Welcome to the Property Development Fast Track Workshop, an
intensive, three-day coaching programme delivered personally by
the founders of propertyCEO

Property development has always been viewed as a route to creating
significant wealth, and as a result many people have considered it as a
means of creating additional income or indeed as a full-time profession.

One of the big attractions of development is that it is a highly leveraged
business model, with the developer playing a central role coordinating
an experienced team of professionals. That, and the fact that even a
small development can return a substantial six-figure profit, makes it a
very attractive proposition. And unlike many other property
'strategies', there are no tenants or broken boilers to contend with.

However, property development is inherently risky, and history is
littered with developers that have hit the rocks due to poor decision-
making, inexperience or a lack of education. Just because it's easy to
become a developer, doesn't mean it's easy to be a successful one.

Our job at propertyCEO is do two things for our students. The first is to
reduce risk. No one can remove risk entirely from a development
project, but you should always aim to be able to exit with the shirt still
on your back, i.e. without losing any money. Education allows you to
avoid some of the holes that unsuspecting developers can quite easily
fall down, and given the sums at stake, it really is a false economy not to
invest in your education before you start.

The second thing we do is allow students to see opportunities that they
wouldn't otherwise see. Winning deals shouldn't be about accepting
the lowest profit; it should be about out-bidding the competition
because you can see a way of making more profit than they can. It's also
about finding ways of getting access to deals where there is little or no
competition. Again, it's education that provides this edge.

Why NOW Is The Perfect Time To Develop Property

We are living in uncertain times. A global pandemic that has changed people's lives and working
habits. A global recession that will see many businesses go to the wall, and a huge increase in the
number of unemployed. There's not a great deal to be optimistic about, and surely then a good time
to sit tight and wait for the storms to pass?

That is indeed what the majority of people will do, because uncertainty breeds inaction. But if we
cast our minds back to previous recessions, we can see that there were a group of people who were
able to capitalise on the prevailing conditions. Instead of sitting on their hands, they took action, and

perfect for small-scale developers

Property Developers don't build houses.

Meet The Founders

Ritchie has been involved in property development for over 37 years, and as co- Ritchie Clapson
founder of propertyCEO, he coaches both novice and experienced property
developers how to create substantial returns from small-to-medium scale CEngMIStructE
developments.
 
Ritchie’s development pedigree speaks for itself. A structural engineer by
profession, he’s not only worked on hundreds of new-build, commercial and
industrial conversion projects, he’s also trained and mentored countless
developers and property professionals during his long career in the industry.
 
A business coach, author and strategist, he built up one of the country’s leading
structural engineering firms and was appointed by the government as peer
review engineer for the London 2012 Olympic Stadium.

Ian has over 30 years’ experience in corporate leadership, having led a pan- Ian Child
European business unit for one of the world’s largest private equity companies,
with responsibility for delivering nine-figure annual top-line revenues.

During that time, Ian worked with some of the world's most dynamic organisations,
and learned first-hand how they train their people and their businesses to be
successful.

A passionate advocate and student of mindset coaching, Ian created personalCEO

1. What will I get from the workshop?
You will leave the workshop armed with an understanding of the overall
property development cycle, and an overview of the 8 Pillars system that will

focus on the key elements that most new developers are concerned about;
finding deals, analysing them accurately, sourcing finance, and establishing
credibility despite the lack of previous experience. You will also leave the
workshop with a personalised game plan for moving forward.

2. Will I be trained by Ritchie and Ian?
Yes, the Fast Track Workshop is currently the only place outside the 6-Month
Mentorship Programme where you can get formally trained by Ritchie and Ian.
Unlike many other training companies who outsource key parts of the training
to junior trainers, on this workshop you get trained by the founders of the

4. What time does the workshop start and end each day?
We start at 9.30am each day and end at 5.00pm except the final day when we end
at 4.30pm. There is a 45 minute lunch break plus plenty of comfort breaks
throughout each day.

may need to allow your computer to let the application have access to your
microphone and camera so that you can join, but otherwise it should be very
straightforward.

10. Will you help me find commercial finance for my projects?  
You will be hearing from one of our own commercial broking contacts at the
workshop, plus we'll teach you how you can find funding from other sources.

11. Do I need to have a lot of capital or investment funds to be a developer?
No, we teach you how to find the funding you need to do projects, both from
commercial lenders and from private investors. However it's worth noting that
some lenders may require developers to fund a small proportion of the project
personally. In addition, you'll need some working capital to get your
development brand established, e.g. creating a website, printing business cards
etc. We teach you how to do this very cost-effectively, but it won't be completely
free.

12. How can I work out whether to attend the Fast Track Workshop or to apply
for a place on the Mentorship Programme?
Many students are already aware that they need our Mentoring Programme to
make their development journey as safe and successful as possible, and choose
to skip the Fast Track programme. Others feel confident that armed with the
benefit of the Fast Track training, they can make progress on their own. If you
have any doubts, we suggest you take the Fast Track Workshop initially as it's a
much smaller investment financially. If you then decide to upgrade to a
mentorship place, we will deduct the price you paid for the Workshop from your
fee. That way, you won't have spent any more than had you purchased a
Mentorship place without first going on the Fast Track Workshop.

13. What if I miss any of the sessions?
Taking three days out is a big ask and it's conceivable you may miss some of the
sessions if something crops up unexpectedly. However, after the workshop you
will be given access to a specially compiled workshop recording so not only will
you be able to catch up on any sessions you missed, you will also be able to go back
and refresh your memory on the whole course.

14. Will the workshop be recorded?
Yes, we will record the session, and by attending the workshop you agree to us
being able to do this. Please note that we will not use the recording for any
external marketing purposes. The recording you will receive access to after the
workshop will be a specially compiled version and may not feature your own
workshop group. The full name of attendees shown on any compiled footage is not
disclosed.

15. I work full-time; will this stop me becoming a property developer?
No, it's perfectly possible to run a property development project whilst having a
full time job. That's exactly how many successful developers began. However, it
can be challenging if you have little or no flexibility in your working day. A key
advantage of the workshop is that you can understand exactly what's involved in
development, allowing you to gauge how it could fit around your other priorities.

16. What are the risks associated with property development compared to
other investment strategies?
The first thing you need to know is that there IS risk. Whenever you try and create
wealth you generate risk, whether this is by starting a business, buying stocks and
shares or developing property. We cover risk in detail on the programme, looking
at what risks can affect you, and of course how you can mitigate them. There are
no guarantees in property, however by doing your due diligence you reduce your
risk levels significantly. In our view, property development is less risky than many
other investment strategies because you have much greater control.
