling units (AHUs) is used to refill the air-conditioning make-up water tank on the rooftop. 1. Benefits: This system helps save water and reduces operating costs. It also allows the chillers to work more efficiently since it lowers the temperature of the condenser water, reducing the energy needed for cooling. 2. System Setup: Condensate from the AHUs flows into a common waste pipe, leading to a dedicated recovery tank in the basement. 3. Pumping: A set of pumps (one for operation and one as backup) moves the collected water from the tank to the cooling tower's make-up tank on the roof. 4. 5.Insulation: The pipes and tank are insulated to keep the condensate cool. This setup maximizes efficiency and sustainability for the building’s cooling system. Condensate from different AHU risers will flow by gravity to the respective condensate recovery tanks located in the condensate collection room 1 to 3 at Basement 1 as per schedule below:
6.4 Conserve energy LIGHTING ZONING All individual or enclosed spaces to be individually switched; and the size of individually switched lighting zones shall not exceed 100m² for 90% of the NLA; with switching clearly labeled and easily accessible by building occupants; Provide autosensor controlled lighting in conjunction with daylighting strategy for all perimeter zones and daylit areas; Provide motion sensors or equivalent to complement lighting zoning for at least 25% of Landlord & Common Area. The summary of lighting control strategies applied in Tropicana Gardens Mall is as below: 1) Individually switched lighting zones shall provide flexible lighting options to the occupants, where only occupied spaces needed to be lighted. Zoned lighting coupled with educated awareness to the maintenance team provides great opportunity to save electricity. Edelweiss @ Tropicana Gardens is the seventh and final phase of the award-winning Tropicana Gardens development, an integrated and transit-oriented project located in Tropicana Indah. This phase includes serviced residences, Small Office Flexible Office (SOFO) units, and retail spaces known as Shoppes. The development has achieved significant milestones, including a 100% take-up rate for its residential units and a 60% takeup rate for its Shoppes as of October 2024.
